There was a post yesterday or maybe day before about renting your home without a golf cart. Due to Liability issues. Could someone please clarify this. I am thinking of putting ours up for rent this winter and was trying to decide whether to rent with or without golf cart. TYIA

There is always liability if you are renting out your place. I have 2 houses I rent, both with carts. The liability thing is WAY overblown. You should have a good personal liability umbrella anyway - they cost about $7.00 a month per million dollars....

If you are really worried, you can get renter golf cart insurance from the Villages insurance.

Believe me - Golf Cart MAINTENANCE is a much bigger issue. Amazing what can go wrong with a cart when renters are driving it.

My take - good luck renting it without a golf cart.... you will have to drop your price VERY low. Nobody wants a place without one.

Are you sure your personal liability covers you for a golf cart you have rented out? It certainly should cover you if you let a neighbor use it or you let a guest (not a renter) use it. But it does not seem like a personal liability policy would cover business risks.

When we had a business we had a personal liability umbrella but we needed a separate liability policy for things that might happen in our business. Maybe your umbrella is different though.

as a renter, I'll tell you I'd much prefer to find one with a golf cart, rather than rent one without. However, if I were a long-term renter, I would probably buy my own cart, and that may be what has happened in your wife's nephew's place.

As a renter I will also say, not having a cart would not be a deal breaker. Personally, I think the trend will be for more places to be rented without a cart, however a cart will make your place more attractive.

I'm sure the liability issues are manageable.

We use to rent our property with a golf cart, we have not the last three years. We have dropped our rental price based on what it costs for the golf cart rental. We have no problem renting and we pay less sales tax on the rental income.

Call The Villages Insurance. They started writing policies this year covering you when you let a renter use your golf cart.

Another question do those of you who rent with the golf cart put a clause in contract in case any damage is done? Or have them pay a deposit for such damage? I don't know just asking.

Damage to the cart is a minor issue--if you rent and a cart is included and you don't have proper protection you could be sued into bankruptcy

Respectfully disagree that concerns about renting your home with golf cart included are overblown. It's not a problem until the renter (or their grandchildren) get into a serious accident.. You will then likely become a third party in a nasty lawsuit. I also have had no problems renting without a cart.

Can anyone site a case here in TV that the landlord was sued and convicted for liability of their renter in a golf cart accident. Name, Date, Place, Circumstance, Fine, and documented proof. I have never heard of one. Reminder a friend of a friend equals hearsay.

Probably the only people who could do that would be the ones who were sued. And I doubt they would release that information.

What have you got to win vs what have you got to lose--its a no brainer-- a few thousand for a few months rental vs millions in liability if some one gets killed because of your golf cart
