Has anyone seen the very large house on the point of land going out into Lake Miona, the last house on a street of Premiers in Pennecamp?? They are building it now and it is going to be quite a house!! It has a three car plus golf car garage and its' lot is surrounded by water on three sides, so the view is magnificent and such privacy!! I have heard that it has four baths and four bedrooms and that it is a spec house.

Does anyone know whether that is true? It is one of the best, if not THE best lot in all of The Villages in my opinion.

I've heard gossip that it might be the prototype for bigger homes in the new area across 466A. (But it is just TALK)

Friends have just moved into a house very close to it and they are quite curious and amazed at the size and beauty of the setting.

It only has one whopper house on the lot. The street dead ends into the water, no turn around. Gates and fences to houses are not allowed in TV so I don't think that can happen. I think I will buy a lottery ticket, which I do once every ten years. What a house and view, I would like to own it!:MOJE_whot:

I thought I read somewhere that they were going to start building some of the Harmeswood style homes on the south side. I thought it was going to be an entire village though. Maybe this is a test.

and the traffic to see it is as bad as 466 at rush hour, I live across the fence from the BIG house and the traffic dosen't stop until way after dark. I agree that it is a great location. My son and I used fish(in a boat) where that house sits. Oh my how times have changed.

Speaking as an alum, I think his early retirement will be more likely the result of not being able to win football games (especially against OSU) than the relatively minor NCAA violations. However, I doubt that this could really be his house - first, I believe he still owes $4M to West Virginia to get out of his contract and secondly, he is quite young and has relatively young kids at home (he's only 46 years old).

Hope you know where the Premier models are in Pennecamp...

Turn left on the street with the Premier models in Pennecamp and go past the models then continue down that street and keep going toward the lake on your right. I don't have a new map with Pennecamp on it. It is as far as you can go without going into the lake. OH BOY....crummy directions

Does anyone have a map with street names?

I personally hope that Rich Rod stays right where he is at and does not have plans to leave Michigan for TV for many years. As of today it has been 2,289 days since Michigan has beaten the Buckeyes in football:MOJE_whot::MOJE_whot:. I figure with RRod in Ann Arbor it will be at least another 4,000 days before they ever beat the Buckeyes.

Pennecamp Dr to right on Lake Ridge Dr.
Lake Ridge Dr to left on Horizon Run

Took a bike ride to this area today and snapped a couple of photos. I don't know the premier models that well, so, can't tell if it is a standard model or not. Doesn't really look that much bigger than others, but, it certainly is a primo lot/view.

If you look on the sumter county tax appraiser site at sumterpa.com you can start looking at GIS map. For a start you can go to parcel D27M088 for the owners of the land, Most of the parcels around the lake have not been sold as yet.

The house model is a Grandview (http://www.thevillages.com/homes/gallery/premier-homes.asp), the largest of the Premiers, with an extra garage and a pool.
There are three lots on the point, and one of the others has a sold sign on it, so unless the owner of this house bought all three lots, he/she will have some neighbors.
Amazing and fun to watch how fast this house came up. Last year at this time Pennecamp was almost all cow pasture.

when they were bumping out the peninsula, we heard a far higher figure from a veteran real estate agent - unless the 385k is 'one' of the three lots and his figure was for more than one.

keep us briefed

the more anything commands the more the others will appreciate - but the other side of the sword is the tax hike as values rise.

I am not sure how that works. Usually on Sumterpa.com you can't get information until the home is finished and sold. I don't remember ever seeing lot sales recorded in TV. Although that happens all the time everywhere else, I haven't seen that done here in The Villages ever. Nothing is ever recorded until the house is built and finished completely as far as a closing.

Could you explain further?

(they are very wealthy). I believe they said the price of THE LOT was over 300 thousand!!!! They were not ready to build and the "1 year to build" program did not apply to this lot.

I am guessing that if you can pay $300K for the lot, you don't care what the bond costs.

Like they say about the big boats when you go shopping - if you have to ask what it costs, you probably can't afford it.

So now that you can buy a lot ahead of time and they can hold it, than you have to build on it in a certain time? So that is how that works. And the lot price can show up in sumterpa.com? Sorry. I sounded like a know it all and I now am back to my original blonde condition.:shrug::sigh::sigh:

I was down on 2 lifestyle visits --and I was offered a few lots for a designer home (golf course or view sites) I was told I can put down 2500 and pay another 2500 every 3 months for a year and then you need to start building --but at the end of the 12 months If you decide you like a different lot you can switch the money already spent to that new lot but you need to start building immediately ....

I dont know if they consider the property sold or reserved ....

What is interesting is the way the road kind of ends in a cul-de-sac and then continues to where the "subject" house is located. Guess that would allow for a gate? (Isn't there another area over by Spanish Springs that only accepts certain gate cards?)

That's a hard one to compare - there are some in Bridgeport with assessed land value close to $300,000 - but you have to remember that land values have changed, they may have paid more for the "premium lot site". If my memory serves me right some designer homes built on Palmer had lot premiums in the six figures.

I think that this is a VERY desirable location and the house looks different and unusual. The interest point to me is that The Villages doesn't usually DO different and unusual. They just don't do anything in the way of customizing even Premier homes, in my opinion. They have this package or that package but...I have not seen a THREE car garage. Maybe I don't get out much.

Want to know. I am curiouser and curiouser.

I think the first house on the right as you enter Bridgeport of Lake Sumter has a three car garage.

I stand corrected and glad to be. We will be saving our change so we can have one of those someday.(Maybe 2030?) A three car garage would go far to replace our basement up north.

When you go to the website pcri2009 suggested it will list the name of the owners.

Russ maybe they changed since December or the sales people have differnt rules ... I almost put $ down on a golf site and he was giving me a year --

Might also have to do with the month that one is looking --I have been told that sales people get different bonuses in the off months ..

Hope they are still willing in June :beer3:

We were just on a Lifestyle Preview and we were told the same, Russ. Only the lots left over after the most desirable ones are gone can be "reserved" for the year, though we were told the maximum we had to put down was $7500.
Perhaps we misunderstood that part. LOVE reading all the posts. Can't wait to move in 2011! Wish it were tomorrow.:cold:

It just says "Vacant residential. The Villages of Lake Sumter Landing." AND it does look like there are three lots there.

Where are people getting the price of that particular vacant lot?

I say that I have never heard of anything listed in sumterpa.com until the property was closed on.

Before we bought we looked at that unique FSBO home buried deeply and darkly in huge trees in Harmeswood - been on the market for 5 years now.......
Called the owner in orlando
Said no lookee insidee - want it, send a check.
He said the house was free - he wanted .75m and that was the value of the lot.
Funny thing is whatever the perceived value is or was, it's far lower today than when they started.

There's a house on Harley Circle (Bridgeport at Lake Sumter) with 2 double garages + a golf cart garage, 2756 square feet of garage space. That's the largest one I've seen. A house in Harmeswood boasts what I'm pretty sure is the only RV garage in the villlages, plus two other garages, for a total of 2512sf of garage.

From what I've seen, most people with Premiers who want to make major modifications or additions do it after they buy.

Our great rep Jim Mclaughlin said that it was being built for some folks. Lucky folks....NO, hardworking folks if they can afford that lovely home. Hope they are very happy in it.
