Ok. I am a little confused. (well just a little more then usual) I found the thread about cottages interesting but now I don't really understand about cabanas. Is a cabana just another form of court yard Villa? Do they have different yards?

Yes, the cabanas are modeled after the Creekside Villas that the LSVs use. And yes they are basically wood & siding CYVs.

Thanks Army Guy. I have been lurking here a long time yet there is still more to know. I am so thankful for this forum.

I had the same questions about courtyard villa yards, so I checked with my TV realtor and this is what I learned. Neither Keys nor Savannah courtyard villas come with grass lawns. They only come with the non-grass, low maintenance exteriors. You can't special order a grass lawn, and he told me that you aren't allowed to plant grass (my guess is that there is a deed restriction - but I didn't ask him how they control it). The Cabana villas do come with a grass lawn, which you can see if you go to the TV website, click on Homes, then on New Home Gallery, then on Cabana Villas, then on Slideshow. Good luck!

Thanks from me too Army Guy. Donna2, I am with you. I get confused about the various names, models, and am finally catching on to the abbrevations LSV, etc. Thanks to TOTV (see I AM learning)...I will be able to speak village-speak when we finally move there. Seriously, TOTV has been a treasure trove of info. Thanks to all you patient TVers who answer our posts.

Salpal, this might help you understand the various models.

This will take you to the site of Lyle Gant, a realtor who advertises on this forum.

There are two things you should look at:
1. The Villages Model Floor Plans and VT's
2. The Villages Models X-Ref

I hope this helps.

collie, I don't think your Realtor told you right. There are PLENTY of CYV neighborhoods with grass yards. I went through my deed cov this morning and there is nothing against it. Yes, you do have to apply through the ARC to do landscaping in front, but have not ever seen a grass restriction. It is just that most people that by CYVs want 0% maintenance. I know besides having a fenced backyard for our dog, that was also the main reason. So with most doing that TV just builds them with the pine straw cuase they know most will rip up and put rock down.

AG, I hear what you are saying, and agree that there are many pre-owned CYV's available with grass lawns. What I meant to say was you can't buy a new CYV with a grass lawn, unless you purchase a Cabana Villa. The Keys and Savannah CYV's don't have a grass lawn option. That's the word from two different realtors in TV, so I'm pretty sure it's true.
