Are there multiple banks at the Villages to check for competitive mortgage rates?

There are banks aplenty -- BofA, SunTrust, Colonial, Wachovia and so on. Several along 466 and 441 -- all convenient. TV will try to steer you to Citizen's. The advantage is they really do close on time and are the most efficient I've ever seen. They also are usually about 1/4 point higher than the average.

I'm also sure that if you look around, you'll find some mortgage brokers who can frequently find even better rates but are not as efficient and, if you're purchasing a new home, might create problems in closing on time.

I do know of some people who used Citizen's and then refied after the closing. I also know of one couple who started with their bank up north, had some problems and switched to Citizen's, who managed to close them within the 30-day period although they had less than 10 days to get all the documentation needed. It is a very well-oiled machine.

When we shopped for a mortgage we went to a number of banks. None had an on site loan officer. We had to deal with someone over the telephone. We went to Citizens, spoke to a real person and their rates were in line. Since we closed on our new home before the sale of our old home, they have a program to redo your mortgage. The cost is around $230.00. Keep Citizens in mind.

I own two homes there and have done one refi. I shopped for rates with several banks. Found that Suntrust and BB&T had 1/4 point better then Citizens. However I also found Citizens had a few other advantages that made the quarter % not an issue. They are very efficient as mentioned. The free checking, the ATM's at every postal center, and the many local offices made the difference. So check with others, but look at the total package.
