Villa or Designer???

Moving to TV in 2011 and wanting to build new:a040: Can I get some opinions on how to get more privacy? Villa or designer? Well, designer beyond the obvious of having to pay $100M to as high as $160M for a super premium lot. We're willing to spend extra, but not in that range. Any ideas? And again, I'd like to say how very helpful all of the posts are in so many aspects. Can't wait to meet some of the great people that live there! Thanks so much!:)
To add to my question: Is it easy to hear another's conversations if they are on their lanai in the villa setting?
Thanks for reminding me that we cannot build our villa, if that's our final choice. We have to take what is out there with no interior choices, correct?

You can't build a new villa. They are only offered for sale after the villa neighborhood is built out.

Villas do offer more privacy because of the walls.

I copied a very good post by lk2rdhd about his priorities for location:

1. Golf course lot. BUT, not close to a cart path and not where I could be hit by golf balls. So a very small percentage of lots. And this is what I bought in TV.
2. Preserve or water view, BUT one that did not lose it's water or get really low during a dry season. Very few meet this criteria.
3. Back to a street, BUT a very non busy street. Not a street that even is a feeder street in a neighborhood. And not a Morse, Buena Vista, Bailey Trail, Odell Circle, Canal street or any main street. These will get worse over time as the build out continues.
4. Cul-de-sac lot with offset lanais. So a larger lot, offset and distance between homes. My rental home in TV.
5. Patio Villa. Having the lanai in front is not a bad option at all. Offers more privacy, street usually not so busy, and front yard views where places are usually better landscaped. Issue for me was size and garage space.
6. A water view where it less predictable.
7. A golf course lot where I may get hit once in a while with a ball, still away from the cart path.
8. A busier street, but still not a through street
9. Another development where I can afford something in the 1 through 4 range.


I would add a designer that backs up to a villa wall. Especially if those villas had front lanais thereby minimizing the noise in the back of the villa.
