Hi everyone,
As I sit here in my cube in Detroit (well, for now at least - I work for GM), I can't help but keep thinking about where that 4th "Town Center" might go. I've been combing the boards and one knowledgeable person thought it might be near the 470 exit off the turnpike. I'm looking to buy in the Fenney area so the speculation about where a new town center might go is very interesting. Does anyone have any speculation where it might go and why?

Just down the road from EPCOT at WDW there is some unbuilt land. :D Should be golf cart accessible by 2029 - believe me!

There will be a new turnpike exit at County Road 468 (https://www.sumtercountyfl.gov/AgendaModule/AI952/CR%20468%20turnpike_948_1040_952_1046.pdf), so my best guess would be somewhere just off that road.

I find it funny that I am not the only one that scans this site for news of what's happening in the villages. (As I sit at my desk and watch my students as they are testing) We bought in Fenney last November. We get down there every school break that we can. Exciting times down in the southern region of The Villages. You will not be disappointed where ever you wind up purchasing!

I am absolutely definitely 100% positive the new town center will be south of route 470 and a few miles east of Sumterville.
If anyone doubts me, look at the google map for that area. It is perfect, with very few existing buildings. One of the maps put out by TV shows they have two roads like Morse and Buena Vista planned thru that area.

They're not building an exchange on 468, that was taken off the table two years ago, your link was from 2004. They have already started clearing land and putting entrance roads in on both sides of the Turnpike at Warm Springs for retail and other commercial projects.

You bashers just don't give up do you, thinking you will scare people from buying down here. This place is going nuts with buyers. Even re-sales if priced where they should be are sold in a matter of days, there are a lot of people already moving into their second new homes down here and profiting very well on their re-sales. They opened the Fenney Way round-about today and there is now a steady stream of traffic from one end to the other, it's a very impressive entrance. 501 is also opened as of today and that will take a lot of truck traffic off of 301. Almost all of the land along 468/Warm Springs is zoned commercial and there are for-sale signs on just about every acre which will bring in little shopping plazas, maybe an urgent care, small independent restaurants, etc, etc. There is a lot of opportunity down here for entrepreneurs, if I was younger I would be right in there with them.

To answer the original poster's question....I thought I read somewhere that the 4th town square was going to be in Southern Oaks. East of Southern Oaks will be the Village of West Lake. This will be pretty close (within a mile or two I believe) of South Leesburg, in or around Okahumpka.
I do not know this for sure....just trying to help. I personally think that in the next few years, the middle of The Villages will be Brownwood.
Whether or not you like Fenney is a moot point. The Villages continues to get better and better. I personally like Fenney....it has a different "vibe". I'm sure all of the new areas will also have a different hard to describe vibe.
I personally like how The Villages evolves....the different areas ARE different, just like every one of us are different. It would be boring if all of us were the same, and if The Villages was all one monolithic sameness.
Be happy where you are, and allow others who like something different to be happy where they choose to be. Life is good, we are very blessed, and bashing only demeans the basher.
I think all of us will be amazed in 5 years or so.

We live north of 466 and love it there. We took a ride down to Fenny recently and thought it was very nice. If we were younger and did not have a Villages home and were looking to buy, Fenny would be a very good option. In my opinion, the area needs another town square and a couple of Championship golf courses, and it will be as good as any place in the Villages. Don't know where the next town square will be, but there is no doubt the developers will have one built sooner rather than later, they know what it takes to provide a lifestyle that sells homes.

I'm more curious about what the theme will be! Alaska in Florida? The Rocky Mountains? Appalachia?

The real question is where are they going to build the 4th town center. The real question should be "with all the new growth, where are they going to build the 5th and 6th town centers ??????" Maybe they could make Disney World the 5th or 6th town center with a very long cart path to get there.

Here is the problem as I see it. The Dixie Limestone company, and the federal Pen are in the perfect locations for town square number 4. However, I doubt either is moving.. So it almost has to be Southeast towards leesburg, or south Near Sumterville. IF they could get Dixie Limestone to sell, that would be a great location, and provide a Lake for Caribbean theme I want to see - a beach included!

well hi all, I did see that the villages assured sumpter county that the 4th town square, will be in THAT county. so check county lines that will narrow it. also I think the square will be somewhere above 470, to and south of 468. can"t see them putting town square at edge of property.

Sumter county goes far south of 470 and most of the land north of 470 is already planed. They also own a lot of land in Coleman but I think that's too far west of where most of the building is going on, you never know.

If you are going to buy in Fenney, you better hurry, because everything is almost all sold out according to people who have that knowledge. There is also Desoto which is next to Fenney.

I understand that the developer has bought a parcel or perhaps parcels of land to the south and east of Fenny that are as large as the current Villages. The speculation is that The Villages will eventually double in size. I don't know that a new town square will be built to accommodate Fenny, McClure and DeSoto as they are less than three miles from Brownwood. I always thought it odd that the distance between Spanish Springs town Square and LSL is about three miles and the distance from LSL to brownwood is about eight miles. At the time it was built, Brownwood was the edge of The Villages. That also made no sense to me. Now I'm thinking that the next town square will be located eight miles southeast of Brownwood and it won't be built for a long time. Fenny will be about half way between Brownwood and the new town square. But we won't see any of that until the land three to four miles south of Fenny is filled in. I don't see that happening until they finish with the villages between Fenny and Brownwood.

I drove 501 South of Warm Springs down to 470 this evening and they have a ton of land down there, it just goes on forever. I know I'll not live long enough to see everything built up and I'm just talking west of the Turnpike. I have no idea where a new square will be but I will say that it's a pretty good hike from 470 up to Paddock Square. It might be built south of 470 or east of the Turnpike, who knows. One thing for sure, there will be enough homes to support it wherever it is.

That really is too far south for hubby and me. Unless we were going to the airport more frequently, this southern location just does not work for us.
Not bashing the location but just wondering if there are any big box stores and restaurants close to the southern end? I'm referring to stores that we see on the 441/27 corridor and the 466 corridor in the main part of The Villages. Is it a safe assumption there will be corridors similar to these in the years to come for the folks down south?

I agree that it will likely not be super close to the Fenney area. I'm sure that once the bridges are put in and golf cart access is opened, they are counting on the Fenney area residents to use and consider Brownwood as their primary town square for shopping, dining, and entertainment. It's likely no accident that the golf cart trail and bridges "land" right in the parking lot of Brownwood. It's the same concept they use at theme parks where you have to walk through the souvenir shop to get out once you exit an attraction/ride. Look at the route you have to take by cart to get from south of Lake Sumter to get to Spanish Springs town square - takes you right into Lake Sumter Landing first and then out and over the bridge to Spanish Springs. May as well stop for lunch or an ice cream on the way - or at least that's the theory.
Speculation is the key word in this thread. Interesting but really doesn't answer any questions. I speculate as to whether or not they will stay with the town square layout or change it up to something else.

I heard from a source that occasionally interacts with members of Morse family that the 4th town center may not be square, but might be round in its design.

You might be right but it can depend on what type of electric cart you buy. We bought an electric cart with lithium batteries so it has about a 100 mile range. That should do us even though we live in Fenney. But we also have a second gas cart just in case. Wonder how many 2 cart families there are in Fenney? Maybe we're jumping the gun a little. Come one connectivity.

I think there is no question that another town square would be welcomed, but if it is built, I hope they do a better job than what they did at Brownwood. The entertainment area is too small, the concrete surface is extremely rough and not great for dancing. They could have made the surface similar to Sumter Landing, and added the rough surfaces at the perimeter to obtain the look they wanted.

Living in Fenney is probably a great way to enjoy retirement and it’s true you can get a lot more bang for your buck when buying, but to me it’s like living in the middle of nowhere. We bought in the middle of Spanish Springs and Lake Sumter Landing to enjoy the villages lifestyle. I’m looking forward to the day when I can drive my golf cart to Fenny and play a round of golf. I think that may happen in a couple of years.

I wouldn't hold my breath. There is clearly way to many vacancies in Brownwood for them to start another Town Square. However, with all the new major construction in Brownwood (Hotel, medical specialty center, apts ) it will probably start to finally fill up. I wouldn't be surprised if they start a new one in 4 yrs about May 2, 2023, 8 am will be the first groundbreaking with opening Dec 1, 2025, with a tree lighting ceremony, Rocky and the Rollers and cheerleaders. Oh, I almost forgot its first establishments will be: Citizens Bank, Movie Theater ( if they still exist then), The Villages Greeting center, Villages Box office and Golf cart garage (Electric only). This will be followed closely by Red Sauce and Panera Bread. Next will be Subway, Gaters, and Starbucks. I'd go into more detail but I don't want to give away any more priority information.
