We intend to expand our Lanai and have a screen room, (birdcage) built. Can anyone recommend reliable contractors? We are thinking about Randa Services, T & A Construction, or Gingerich Construction. Thanks.

Please look at my posting on bird cage installation. We quoted 3 different companies. White Alum. wanted a deposit, us to pay for sprinkler head moving and pay the concrete people individually. We went with Quality Screen & Alum. Blake Keedy phone# 352-326-9090. He required no money at all until the job was complete and we were happy with the job. His work and the guys that worked for him were fantastic. The quality (we found out from the Building Inspector) went way beyond what was required. We are so happy with his work and would recommend him to anyone.

You did not mention T&D Concrete. They are the best company we have ever dealt with for any construction project we've done in five different homes.
Go to the search box, put in their name, and read dozens of similar glowing recommendations. Good luck on your project!

Long story short, I would strongly suggest you DO NOT use Randa Services. I have heard great things about T&D but have no personal experience.

Just finished our increased lanai and birdcage this month. Love it. They come back often to check on progressing work.
T & D recently extended and enclosed our lanai and also added a golf cart garage. We are very pleased with their work. They were here to work when they said that they would be and essentially finished the job within the time frame that was stated at the beginning. The supervisor of our project, Jim, was always available to answer our questions and amenable to any changes that we wanted. All in all a good business experience.
My neighbor used T & D and could not be happier. They did the work on time, were especially neat, and the quality of work cannot be questioned. My neighbor had a small concern when the job was completed and they were paid in full. They came back immediately and took care of his concern. I don't believe you can ask for more than that.

We just had our birdcage done with extensive concrete work. Blake, who has Quality Aluminum, couldn't have been better. He had multiple suggestions of what would and wouldn't work. He suggested moving gutters and was really great in knowing what would work in our irregular CY villa lot. We love it!! We couldn't be happier with the job that Blake and Quality Aluminum did. No down payment and pymt only when the job was complete and we were happy. Nothing had to be redone....except adding a doggie door!!! I could not recommend him more highly. Great job and very, very pleased!!!!!

We just completed ours last week. We had Kilcrease. They did a great job. Our birdcage had to be built on an angle due to the shape of our homesite, I was a bit skeptical but looks really good. They also did the gutters. No payment is made until it is complete and you are satisfied.

The phone number for Blake at Quality Aluminum is 352-326-9090. If there isn't an answer, if you leave a voice mail, he will get back to you. We are still pleased with our birdcage.

T & D enclosed our lanai with glass sliders. It was seamless from start to finish. I can't say enough good things. The price was reasonable, and the work was top notch. Jim, our construction supervisor, was here every step of the way. They showed up when they said, and the work was finished on schedule. I would use them again in a heartbeat.

At the top of this page is a large ad for Jerome's General Contractors.. He has been a sponsor of this forum for two years. He has a long long list of satisfied customers.
It is advertisers like Jerome's that keep this forum up and running. We highly suggest that our members patronize as many sponsors as possible. At least get an estimate from them.

We are in the process of getting a quote from Jerome. While I obviously can't comment on workmanship, etc. at this point in the process, I can comment on the bid process, which is outstanding. Jerome first came to our house (exactly on time) and listened to what our general ideas were. He came back 2 days later with a person skilled in Computer Aided Design. He had developed a 3D drawing on the laptop of our project that allowed us to visualize exactly what it would look like. We were able to on the spot work with them and change window sizes, placement and styles and immediately see what it would look like. When we had finally had a design that we were happy with, Jerome took all the new information and we know that his quote will be based on exactly what we want. We've had several other contractors out for a quote and no one (including T&D) provided such a service. I was impressed with his professionalism. If he can come up with a quote within our budget, we'll almost certainly go with him.

Anyone have experience with Elite Lifestyles? Thanks
Two years ago my siser in a CYV extended her lanai into a full-season roon with glass and a separate air conditioner. She used Elite and was completely satisfied with the job. Elite was not the cheapest but in hindsight, my sister has said that she'd use them again.

Blackburn Construction is wonderful. We had our lanai enclosed with glass doors and the total job took only 3 weeks. They are very reliable, very reasonable and easy to get when you need to talk to someone.

Elite lifestyles does offer a quality product...but from my experience and by talking to others, you wil pay at least 2-3 times what another contractor can offer.
NJ Blue..glad you had a good experience with Jeromes...we had bids from them and what turned me off was when the estimator... when pressed for details on the type of construction they would use... all he would say is we will build to code or better. Everyone will tell you that but few will explain what that means. We did not like the fact that they originally were planning to use the old aluminum frames (from the screened in lanai) to install new glass windows. They finally changed the estimate but only after being questioned about the framing process...and we al know that the window amy be able to withstand 110 mph winds but if the frames are not properly prepared to hold the windows......you have a disaster on your hands.
Look when you get 3-4 estimates for a job.....it all comes down to Recommended contractors PLUS and MORESO who do you have a good feeling about. Its not always the lowest price and to be honest with you I would never suggest someone slect a contractor based on Lowest price....but the price should be reasonable and in the ballpark of others.
REPUTATION...is what its all about !!!

We've used Whites Aluminum for two birdcages and one glassed lanai. We've been happy with their work.
As a TOTV member, I did call Jerome's. In total, we had 4 estimates. Jerome's was twice as much as the cheapest bid and 1/3 more than the T&D bid. We were called every day by Jerome's to remind us that the bid was only good for 30 days from the date of the estimate and that there were not many more open days left! We were not given the laptop presentation and felt that our questions were not answered to our satisfaction. We were also told that they would build to code, so not to worry. T&D answered all questions to our satisfaction so we went with them even though they were not the lowest bid. We are extremely satisfied with the work and would highly recommend them as we had an overall good experience with them.

Does anyone have experience with change the guest bathrooms to have a jetted tub instead of a regular one? I am so amazed that all the designer homes don't offer a bathroom with both a shower and soaking tub (with jetted tub option). Almost every single other 55+ housing community seems to understand the concept of a spa bathroom at any level. We're looking at Stoneybrook Villas and also Jasmine or Begonia in the designer homes.
Would love to know if anyone has done this, approximate costs, and who you're contractor was.

Despite the many glowing reviews of T&D, I must say that I am very disappointed in how they are bidding (or rather, not bidding) our project. We had them (the additions/birdcage people, not the pool and spa part of T&D) come out 2 1/2 weeks ago on a Wednesday. We were told that he would work on the quote and get it to us by Friday or first thing the next week. As of the following Wednesday, I still had heard nothing so I called. I was told that the glass company had not yet responded with what a particular window would cost and that they would email the company and find out what was taking so long. The following Wednesday I called again, they said they still hadn't heard from the glass company. I asked if they could give me their quote for everything but that window and just provide their estimate for upper and lower bound for the window. They said they would. I'm still waiting.
For a company that has received so many rave reviews, I can't understand the lack of professionalism on their part in getting a quote to me and communicating with me the reason for any delays. If it weren't for the positive reviews I've heard about them, I would have scratched them from the list of contenders long ago.
Has anyone else had this problem with them? How about once they start a job? Do they give you a run around about getting it completed in a reasonable time frame?

I can't imagine they would work on a Sunday unless they were swamped with projects or fallen behind because of the weather. I wonder if this could explain why you're experiencing what you are? Just wondering!

They quoted me quickly and started the job on time with no money down and completed the job as scheduled. I am not in TV but my property manager said the job looks good and appears to be completed. I e-mailed them over the weekend and they responded this morning indicating they would bill me as soon as they had the building inspectors sign off. We will see it next weekend when we are in TV. Will update this after I arrive.
