I am a single person who would be perfectly happy with a one bedroom and bath type house. My friends and family tell me they would definitely come to visit me when I move to TV, nessitating a need for an addition bedroom and bath to accomodate them.
I was wondering if the great members of this forum can share their experience with how often do they receive visitors whether they be family or friends.

Joe,
I don't think there are any 1 bed/bath homes in TV anyway. 2/2 is the smallest I've seen. But someone else will have to answer the visitor question.

There are some lovely 1B, 1B villas on the north side of TV. But today you can probably buy 2B, 2B for a reasonable price and be safe.

Agree that there are 1/1 North of 466. When wife and I said we were buying in TV, and friends, relatives said they would visit. We told them nicely that we were not running a "B & B" in our retirement and that we would be happy to suggest what area Hotels they could stay at during their visit! And yes we did buy a 2/2 CYV, and that second bedroom........it is our Home Theater that the wife and I always wanted.

Hi 2B,
This one is probably a bit hard to generalize. I suspect answers would vary quite a bit, depending on individual circumstances. We've only owned a home in TV since Oct., don't live there FT and have had parents visit once, friends visit once, and other friends down coming in April, for just one day (they are staying in Orlando). Keep in mind, though, that my parents live in Boca Raton and our visitor friends live in Atlanta, only about a seven hour drive.
I'm with AG. I don't know that I would feel obliged to purchase more house than I wanted to accomodate casual visitors. There are nice hotels in TV and many nearby. If you mean children and grandchildren, that's a different story. :)

I thought of a 1B/1Bath villa when I moved here and I am so glad I didn't do it. I have a 2B/2Bath and it is so much better. I was also told that the resale of a 1B/1Bath is very poor and I have seen that in the neighborhood where I live. There are at least 2 with For Sale signs that have been there for a few years while the 2B/2Baths sell in no time. Also, with no cellars I'm sure you will appreciate the extra bedroom and closet.

I just didn't see any new ones being built or in the model lineup. Maybe they stopped this model?

You will get soooooooo many visitors you wont believe it. We've had company from Pa. in and out for the past 2 weeks. A guest bedroom in a must, as is a guest bath.

I agree with rshoffer. You will suddenly have mega friends. And they will sweetly ask "what week would be good for you?" This is our third winter. We usually have five or six lots of visitors. They are very generous, take care of themselves, and treat us royally. We enjoy showing off The Villages. And then we enjoy hearing the door close behind them.
We just moved from a two bedroom to a three bedroom home so we can have a permanent guest room with bathroom plus a den/mancave/third guest bedroom.
So I would respectfully suggest that you would be much happier with a 2/2 than a 1/1. Don't forget, if you decide you need a larger home, it is expensive to move!!

I have to agree with the 2B/2B. I am single but have an "older" 2B/2B designer with split bedrooms. I love it- while my friends are respectful not to "welcome themselves" when I am in the TV I did have 2 sets of friends come last year for stays and it worked well. The bedroom and bathroom where they stayed is at one end of the house and my bed/bath at the other so they had their privacy and I had mine. I have my desk in the second bedroom so when I don't have guests (which is most of the time) it is my "office". The second bedroom has a Murphy bed that folds up into the wall (it came with the house) so it makes it easier to use as an office.
I would definitely suggest 2B/2B, with the split bedroom design if possible- makes everyone more at ease.

We've been here about 2-1/2 yrs. Bought 3 BR/2B home so we would have room for company. When we first got here, I was told you have to have a daily appt book so you can keep up with all the activities---well, the first year we were here, it was more like a hotel reservation book--who was coming -when, etc. Has slowed down some but we don't mind it at all----Love to have our family and close friends come as often as they want. Love sharing the Villages with them.

We have friends from Canada who have visited regularly for the past three winters. On this trip, they bought a house in The Bubble. They are so excited and I'm so happy for them.
So sometimes your visitors will turn into neighbours!

The first friends we had to visit us in TV are now looking for a home there, too! :clap2:

Attitudes about visitors are obviously all over the map. We don't live in TV, though we will be there on an LSP in April. We do live on a recreational lake in Missouri, and though it is just my wife and I, we have five bedrooms and three and a half baths, for the express purpose of having friends and family visit. Our children and grandchildren all live in the area, but we also have many friends that come for weekend, and occaisionally week long visits - and we love it. We would not purchase in TV unless we were certain that we would have loads of company, life is a fun thing to share. As to the economics of the transaction, though TV is different from places where I was in the real estate business, my educated guess is that a one bedroom one bath would be much less desireable for resale. I agree that with no basement, the extra space would be highly valued.

One of my friends who visited last year ended up buying a house while visiting. She said it was just the kind of place she and her husband were looking to retire to. It is nice when friends become "neighbors".

we expect to have friends and family visit, and also hope to be invited to visit them. Several couples we know are currently looking for retirement homes, and I am sure they will not all end up in The Villages. We think that's fine, always fun to travel ourselves. One already has a summer cottage in northern Wisconsin (still working) and we plan to visit them this summer. Another couple may end up in Tennessee as that will be a day's drive to where their kids live. We're looking forward to friends living in other retirement (or non-retirement) communities. We think the Villages is the best for us, but variety is the spice of life!
We will encourage them to rent their own golf cart for the weekend/week. I've also decided it's too generous (except for our kids/grandkids) for us to offer to pick them up at an airport if they're not driving. Once was enough of that. They can rent a car or take the shuttle - I'll be happy to pick them up at either Spanish Springs or Lake Sumter Landing!

We get visitors often, but we welcome them with open arms! If you are the type that likes to host guests, I don't ever see you having trouble filling that extra room. I also think that two Br hold value better for resale.

I want to thank eveyone who replied to my post. I determined that I will need a 2b/2b home, preferably a villa. I would like to move only once so it is important to me to get it right the first time. The posts that mentioned resale value is something I never would have thought of. Very insightful.
Right now, I am in a holding pattern as I wait for my condo to sell. I am anxious to become part of TV. I think TOTV is extremely informative and entertaining. For now, I am living vicariously through this site as it makes me feel that I am closer to being in the TV.
I am looking forward to the day when I can meet the TOTV members at Crispers.
Thank You and God Bless.
