View Full Version : Harston Trail in the Village of Amelia

Would any of the good folks at TV be familiar with the "nature setting" in back of 2046 Harston Trail in the Village of Amelia? Hubby sent a link to me yesterday, showing a home for sale with a "spectacular elevated view", "nature setting" on a cul de sac site. It seems to be a short ride to Lake Sumter Landing Market Square to the north and Colony Plaza to the south.
We've never seen such an elevated site while researching a home to buy in TV. Would those folks familiar with this area please explain if this is perhaps privately owned by someone other than TV......or is it set aside for future developement with more homes to be built......or is it a "greenbelt" which will remain natural. We are not familiar at all with the location of Harston Trail or what is on the "other side" of it. Is there a highway beyond that grassy area? Many thanks in advance to whomever might care to help us out with this question. Is The Villages really that hilly? We do know that the Mount Dora area is hilly, for Florida.

That view is very pretty right now, but the future of it might be uncertain. You can see it on Google Earth, or if it is a resale, go to sumterpa.com and type in the address and then go to map. They have an ariel view of each property.
P.S. When you go to sumterpa.com type in the number and just the word harston. Do not type Harston Trail. That site only works with the first word in the street address.

That Sumter County Property Appraiser site was most helpful; something to be saved for future use as well. Your assistance is always appreciated and in this case invaluable.
It does look like a farm indeed. Wonder if there is some plan for a shopping center or will the owners hold on to their land? The elevated view was amazing....like nothing I've seen at TV. Thank you.

That property is right behind my house too and that is precisely why I bought this location. It is private property, not part of TV, and used to be a horse farm. It is my understanding that it is owned by six families that are inter-related. It is zoned for six residential dwellings and is highly unlikely to be rezoned for anything else. They currently have 2 or 3 horses that roam the wooded area and some of the visiting grandchildren in TV feed them carrots over the fence with the owners permission. I seldom hear any noise from them and it is a fairly large property. The woods with the Spanish moss are dense and beautiful. It's an idyllic setting. CR100 does run on the other side of the property but it is not widely used and I never hear any traffic noise. You might occasionally hear a rooster in the late morning but I think even they are retired as they don't seem to wake up until about 10:00 a.m. Harston Trail is behind my home and my backyard neighbors have become good friends. It's a lovely neighborhood with friendly people. You are close to LSL and the postal station and pool are within walking distance.

Hello and thank you for painting such a pretty picture which echos the listing information that my husband had forwarded to me. It appears to be a very special location with privacy out back.
Our three grandchildren would indeed enjoy feeding carrots to the horses, being raised in rural Vermont. Our soon to be daughter in law was raised on a ranch in Oregon and grew up with horses. We will be attending our son's wedding in Colorado this summer,however, do plan a visit to TV next winter upon retirement.
Is the drop off from the back of the Villages homes as steep as the photos appeared? Again, thank you for your response.

Yes, that view is why we moved there, a few houses down from the home for sale. You do get used to the rooster, who seems to wake up often during the day. Now there is two down sides that you should know about. For awhile, but not much lately, there is someone trying to learn the bass guitar, usually late at night with the amp wide open. There are also dogs back there that may get into your garbage.
Bottom line, a great neighborhood, with a social club which puts on a gathering a month.

My backyard borders a horse farm .I live on Arbella Loop off of harston trail.It's absolutely beautiful.I wake up some mornings and there's a big owl drying himself off in the early morning sun in a tree right outside my window..I have ducks walking around my bird feeders .There are bluebirds ,cardinals,finches,bluejays and many other birds constantly at my feeders.The horses and a goat come to the fence and we feed them apples & carrots!!All this is the reason we bought the home we have now.I know most people move three times in the time they live in the villages but we believe we've found a setting that would be crazy to move away from. I've talked to the owner of the farm behind me and he told me the property has been in his family for 65 years and has no intention of ever selling.He's in his 40's and believes he has some great neighbors who tend to turn out the lights early and are very quiet so why would he move. If someone is lucky enough to find property in this neighborhood for sale I would highly recommend it.Peace & quiet..with all the privacy you could ever expect in a community where most have "kissing lanais"" How can you beat it!!:0000000000luvmyhors

Can't believe it! We bought a home in December in TV. Have stayed there for six nights and determined the one car plus golf cart garage is not going to do it. I've been looking at that exact same house. What a view! I grew up on a farm, so having trees and nothing behind me is what I'm looking for. But now we have to sell our house in TV before I can look anymore. Good luck. Let us know what you decide. :wave:

You also have confirmed that it is a great spot to retire to, within TV.
When my husband sent the link to me, it was like nothing I had ever seen while researching the various neighborhoods.
Hopefully, there will still be some homes to look at in that vicinity when we retire end of this year and are able to visit in person next springtime after putting our Vermont home on the market for sale.

Hello! You will probably get first dibs on that home or any other in that particular neighborhood way before we ever get down for a lifestyle visit.
But it's nice for us to get a feel for the area and the various neighborhoods.
That view is one in a million, for sure. Good luck in selling your home.
Being so close, you can move faster than we could , based on selling a house in Vermont at the moment. Just doing preliminary research to get a general idea prior to choosing an "area" in TV.
Is Lake Sumter Landing or the shopping and restaurants really a golf cart ride from that Harston Trail? How many miles would you say? How many minutes in a golf cart? Ditto for Colony Shopping Plaza??? Miles? Minutes?

Yes, Lake Sumter Landing with all it has to offer, including Sweet Bay Market, is a 10 min. golf cart ride (maybe 2 miles) and Colony Plaza with Publix Market and a fabulous Japanese restaurant is perhaps 12 min. or maybe 3 miles. Everything along and south of 466 is golf cart assesible and what a fun way to traverse TV. Don't forget the Polo fields.
If you find a home backing up to the farm property I'd strongly recommend you find a way to secure it ASAP. This is a premium location unlike any other I'm aware of here in paradise.

Good to know the distances. It's difficult to guage it from the big street map I purchased from the Mercantile store.
Since you are very familiar with the area, how big in feet is the "drop off" from the back of those homes bordering the trail down to the actual horse farm area? It's commonplace for Florida to be flat but this looks like the house is quite "elevated" above the pasture land or woods. Any clue at all?

Wow. Do you think we will get part of the commission for promoting it?
When my husband sent me the link to the house, I thought he had used PhotoShop to enhance the back view........but it did say "elevated view" and then I wondered if they took the photo from the roof??? Basically, TV is pretty flat although I do realize Mount Dora is hilly so the general region might also have hills.
We've come to the conclusion that we'd look at the end of a cul de sac or someplace where there is nothing in the back of the house........this particular neighborhood seems to have a lot going for it in that respect.
Nice input from various residents of that area have confirmed that it would be a place to look. The Villages is a good option for our retirement but we still have not definitely decided whether to just winter there or keep a primary full time home there. We still love mid coast Maine and Vermont but it has been an extremely cold snowy winter...........with a wonderful early spring........so we've been flipping and flopping; don't want to rush into buying anything just yet.
Was just reading some posts on snakes !!!!!! I would assume they are down there with the horses?
But not venomous? No poisonous snakes in The Villages?
I was reading something from the University of Florida that said they eat the rodents. Which led me to the alligators traveling through the irrigation areas from the golf courses to the backyards??? A lot more research has to be done on all areas of TV before we decide on which exact spot...........but everyone has been great.

The ONLY thing that I was afraid of in buying by the farm was having no guarantee that the farm wouldn't be sold "in the future" and all the beauty and serenity would be taken away for the very reason I bought with the farm in the back. If there is a resale of a house that backs up to the farm, the farm would add terrific value to the house, but then, there is no guarantee that the farm wouldn't be offered a good deal by some hungry developer. I opted not to buy there for the "fear factor".

But I wonder, why is the listing price $20,000. below the purchase price (in 2008) for a unique lot? The housing crisis had already started in 2008...so the price paid then should have been less than it would have been earlier. So that leads to another question...are the listing prices of the houses now below the original prices and if so, why?

This is the first "elevated" lot we had ever seen in TV, coming from Vermont where everything is elevated in one way or another in the Green Mountain State. Mostly every street is hilly; not much is flat.
However, other neighbors seem to know the farm owners who claim they will never sell. I valued their opinions.
My husband's concern was that perhaps a Walmart could end up in our backyard or the delivery zone with trucks, etc. for a chain restaurant. One never knows.
This is why we are trying to do some research before coming down for a lifestyle visit. Everyone has been helpful....however, no one has yet replied as to whether that "back view" is truly elevated and how many feet lower than the house in question?........or the street in question, I should say.
While he concerns himself with future commercial development in the rear of the home, I wonder about nuisance critters. Thanks for your input Carla.

It's listed and viewable on the villages web site. Pre owned homes in Amelia. PS sale is Pending TOTV should probably get a commission on this one. Def a beautiful view location.

My house is pretty much on the same plain as the farm..I'm pretty sure that most if not all are also on the same level...I wouldn't worry about commercial zoning back there it's a residential area! Come on down and let the fun begin!!

Curious to see if any of you in that particular area of Amelia hear the Saturday night activities at the micro-racetrack?
We can usually hear it outside on the lanai and maybe some Sat night we will venture over there to watch the races.

Apparently he & his wife miss the family in kentucky too much and choose not to stay in the villages.This hous is coming up on 1 year old and is an excellent find for anyone seeking privacy in their backyard.The address is 463 Arbella Loop in the village of amelia ..off harston trail!! It's an "At Ease" cottage..I have no idea what they're looking to get for it.Good luck to those looking !!
