park in the early 70's and in the early 80's convinced his son H. Gary
Morse to join him and help run his enterprise. The Villages concept
was born!!

Printed this out and stored in my Villages data file.
This is something that can be shown to friends, to give them an idea of how much is available to people in TV.
Only seeing how beautiful TV is, will surely help to convince people to move to paradise.

If there are 9000 tee times per day it adds up to a lot more than the (stated) 125,000 rounds played in 09.

This is what I was looking at:

Champioship Rounds in 2009 = 67,000
Executive Rounds in 2009 = 58,000

No matter how you look at it, a lot of golf is played here.

I wonder what the maximum number of tee times would be if every one was filled and every one was played?

Some of us just have a deeper need to know, based on individual experience.
It is more usual than not, for the source to be provided with such information.
Has nothing to do with the subject matter or the presenter....just a reasonable expectation.

Interesting data. If accurate and at the current build rate of 200 per month, the remaing approx. 15,000 homes will be complete in a little over 6 years. However, I expect that with more and more boomers retiring and with an improving economy, the pace will pick up and buildout will occur sooner than that.

Here is one piece of data that I question:
2,417,193 sq feet of retail. The plan is for 2.7 million sq feet
This implies that less than 300,000 sq ft remain to be developed. I think this is way low given that all of Brownwood and its associated mall is yet to be developed.

TV must make an annual report to the Sumter County Planning Board. Included in this report is any acquisition of new land or options to buy new land. As of the latest report that is online (May 2009), they said that they have not acquired any new land or options. Of course this is not to say that they won't in the future, but one would think that if they had visions of expanding their footprint that they would be making that move by now or in the near future since the land would have to be contiguous to existing land.

The real money-making machine for the Morse family -- now and for the foreseeable future -- is the commercial property. They fill up all the houses with financially-comfortable retirees and just sit back as they spend their money in all of the stores, restaurants and health care facilities! Brilliant concept. No place else like TV in the entire world.

The amount of information that is available supposedly from the secretary at La Zamora is staggering. Who could conceive one person able to give out all those statistics without having gone through all the channels necessary to clear the process. Surely, some of that info would not be cleared for mass consumption?

Villages covers 26,000 acreas / 40 square miles
15 miles North to South
8 miles East to West
15 times 8 is 120 square miles. Even assuming uneven edges, 40 square miles is low I think.
