Hi Everyone,
My wife and I put a deposit on a piece of dirt in the Pennecamp Village on May 6. We have up to a year to get our home here in VA listed and sold and a new one built down there and moved. We would like to meet some people who live in this village and possibly meet you in person if and when we come back down there. Our lot is on Eldridge Loop. My name is Greg and my wife is Vicki.

We just contracted to buy a home in Buttonwood, in the section that abuts with Pennecamp. We will be neighbors. We are on Valley Oak Street.

There is a yellow house already built across the street and up a couple of lots. I think the house number was something like 1963 or 1969 or something like that. All we know about ours is that it is lot no 63.

We also just signed a contract for our new home in Pennecamp! Our home sold fairly quickly in Atlanta area so our furniture is in storage and we are renting in Amelia for three months. We love TV! Looking forward to meeting our new neighbors. TOTV is a great site and so full of information. Thanks! We're the O'Connors.

I'm happy to hear that your home sold fairly quickly. We're hoping that ours does also, but we really hate the thought of moving twice, but I guess that once you've eliminated all the "stuff" you don't absolutely need it wouldn't be so bad. We've been living here for almost 18 years, so we've accumulated a lot of things that are not going to Florida.

We were in GA 30 years (with Belgium for 3) .... Lots of stuff to purge ....
Downsizing is refreshing! We'll have more to dispose of once we move in and find out our old things just won't work in our new home. We'll definitely have an eclectic home.

My husband and I have been looking at the Bonita models in Pennecamp Village. I suspect we will end up there. Really excited about it.

TOTV has been an excellent resource for me .... Bill and I are SO excited to finally be down here! Can't wait for our Pennecamp house closing and getting settled. But this "build" time gives us an opportunity to get the lay of the land. We had lots of tv commercials for TV in Atlanta and I would tell everyone that they really are true and, in fact, is better!

New models coming out in June for all series. For example I know there is going to be a frame and vinyl version of the Begonia and the Iris. I'm sure there will be others.

Is there any problem with termites if you get a frame and vinyl and has there been any problems with hurricanes with them?

We bought our dirt in Pennecamp April 22. It is unit 165, lot 62. Our address is 1986 Eldridge Loop. Yours must be somewhere near there. We plan to build a Begonia as soon as our home here in Texas sells. Let us know your exact lot number and we can see how close we will be. We already met our new neighbors to the rear. They have already moved in and seem to be great people. We look forward to making your acquaintance. Let us know.

You are right next door! Our lot number is 63. We also plan to build as soon as our house here in VA sells. We're thinking either Begonia or Gardenia, whichever one has the golf cart garage. We have not met anyone in the area yet. This is as close as we've come. We're really looking forward to this and hope everything goes smoothly.

Our names are Mike and Julie Mitchell and we also bought "a piece of dirt" in Pennecamp back in January. We are in section 169, lot 48. I believe our address will be 1748 Pennecamp Dr. We can't wait to meet all of you!!! Our plan is to begin building in late August. We are moving from Fairfax VA. If anyone who lives there already would be willing to take and post some pictures that would be GREAT! When we purchased our lot there was almost nothing there and now I understand it is pretty well built.
We are planning on building a Gardenia, but I understand that there may be some new models coming out so we'll see if anything works even better for us than the Gardenia.
Can't wait to meet everyone. We are already planning a neighborhood "Christmas Party":MOJE_whot:

If you are getting a golf garage, it is probably a Begonia like ours. What colors are you considering? We hope ours will be light gray. The couple behind you on lot 73 are from up east somewhere, They plan to be in TV about 7 months a year and up north the rest of the year. This is according to Chuck and Mary who live behind us on corner lot 74. They seem like really nice people. They also plan to stay only 7 month. Our sales agent told us a lot of people start that way but become full-time in a few years. They are retired school teachers. So are we. It sounds like you are in the same boat are we are, waiting for the house to sell. We are getting quite a bit of traffic but no offers yet. We cannot wait to meet both of you. We haven't even got our house listed yet. Just had a realtor come by to get some info and will get back to us by Friday about what price we should be asking for our house. We're having another one come by tomorrow and we'll decide between the two as to which one we want to list with.
It's good to hear from all the folks moving into our neighborhood. We'll know each other before we even get a chance to really know each other. My name is Greg Trump and my wife's name is Vicki. We're getting ready to have a yard sale Saturday. If we can get rid of a bunch of stuff then, it will make things a lot easier. We'll have to have several more sales before we are ready to move.
We have no idea what color we want and we don't even know what is available. We haven't picked out anything yet except the lot and probably the house.
Chuck, are you going to leave the Begonia as it sits? I'm thinking I would like to have it flipped because, the sun sets in the west. That would put the guest rooms on the west side and the master on the east side. Have you thought about that?

My understanding is your house will have a right driveway. I was told there was no choice in that. We chose our site because the sun would be on the lanai in the morning and the shaded for the afternoon. North is almost straight out of our garages. Just a little to the right of straight. Straight out would be NNW. That means the sun sits so that both of our lanai get shade in the summer evening.

We wanted a lot that definitely did not have the garage facing west. That evening sun shining into the garage we have now is absolutely not something I wanted to have on the next house. I didn't know there was no choice in how the house sat on the lot. I guess we may have to just learn to live with the sun on the master side in the evenings. I also didn't want a garage facing west because when the wind blows, it usually blows west to east and where we live now, there are leaves and all kinds of other stuff that blows into the garage. Probably won't have to worry much about leaves in TV, but there's still other stuff that the wind picks up and blows.

Yes you can not decide L or R garage. But if you want the lanai on the garage side in the same size house as a Begonia you can choose an Iris which also has the inside golf car garage. Begonia is opposite garage/lanai, Iris is same side garage/lanai.
We went with the Begonia since we have a Left driveway but need a right side lanai to best utilize our lot dimensions.

Yeah Russ, the Iris does look like it might work. For some reason, we were thinking it was a bit smaller, but it looks like it might actually be larger. The thing we REALLY like about the Begonia is the double master closets. Of course, we've never had that, so we might be able to get by with only one. Also, I noticed that the Iris has a closet in the 3rd bedroom and the Begonia doesn't, which is why it is called a den. I'll have to talk to my wife and see what she thinks.

You can stretch the Begonia forward 2 feet and get a closet if you have the room on the lot. Not too expensive.
Note you can also extend either by 2 feet on the off garage side which is what we did.

I did a rough calculation and I think we might have just about 2 feet. Would we be able to extend the garage too, do you know? Our lot is 60 x 90 and I calculated the extreme dimensions of the house to be 47'9" wide and 57'8" long. If we add 2' to the length, that would make it 59'8" That would be tight wouldn't it? What do you think? You've certainly seen more of these going up than I have. Thanks for the tip BTW.

Best bet is to get the lot map and those little cut outs the agent gives you. They give you 1/8 scale (1 inch = 8 feet) cut outs of the house models with all the extensions possible. That is what we did to determine what type of extension plus what type of extended birdcage/pool we can add later.
Your agent will be the best one to ask about these specifics.

Since you seem to have gone through the "stretch" process, do you know if the dashed lines on the home cut-outs are the wall lines or if they are used as the "cutting lines" and the solid ones are the wall lines? Did you use this cut-out to determine the fit on your lot plan?

We're joining you in the Village of Pennecamp in the near future. We put a deposit on Lot #96, 2170 Markridge Loop and will start building our Gardenia when our house sells here in Attleboro MA. (Hi Russ, we live on the Norton line). We have been sorting, purging and preparing for listing our house next week and hoping someone wants an inground pool in the northeast. Really looking forward to coming down. We were on the lifestyle visit May 6-12 and stayed for a week last year with friends in the Village of Ashland. This website's information has been invaluable to us for the past year. We're Nancy & Ray LaRue and are looking forward to meeting you all.

When i was piciing a lot and house we had a situation with the left versus right aspect of positioning things. Our sales agent, Cherrie StClair placed a call to the design team, proposed the possibility of reversing the side of the driveway, they reviewed the drawings and approved her request. That may be an option to consider. We changed the house model subsequently but the adjusted driveway position stayed the same and it is just like we wanted. Might try that angle..

Not a h*** of a lot of money to do this, and I love the extra light, especially as this added windoww faces east, so it's morning light.

What size lot did you go with? I like a larger lot for an extension on the lanai. However, it has a lot more upkeep which is a concern for the months that we are not there.

Just read your message. Sounds like Deja-vu. We just vinished building on Pennecamp dr. We bought the lot in Jan same senerio as you and had a home in Chester Va that we had to sell. All fell into place, we started building the end of Mar and will close tomorrow, June 1. The home is beautiful, the service was great, we have rented a place for a week waiting to get into our new home and truly love the experience here in TV.

I have been in the homes of my fiends too.
Which house would I chose.....I am pondering that very dilemma as we work to get this house ready here to sell.
I love the Gardenia/Camellia in every way except the other two bedrooms are really too small. Our sweet daughter lives with us and we have the great big master suite and she has a much smaller bedroom. She doesn't complain but I don't think I like that. I am glad that the plan can be extended to enlarge the other bedrooms.
If we sell this house in Ohio and the house in Hadley, then we may consider a Williamsburg, which is the Gardenia/Camellia that is a little larger in the Premier series. I also like the only new Premier model of late, The Atlanta. It is the Lantana made larger.

My husband and I are also from Roanoke and have just signed a contract to build in Pennecamp! We got our house under contract (north county) in 11 days so we're on the fast track to get there. We're probably looking at late September before our house is completed. We're on Percival Way and are building an Iris plan.
It's great to know folks from home will be around. We're looking forward to getting to know you!

Just to update my post in May.
We are closing on July 29th on a 3 bdrm Bonita style house in Pennecamp Village. It's on Needlewood Ln. We'll be part-timers for now, but knowing we can come down is such a sweet idea.
Good luck to all you new owners, too.
Maybe we'll meet some day.
