I noticed they have not really developed the area between SR44 and the turnpike. Is there a reason they are currently only selling houses south of the turnpike? I'll be buying next year hopefully and wondering what new area/Village will be built in the next six months to a year.

I am in exactly the same position. Retired 2 months ago. Put house up for sale 2 weeks ago. Will rent while having something built when we get there. But where is the next area to be developed???

There are many nice established neighborhoods, and these already have access to all of the amenities, you might want to look at resales. IMHO, contact both a Villages sales agent and a MLS sales agent and see what is available for resale you may well be plesently surprised. Also, as i have mentioned before, be cautious about "water view" lots, these demand a significant premium, and in general you have NO control of the view you will have in the future.

Deluna was announced to begin now which is north of Marsh Landing and will connect to Rt. 301 south of the Turnpike.

On the east side of Morse and south of 44 they are putting in the infrastructure for a neighborhood and beginning the build for the bridge over 44. I think that is where the Village of Chitty Chatty is going in. Terrible name but great location. Not sure when they will sell lots there, but probably after DeLuna. Your Villages realtor can keep you informed on the progress.

+1 for studying the aerial/drone photo's.
Area's with streets and walls going up will be next available.
Area's where they are putting in road beds and burying infra structure will be next (3-6 mo?)
Area's with large piles of dirt compacting the soil will be later (6-12 mo?)
Date ranges above are relative guesses from the aerial photo's and drone video's I've seen.

We already have owners who were born on the last years of the baby boomer generation.
That is '63 or '64 depending upon which definition of boomer you use.

Obviously building an international airport is too expensive even for the Morse family, so they will continue to build to the south, and in about ten years, will finalize the Village of MCO around the airport.

We think it would be kinda cool to live in Chitty Chatty. The name is much better than Fernandina or Winifred, in our humble opinion.

There is history in this name. Chitty Chatty Creek runs through the center of Continental CC across the street

Cute name, wonder if there is any native american or early explorer connection to the creek/swamp it is named after?
I think it is also cool they name streets after employees. Not sure how they earn the honor. My rep showed me where the street that will be named after her will be.

I guess to clarify my initial question, what spot of Village will be next ? I think Linden is the newest village. Do you think they will head south from there or back up toward Brown wood or Rohan?

Monarch Grove is the newest Villages that construction has started on. Marsh Bend is still growing and will continue from there north to DeLuna.
Chitty Chatty and Bradford as well as what ever the call the villages south of Brownwood and the other north of DeLuna that abuts US301.
After that should be the Village of West Lakes.
Then finally move south of Monarch Grove.
The have a lot of irons in the fire.
This is all based on my observations from the air of the progress of construction in the various area.

A rumor is that the developer has bought enough land to the south of TV to double the current size of The Villages. If it get's us closer to the turnpike, Disney and the airport that might be my next move. of course it might mean an hour's drive to get to my Friday morning Beatlemaniacs meeting.

That is a good observation.
Many of our rivers and lakes have Native American names. Like Japanese names, NA names usually have 3-5 syllables and each syllable is consonant-vowel.
That is why these names sound very pleasing, unlike European names that have syllables that are consonant-vowel-consonant.

Another iron in the fire Don, todays paper announced the okay to start on 166 acres near the Red/Gray fox golf courses in Fenney. This should be an interesting one in not knowing how they are going to refigure the 301/468 intersection and beyond through coleman.

It'll mean you need to create a NEW Beatlemaniacs club on the southern end of the Villages. You could present it to Disney and see if they want to make a new theme park out of it, called the Yellow Submarine. They could have a band wearing Sgt. Pepper uniforms walking the streets, and one of the theme rides would be a submarine tour through a sea (complete with a walrus on the beach). You'd have to walk down Penny Lane to get there of course.

The real news for that area is what commercial properties are going to be built at the 301/468 intersection. All has been very quiet on this property but work is progressing quickly.
Coleman has two choices; grow or die. If they decide to embrace the growth around them and cater to the needs of a growing community they will also grow and prosper with it. If they want to stick their heads in the sand and hate The Villages and the people that are moving to this sections of Florida then the 301 corridor will thrive and they will wither and die as a community. My guess is that they will be like Wildwood, kicking and screaming how they hate The Villages and saying it's not a good fit for their community, until they realize the huge tax windfall they will be receiving and have to do next to nothing for the residents to receive it, like Wildwood is now doing.

If someone would have opened a pizza or sub shop in Coleman 2 years ago they would have had a thriving business. There are signs on homes there stating "No More Villages" so there is at least a little resistance going on.

It will be interesting to see what Carrot TV dangles to get people to move that far out. There are still 5 discounted houses for sale in Fenney. That is WAY out there..... You can make the argument to those in Monarch Grove that there will be another Town square south of them, but not these people....

Probably the old timers that are happy with the status quo. They will be close to the industrial park and I read somewhere that they are putting up apartments somewhere along 301 in Coleman, maybe that will help keep the next generation in their hometown. I also read in the Daily Sun that Sumter county has one of the highest rates of unemployment in the state which is a little confusing with all of the growth going on within the county.
