Ok, so I haven't been keeping up with all the latest news but the last time we went down to Brownwood I saw the latest development of apartments. Holy cow! I went into the sales office to get some information and they had NOTHING!. What's up with that? After that whole place fills up do you think we will be able to get a table at any restaurant in Brownwood or a seat at the square? In my opinion this place is getting way over developed.

Since the Lofts are still in stick mode, with first building just adding third floor, rec center and pool, early stages.
So giving out info for when they will be available might be a guess.
As far as the Lofts causing the 9ish restaurants not have table ability in high season, 2-3 years down the road, when the lofts will be filled, maybe but then more restaurants maybe in the works that the general public has no idea.
But not just those close to Brownwood use the square. Many travel from all over TV to listen to their favorite entertainment.
When we came in 07, LSL was newer and had very little to do. We traveled to SS for most things. I am in awe on how this place has Changed since 07, and look forward to all that is still to come.
The only worry I have is not what the Villages builds, is how long I have to enjoy it.

Having experienced TV growing more than 3 times it's size in 15 years the only advice I can offer the OP is ....put the worry beads away...there has not been, there is not and will not be a problem.

More people means we will have more restaurants. There is still plenty of land to develop in Brownwood. More options for us to enjoy.

Economics 101: supply equals demand. There are many vacant storefronts in Brownwood and many who would love to open a new restaurant if there is enough demand to support it.

I am sure the Village Developer has done due diligence regarding the lofts at Brownwood. Most likely feedback from their marketing and sales force shows demand for this type of housing in The Villages. Brownwood has not developed as quickly as Lake Sumter Landing or Spanish Springs, however, look for an explosion of new businesses with the lofts and connection of Brownwood to the Villages being developed south of State Route 44. It will be fun to watch.

I have lived in areas that are stagnant or declining. It's not good. I for one am quite happy to be living in an area that is desireable and growing.

The Developer is building commercial space in Brownwood in anticipation of demand as "Fenney" continues to grow and the apartments near completion. Hopefully this is a smart move and there will be more merchants and restaurants for us all to enjoy!!

They are calling the Brownwood apartments age restricted. Really? And who is enforcing that restriction?

The very nice people who take your DL, take your pic, give you your ID, add you to the system, that 20% can be under 55, but older than 19

Traders and Costco are the ones who determine if they want to open here. The lack of large business and our age demographic don’t match their target markets.
Starbucks and Panera would be direct competition to Dunkin and McAlister so these are highly unlikely in Brownwood.
