Hello Village Friends! My family is looking at The Villages!! Can you tell me - are the roofs made of concrete tiles or something else? We have some experience on the Florida Atlantic coast and like the concrete roofs there.

Hip roofs can be lower cost to insure.

Some tile roofs, also metal roofs.

Call the sales office, my understanding, the deed restrictions actually state shingled roof, I believe the roofs mentioned above are on commercial buildings. I have heard, third hand, that metal roofs that LOOK LIKE SHINGLES are being allowed by ARC, but I would really double check on this. I do not recall seeing any newer homes with anything other than shingles. Good luck with your quest.

All new homes here are asphalt architectural shingles. Some of the homes have a small portion of "accent" standing ridge metal roofing...but that is a smaller portion of the roof and not the whole roof.
Yes, hip roofs are typically less expensive to insure. They must be 90% or more hip to get credit.

Village of Caroline a few metal roofs, when we bought our home we were told our home was one of 6 homes with tile, not counting villas.
