We are heading down tomorrow to look at some houses for sale ,ours sold after 2 years on the market and a $50,000.00 reduction. We are looking for a preowned.Can not wait to buy and move down to The Villages, have cash if anyone knows of a ranch for sale for around $150,000.00.

If you've read very much on this site, you probably already know this - that you will need both a Villages realtor (for Villages-listed pre-owned homes) and a MLS agent (for non-Villages listed pre-owned homes). Schedule different days - they won't be showing you the same homes.

You might consider buying new as we did. At todays interest rates, reported this morning the lowest since the 50's, you could make a very large down payment and mortage it for 30 years if you wish and have a very low payment and get more house than you could have got for 150k. We made a large down payment and mortaged for 30 years. I feel more relaxed knowing I have the money in savings earning interest, that could be used for an emergency or could even pay off the house if we choose. We will never live long enough to pay it off, but that's what our kids will do to split it after we're gone. We bought new for several reasons although didn't rule out pre-owned, but this way there was no negotiating and this sped up the process and were able to close in 30 days. Just my opinion and worked for us.

Congrats for selling in this market. Welcome to TV. IMO do not rush, look around, you are now on the side of the table with the leverage :)

Congratulations on selling your house! You must be very excited as you travel to the Villages. We bought last year and anxious to start living our dream as you are. We looked at pre-owned homes as well, but decided on a beautiful villa. It is perfect for us as we have a dog and it has a large yard. There is something for everyones taste and I am sure the perfect one is sitting waiting for you. Have fun in shopping around. Hope to meet you soon!!!

Sonny & Karen, congratulations...I strongly recommend renting for up to one year. It will take that long to know what you really like. Best of all you can enjoy yourself, easily get an inexpensive rental and not be hassled with a hurried decision during that time. Have carefree fun your first year here! I wish I had done that.

Glad you were able to sell your home. Pre-owned homes here, much like people in your old hood, have reduced their home prices too. Don't be afraid to make a lowball offer. There may be a home where the kids don't want to mess with the inheritance. $$$$ is all they're interested in.
Once you get here remember TOTV members meet at Crispers at 3 pm on the 3rd Friday of each month.

Renting a place would be a very good idea. The summer rates are 1/3 of the winter and you can really explore the areas. Remember the pre-owned if they are older don't have a bond or at least a reduced bond. New have a full bond and it is significant to the overall cost of a house. The village realators will gloss right over that issue.
A house near us was recently rented for several months while new folks looked and bought a house here. They even stored furniture in the garage toward the end of the rental time as they were stagging to move into their new home.
We sort of did that as we were fulltime RVers before we bought here. We stayed at a nearby RV park for three months while we went through the searching, closing and moving in phases.
In any event take it nice and easy enjoy the process. It's a great place to live.
