Looking for someone interested in providing a private mortgage $125k. Terms could be 4%, 5 year balloon with a 30 year amortization or something similar. Mortgage provider would be the only lien holder on the property. This is for a small commercial property located just outside the villages. Excellent credit rating and both Village residents. If you have excellent credit why don't you go to a bank?

I don't you will find investment money at 4%. Maybe 7% or 8% or lower with a small % of the business.

It doesn't hurt to ask, but 4 percent is way too low. It probably should be at least 8 percent. Have you tried the SBA loan guarantee process through a bank?
