While it is kind of expensive, it would be one of the best deals for a property in that price range that I have noticed in several years of looking and dreaming. I wonder if you could get a guest pass?

No, there is a distance limit for guest passes, you must live at least 25 miles away, if I recall correctly.

That home is on the Morse Compound, the 2700 acres they own in the middle. I posted a couple of weeks ago about that home and another they sold a while back on another thread, here's link.

For less than an additional $150K, you can buy a resale home in The Villages just for its resident pass :-)

That is incorrect. You may only get in area guest passes for children and grandchildren and their spouses within the tri-county area of Lake, Marion and Sumter Counties. If you have friends or other relatives in the tri-county area, they may not have guest passes.

If you get a guest pass for a child or grandchild living in the surroundingthree counties you must also accompany the pass holder to any event where they use the pass.

I would think, or believe, if you're buying a home on the Morse Compound then you're a Villages resident. Unless they have deleted the requirement of no children under 19, then they would be a non-resident. That's up to the seller since they are part of the family.

They're on 466, I've copied my post from two weeks ago on another thread about those two homes on Morse Compound. One sold last year and the other is on the market now.

A couple of years ago on a similar thread I posted about a home for sale on the Morse Compound, it was off 466 across from Bridgeport at Laurel Valley. It came with 10 acres and stables and had everything and they were asking $4 million. It sold for $2.6 million to the investment firm owner Fross. Here's what it looked like

There's another home for sale right now on the Morse Compound, this one is a little cheaper and smaller. This one comes with 6 acres plus you have the option of buying 4 more acres for $225K. They're asking $1.3 million, I don't see a pool on this one, where on the other the home wrapped around the pool. There's a link below

It's on private land. Not in The Villages means that. So, under the District rules, outside The Villages, no amenities. Since the property is not owned by "The Developer" he would have no say in offering amenities, and the current owner can't give them to you either. You can go to the Squares just like anyone else who lives nearby. If you want the amenities, there are premier homes homes that come up on the market inside The Villages.

You can buy a 5 acre parcel in Chatham Estates for $500,000 and put up a $800,000 house and have everything brand new with 2 passes for the same money.

Some properties are not under district rules. Chatham acres one example. It’s not in district 4, but enjoys all THE AMENITIES

You honestly believe that the Developer and family that live in the compound don't have access to amenities? Not sure they would have a reason to use them but also not sure who would call them out on it if they did.

Maybe the buyer could negotiate for the amenity to dine in the developer's private dining room. I hear their food is pretty good.

The "Market Room" is available to anyone as long as they bring along at least 19 friends to dine with them :-)

The private dining is above Red Sauce and the restaurant is The Anger. The food and service are excellent.
