In the daily sun today it stated the developer plans to build 60,000 additional homes south of 470 in land that has been purchased. So the 60,000 or so south of 44 in Southern Oaks plus the 60,000 south of 470 means almost doubling the size of The Villages.

New area is DeLuna, many homes in Monarch Grove and Linden still available. Also, still building in Marsh Bend. Depends on your price point. Look on the villages website at all the available homes. Good luck.

Thanks for the quick reply. I am constantly using TV app looking at all properties. I just have a feeling we’ll end up in a new home south of 44. We can’t make a move ($$$) until we sell our home here in California. I know what is available now, will not be available in the spring, probably will be the earliest we can buy a new home there. I understand that there is always groundbreaking going on there but any info on the near future that would be available this spring. It’s all about timing, right?

Info is available on the Villages app. What info you see is what we see. Reps have very little lead time on building. Sorry like most you have to wait until you get here, unless you want to buy lot and build sight unseen. We have bought two home before the House was completed

One major drawback on homes south of 44 are the lack of places to eat, shop, etc. This will take years to work out. Do you have the time to wait for that? If so then go ahead and buy your dream home. If you want infrastructure already in place then consider the many preowned home that are currently for sale for various reasons.

Sell your home 1st, then come down & buy with cash money. you will save bigtime, by avoiding mortages & other fees. they moved us in within a week, & till then we stayed @ a rental villa, discounted price.

the way they build around here that plaza will be up in no time. until then i drive a whole 4 miles to get what i need. in no way a deterrent unless you live by golf cart only

We have a grocery, and plaza 5 minutes by cart, and yet I don’t shop there. We drive 15 minutes to Fresh Market on Tuesday sale day. The rest of my groceries are delivered at my front door.

DeLuna is north of Marsh Bend and it is close to the turnpike. Chitty Chatty will be east of Morse and just south of 44. Not sure when they will begin building there, infrastructure going in now. Lots of options you can see at the Villages website. There is a map.

By Spring Chitty Chatty should be up and selling, the neighborhood pool is about complete in that village. It will be the first one on the other side of the Turnpike and once they put the bridge across 44 that village will have golf car access to shopping.

What do you mean. There are probably 15 restaurants within 10 minutes of the Warm Springs & 501 intersection. It's less than 5 miles to Paddock Square or Lake Deaton Plaza, and it's worth driving 5 miles to live down here. There are tons of acres devoted to commercial building that they are currently working on and just announced another 1.5 million square feet of commercial space south of 470. This is going to have everything, just give it some time and in the mean time drive 10 minutes and you'll have lots of dining options.

Actually, since there are about 60,000 homes north of 44, it would be more like tripling it (if the numbers you cited are accurate)

If you are referring to the proposed Magnolia Plaza opposite the Everglades RC. then builders need to pull their fingers out.
Passed there last week, groundwork seems under, way but not a living soul on site.
Wife and I walked the Hogeye Preserve Pathway, which I recommend to all, and the noise from the Turnpike could be heard right back to the nearby houses.
Many say you get used to the noise, but paying for some of those larger properties, I say, why should you have to get used to the traffic noise.
It is loud.

I won't give up the source, but about 10 months ago, we (a number of us at a meeting) heard that The Villages was about 1/3 as big as it's going to be.

That is 300 homes a month 3600 a year, it will take them 16.67 years to build. supply and demand will lower the resale prices.

Not all of the villages down here are near the Turnpike. I have a home in Fenney as well as Monarch Grove and you cannot hear the Turnpike from either one of them. Chatty Chatty will be even further from the Turnpike. The limestone excavation is not caves, where do you get this information? The Coleman prison is not a concern and has been talked about on this forum many times, no one has ever escaped from that federal prison and they are now building much further away from it than 2 years ago.. This is SOOOO True. At the moment TV is mainly US citizens. Some of us from the other side of the pond have heard of you, and over time so will more. When doing my research I noted that TV has a enough land and programme to continue building (I think I read in one of the county minutes they have permissions through to c2043) well into the 2030's/40's.
So I agree that there is space and a demand. All the time TV is a cross between an adult Disney and Centre Parks it will be a huge success, that will extend worldwide and not be US centric. This will be great for the TV as people like me come over, pay mega high taxes (compared to UK), don't get a vote or a right to stay longer than 6 months, but we do get the sunshine - something really lacking over here. TV get our £ € $ which subsidise the services for those lucky enough to enjoy life in Florida all year round. With a world market it also means supply will stay high, sales and rentals will be great, and you have no fears. Besides does it matter if your HOME is worth $1m or $100k? its you home first and foremost, and only really has a value the day you sell it.

We put a deposit down ($10k) for a designer home in Marsh Bend, first week of November. We have our designer meeting booked for first week of March (deposit 10% less $10k) and our home will be ready sometime between June and August - depending on whether we add a pool or not. With this in mind if you saw your perfect LOT then go for it, in the knowledge that you have circa 8/9 months before you can move in - which gives you 8/9 months to sell your home.
We put our deposit down the day that Everglades opened so Edna's was packed and being used as an overflow car park\coach pick up\drop off. There was a lot of construction going on so we made a point of standing in silence (hard for me) to listen for the background noise, freeway, Edna's at lunch time, builders etc. Now maybe too much heavy metel in my youth, maybe the fact we live in London so lots of noise polution, but for us we didn't have any issues with noise and thought it was nice and quiet.
Oh and TV doesn't show all the planned properties, but this link does Aldi in Wildwood, 5643 Seven Mile Drive, telephone number and opening times (https://www.ilikesales.com/wildwood-fl/leaflet/aldi-5643-seven-mile-drive) right down to the street names and house numbers (zoom into the map). The best place to be is an individual decision, some like north and some like south of 44. One true fact is that a lot of those living north of 44 are selling their homes and moving down here and very few if any are leaving the south and heading north. This relaxing country atmosphere is not for everyone but once here it's hard to leave.

Ignore the boo birds. We bought new 3 1/2 years ago in Pine Ridge (Fruitland Park). The boo birds said "why would you live there? Taxes are higher than Sumter County." Well, for one, we are equidistant from Brownwood and Lake Sumter. We are at what was the geographic center of TV ( now slightly north). We have access to all the shopping on 466, 466A, Leesburg, etc. I can get to Costco in Orlando in 50 minutes. Buy where you will be happy. Even Sumter's taxes have gone up.

I am only aware of one new golf course in the current plans. The Villages was built as a golfing community. Maybe that is changing. But not so with the few I have talked to.

Surely you must have noted how they can create scarcity out of plenty. Even I remember when they weren't ever going south of 466A and I'm only 51 LOL. I think we heard the term "Final Buildout" for about 2 years.
It's possible that this is the mother of all real estate bubbles.....but personally I'm building in Linden.

You will love it here. I live north of 44 but it is beautiful south of 44. There will be so much available by next spring no worries. As far as commercial I don’t use all the services by cart from where I live there are many a few minutes by car and fit my needs. You will find your nitch for sure. This is a good life here it’s what you make it and my advice to you stay away from the negative people. Happy home hunting

Don't forget that many homes are available already built, and either barely lived in or not lived in at all after a year. There were some beautiful homes in Fenney that I saw for sale early this year - they had been built last year, the property owner rented it out for a few months, then put it on the market. You still get the warranty, all appliances are brand new, everything is in tip-top-shape, but the landscaping is more settled, the neighborhood is more filled out, and you have more access to "stuff" in and around the villages.

It might require a bigger gas tank on golf carts to be able to go all the way from the southern Villages to the Northern villages, play 18 holes, and return home. Notice I had to say go from the south to the north and not vice versa, because north is where the Championship Golf is located.

We are on our third home. First 1.5 garage. Second 2 car, third 2 car and golf cart. But there may be a fourth if we find something we love. We are not attached to any home here. Selling and moving is easy. First 2 were new, third was preowned. We still have our up north home for holidays and summer.
New construction, until the street is opened you can’t drive into the construction zone.
If you want a corner, a view site or room for a pool, let your rep know. They will work hard at what is available.

Although Villages agents may or may not mention higher taxes on new homes within Wildwood a Realtor selling a resale most likely would disclose this situation to potential buyers.

We have been informed each time we stop in an open house. Seniors are Smarter than you give them credit.
Many buyers are in their 50s in the new area. If one does not do their due diligence on buying a home, maybe they should be looking at the no brainer lofts coming on the market soon.

Just keep in mind, not just the cost of the property tax bills, but also the $30,000+ Bond that is added to price of the new homes here. That gets added to your NON Ad Valorem side of the annual tax bill. My NON Ad Valorem part of tax bill this year was $2,600 for a home built in 2013. ($1000 MORE than my ENTIRE property taxes were in South Florida.) Any discounts like Homestead, Disabled Veteran, etc are only applied to the Ad Valorem side.

That's because they buy on impulse and don't take the time to buy what they really want and don't talk to neighbors or drive around to check out the amenities. Many neighborhood shop trying to find new friends in a new neighborhood. We took 2 years to look over plans and find the right lot on a championship golf course, then had our home custom built 18 years ago and still love the view and the house. Neighbors come and go. Take your time, do your research and you'll be happy.

One advantage to buying down south that no one has mentioned yet: nearly all of your neighbors will be fairly new as well, which I think makes it much easier to make friends and get plugged into a social circle. Sort of like going off to college (without the studying, LOL). That aspect appealed to me a lot, since I've never found it easy to make friends. It's especially hard when you move to an area where everyone there already has their social circles long-established.

The Wildwood City millage of 3.398 per $1,000 assessed valuation would be close to one thousand dollars on a low end patio villa. I don’t think the realtors will bring this fact up and the prospective buyers should have this information available to them.
You originally quoted that taxes down here would be thousands of dollars more than north of 44 due to the Wildwood taxes. You just gave an example to backup our statement, the low end price of a patio villa is around $170,000 so the Wildwood tax would be in the hundreds, not even the high hundreds. We have a designer Ivy that has a tax valuation much higher than a "low end patio villa" our latest tax bill included $1,209 for the City of Wildwood. There is not a home down here that would be in the thousands (plural), Higher end homes would break $1,000 but nothing down here would be in the "thousands" for Wildwood.

Just keep in mind, not just the cost of the property tax bills, but also the $30,000+ Bond that is added to price of the new homes here. That gets added to your NON Ad Valorem side of the annual tax bill. My NON Ad Valorem part of tax bill this year was $2,600 for a home built in 2013. ($1000 MORE than my ENTIRE property taxes were in South Florida.) Any discounts like Homestead, Disabled Veteran, etc are only applied to the Ad Valorem side.

When we bought our home down here all of that was explained to us, our agent, Beth Pope, held nothing back and we had no surprises. We just bought another home from her as an investment and the very first thing she told us was the bond information. If you are working with a good experienced sales agent you will get all the information as they do not want bad press. Your bond is higher and maintenance is higher than your tax bill was in S. Florida, our total bill is less than half of what we were paying in Ohio so everything is relative.

the way they build around here that plaza will be up in no time. until then i drive a whole 4 miles to get what i need. in no way a deterrent unless you live by golf cart only
There has been no work at all on that plaza in weeks. They just stopped. Don't know why, but nothing going on there.

While what you say is basically true, there are other, offsetting factors. The bond is amortized as a non-ad valorem expense on your tax bill, which means it is not legally deductible. In addition, it is generally charged a higher interest than is available for mortgages today. And while true you can pay off the bond, you have the same option to add to your down payment on your loan for a house up north. I’m not saying the bond is an inherently bad thing, but I think it is a stretch to see it as an opportunity. JMHO

AFAIK, not intuitive but there is no evidence having a bond impacts the sale price of homes. If there were, there might be rational to reduce the tax value of the home by the amount of the bond.

Of course you realize the previous owners probably set a sale price that included them recovering some or all of their bond. Look at it this way: Two identical homes right next to each other, let's say intrinsic worth of 300K each. One has a 30K bond, the other none. What do you think the sales price would be for each?

While intuitively it would seem that the sales price would take into account the balance of any bond, I don't recall ever seeing any 'comps' include the bond balance...when looking to buy 7 years ago.
In other words, both houses (given that they are essentially the same) would most likely be priced almost the same (primarily based on SF/# of bedrooms/garage size/Etc.), even though you're paying more overall...for the one with the bond balance. :shrug:

We currently live in Desoto. They are building in Deluna now and then will start on chirpy chatty (44 & 468). Have drove through Deluna weekly and my concern buying there would be the close proximity to the turnpike. You can hear the traffic. If you can hold off I would wait for chatty chatty.

Hey, maybe they'll eventually put in a light rail that runs all the way from Spanish Springs to the airport(s)! I can dream...
Already it's WAY too far to go by golf car from the southern to northern end or vice versa, even if all the bridges and tunnels were in place. A lot of Villagers would rather not have to drive their cars, so a good little light rail system would actually make a LOT of sense here. :)

Bought in Bonita 2009 one of the last areas to be built so we were told. A few months later land was being cleared S/O 466 A. Then the story continues. Key West is a long ways away well maybe not. Where you live is where you feel happy. Don't want to be to close to a major road and huge shopping area look inland away from it. More stores and shopping will be coming be patient. As for Golf Courses etc they to will come in time. Your here to relax and enjoy life. Sit back and enjoy the ride,

DeLuna is north of Marsh Bend and it is close to the turnpike. Chitty Chatty will be east of Morse and just south of 44. Not sure when they will begin building there, infrastructure going in now. Lots of options you can see at the Villages website. There is a map.

Having to drive 10-15 minutes is no big deal. I remember traffic in Atlanta. Traffic and distances here in TV and south of 44 are no problem. Don't let anyone tell you not to buy south of 44.

Still wondering why you think those who buy in the new area are not capable of making informed decisions, about taxes, and amenities.
Our oldest and his wife are both doctors, and the new area is where they are buying. Since they are not a brick and mortar shopper, stores are unimportant to them.
He finds those that are so negative against the new area, must be of his grandparents age. Needing the comfort zone of stores, and what ever amenities they need to cling to. He and his wife, are the bikers, runners, softball, basketball, and golf is not as important to them as his parents, and grandparents. He is not a fan of golf carts. Would rather drive his Benz.
As he put it those who retire at 50, need a more active lifestyle. New area gives them that experience

I started this because I thought it was amazing how far in advance the developer is thinking in terms of homes to already have plans for 60,000 new homes south of 470. But then it turned into the north vs south civil war, which is a shame.
On the lack of golf courses south of 44, I am a golfer that plays twice a week on championship courses and maybe once a week on Executive down south. It is not an problem for me to drive 30 minutes or less and get a free cart and play up north. I am 60 now so as I get older, hopefully a lot older, I may not want to drive. When this happens I suspect there will be at least a few championship courses down here and probably more executive courses if I want to dial back to just executives. Again, I am talking 15 years or more from now. I will also say there are very few golfers on my street and that really surprised me as I began to form my golf group down here.
Right now the amenities they have south of 44 are perfect for me. Connectivity, I really don’t care. More trails to ride my bike on, fantastic. Shopping, I have Amazon Prime for anything I want to buy and I don’t have to drive to a store. Groceries, a Publix 10 minutes away and WalMart in Leesburg less than 30 minutes away. Again, for me and my wife, these are no big deal and with the homes that are planned, the shopping will come.
Bottom line, we did our research, knew the bond amount and taxes, knew it was not connected and no guarantee of a date to complete, but love our lot and home down here in the frontier. We look forward to more people joining us as they build like crazy.

It might require a bigger gas tank on golf carts to be able to go all the way from the southern Villages to the Northern villages, play 18 holes, and return home. Notice I had to say go from the south to the north and not vice versa, because north is where the Championship Golf is located.
Yea, just about! But for sure an electric cart would be running awfully slow by the time you get home if you lived far south of TV. When the 60,000 homes get completed. You better get a gas cart.

We bought south of 44 BECAUSE there were so many homes planned for further south - in a few years we will be in the middle. On the south east corner of Warm Springs and TP, there is a medical facility planned. South of that, a new championship golf course. All this per a new Villages map shown to me last Sunday by a Villages agent holding an open house. Fingers crossed but good things are coming!

I agree, once TV gets that far south I doubt many will venture over 44. Similar to those in Spanish Springs venturing below 466A in large numbers. I also don't believe those moving in the years to come are as passionate about golf as us old folks are.

I recently got on the Turnpike south from Wildwood and noticed that the new construction of homes starts right there at the entrance ramp, and continues for the next 5.1 miles to the Okahumpa service area. The houses closest to the highway get a pretty good view of the service area. Also noticed a lot of clear cutting of property on the opposite side of the Turnpike, which probably The Villages too, but I'm not sure. No conclusion from this, positive or negative, only that this is a lot of houses, stacked right on top of each other, for miles and miles.

There is noise all over the Villages. I had a rental Villa that backed up to 466a. Road noise was so bad some times of the day you couldn't talk on the phone when on the Lanai. Pickup trucks with no muffler are everywhere. Didn't care since I didn't spend much time there.
Once you got a street or two away, the road noise was not so bad. The homes on the fringe catch the worst of it.
Encourage people spend some time early morning and after dark walking the site before purchasing any home/lot.

There are evidently a lot of people that the noise doesn't bother, there are a lot of homes over there right on the Turnpike that have been sold and are occupied. I would rather hear wildlife myself so would not buy near a main road or highway. We had our Lanai enclosed with double pane sliders and can't even hear the birds anymore so maybe that is what these buyers will be doing to quiet it down.

How sad!
I can't hear the tick tock of my grandfather clock, crickets, frogs and birds anymore either because I am gradually losing my hearing. One of these days I really need to get a hearing aid!
On the upside the frogs during mating season used to keep me awake at night.

One advantage to buying down south that no one has mentioned yet: nearly all of your neighbors will be fairly new as well, which I think makes it much easier to make friends and get plugged into a social circle. Sort of like going off to college (without the studying, LOL). That aspect appealed to me a lot, since I've never found it easy to make friends. It's especially hard when you move to an area where everyone there already has their social circles long-established.
We were lucky.....very lucky. We moved into a pre-owned home in a very established neighborhood. We were welcomed with open arms and have made many friends from our neighborhood. Having said that, there are so many more ways to meet people here in The Villages. There are clubs and activities which will afford you so many ways to meet new people. You just have to get out there.

The bond is an opportunity? As i see it, the real opportunity involving the bond is to do what we did. We took advantage of an opportunity to buy a pre-owned home with a bond balance of zero : )
But....if you purchase a home with the bond paid off, wouldn't that be reflected in the asking price of the home and also be reflected in the purchase price?

There are those that will say it does not but I believe that it does increase the purchase price and therefore the taxes will be higher based on the new selling price of the unit.

Hey, maybe they'll eventually put in a light rail that runs all the way from Spanish Springs to the airport(s)! I can dream...
Already it's WAY too far to go by golf car from the southern to northern end or vice versa, even if all the bridges and tunnels were in place. A lot of Villagers would rather not have to drive their cars, so a good little light rail system would actually make a LOT of sense here. :)
Then what do you do for transportation once you get to your destination on the light rail?

I’ve been here 5 years now and I love The Villages, but this is still something I just don’t understand. Why, oh why, unless you’re going to and from a golf course, would anyone prefer to drive around The Villages in a golf cart rather than in their comfortable, climate controllable car?
Driving a golf cart is part of the lifestyle that folks buy in to. I personally do not drive our cart in the middle of the day during the summer. I would much prefer to drive our comfort controlled car. I do, however, love to drive the open air cart in the morning during the hot summer months. It is absolutely beautiful, even in the middle of summer. Driving the cart seems to be so much closer to nature and you can enjoy and appreciate the beauty around you much more than driving in the car. But.....that's just me.

A couple miles to a square. A short ride to a sunset watching spot. A quick drive to a rec center to play billiards. Those times...among many other reasons...scream for a fun golf cart ride. :)
Agree.....driving the cart to the pool. PERFECT!!!

I have a state of the art hearing aid, and I can hear a mosquito pass wind from 200 yards away.
Unfortunately, all that wind passing, still drowns out a lot of human speech!

Really? I didn't realize that. Is this why The Villages is not being marketed as a golf community south of 44? I've read the people are saying south of 44 is more for nature walks and such but not so much for golf. Now I understand.

Nature walks once installed need very little maitainance.

We bought south of 44 BECAUSE there were so many homes planned for further south - in a few years we will be in the middle. On the south east corner of Warm Springs and TP, there is a medical facility planned. South of that, a new championship golf course. All this per a new Villages map shown to me last Sunday by a Villages agent holding an open house. Fingers crossed but good things are coming!
So.....there WILL be championship golf south of 44. Thanks for clarifying this.

With so many complaints on the cost to play Championships, When this course is finished, I bet you can get a tee time just as easy as you can on any other championship course.
Our priority group plays 4 days a week, there are unbelievable amounts of tee times, ten years ago it was a different story.

Think about short term rental so you can take your time looking. Better to invest a bit of $$$ for a rental than buying and then finding out you could have found a better location or deal. You’re gunna love it here. Welcome.
