View Full Version : Real Estate Agent from The Villages never contacted us

My friend and I visited The Villages two weeks ago and had one of the agents show us around to include some new homes.

He was supposed to email me some information in the next day or two but we never heard from him.

I am a white woman and my friend is a black male...it just occurred to me that perhaps that is the reason we never heard from this agent?

Or you just have a bad agent. It helps to ask for referrals before you chose an agent. If you want to continue I would highly recommend Beth Pope.

Some agents are just lazy. They sell homes hand over fist with minimal effort. The guy I had never showed me a resale even though I pushed him hard to do so. He only drove me a couple times to new spec homes and told me to drive myself around if I wanted to look at resales and to call him if I found one. Wanted me to all the work but he would get the commission. No way that was going to happen!

Get another agent!

It has nothing to do with black or white or other.

It has all to do with business is so good the lazy ones do not have to put forth the effort to make a living!!!

Why don't you send a short email or text to the agent letting him know you haven't received the expected information as yet.

If he doesn't respond to the reminder I'd call the sales office and tell them your problem.
I had a similar situation after my initial visit and my eventual call to the LSL sales office resulted in getting very professional service from another sales agent.

Recommend Jim McLaughlin, jim.mclaughlin@thevillages.com, 352-551-8117. Jim is one of the senior sales guys here and has lived in 6 or 7 neighborhoods which gives him a perspective that some of the younger and newer agents don't have. Jim honors his commitments, a work ethic that comes with age and respect for his clients.

The realtors don't care about black and white, the only color they care about is green. The quicker they turn a buck the happier they are.

Many have accused the developer of being greedy, I say they're not, they're businessmen building communities and homes, that's their business.

What is shameful is the lies and misinformation so many of the sales agents will tell just to close a sale - "build out", "they'll never build behind your home", "the amenity fee will never go above $155", the list goes on and on, anything to close the deal.

Not all are like this but there are too large a number who are.

If you're a realtor for The Villages and you take offense you need to look around your office, you'll see the ones I'm talking about (be careful of mirrors too), you know what I say is true.

I agree that is has nothing to do with skin color.
Lazy agents don't have to word hard to sell homes in The Villages.
I recommend Debra Parks. She has worked for The Villages for many years.
She is professional, trustworthy, and she listens!

FYI Villages agents are licensed by the state of Florida but they are not Realtors.

I don’t believe that is the case. I would be really annoyed if it was the case. We are all children of God. I would say it because they are very busy this time of year. Fire him/her and get another person who respects their clients

Agree that this agent isn’t one that you should be working with and that skin color is not an issue. I’ve worked with Tony Trussler here in The Villages on multiple purchases and sales and have found him to be a great guy; never pushy for a sale but always follows up; and he is very responsive! Give him a call at 352-552-6027. Good luck with your search 😊

Could be they got the email incorrect or it’s in your spam. Suggest contact agent again for follow up. Mistakes happen.

Use Nikki Perry, she has been an agent here for a long time. She is very helpful and will really take care of you. She became a good friend of ours too.

I used Ann Duke with the villages realty she would have contacted you immediately give her a call she’s wonderful. Her cell # is 352-661-8324. I don’t know about the racial thing but I only hope it’s not true.

It happens everywhere, and sadly...even more so in TV.

The current population in The Villages is 98 percent White, 1 percent Hispanic or Latino, less than 1 percent Asian, and less than 1 percent Black.

I doubt that is why. I highly recommend Angie Taylor. She has taken good care of 4 family member who had dealing buying here in TV.

did you call the agent back? That would be more appropriate than putting this on talk of the villages. Anyone on this site cannot get you the information you need.

We were pushed to buy a new home in Fenney and did so in 2018. 6 months into living there we were in the market looking for a new home and community. Our agent never told us about the website where you can browse available homes or showed us a single resale in different parts of the Villages! Consequently, we are living elsewhere. No regrets.

My sales representative is Angie Stokes, with the Villages sales group. I have purchased 2 homes from her and several of my friends have as well. You just got the wrong person. There are multiple mixed race couples in TV.

On our lifestyle visit the TV real estate person assigned to us never called. When we gave up waiting and contacted him, he spent as little time as possible with us (less than 1 hour). We ultimately found others who were more willing to work with us.

We agree with the other comments: Sales are so easy to conclude, that some agents will make little to know effort unless they believe you are ready to purchase immediately.

Understandable from their point of view but frustrating if it is your initial trip to explore.

Please read back on OP's past posts. She has been here before and worked with a real estate person in 2013 if I understand her posts correctly. Perhaps I am missing the point.

I agree, on life style visit Greg show us around. I told him flat out that we was not interested at this time and would be 24 months or so before we consider buying. He said , I’m here to show you around if you want. So, he took afternoon and drove use around. When we got here to buy we told him want we were interested in and he show us that and didn’t push any new housing.

I can tell you I purchased a house here it was a huge mistake - property taxes went up 25% HOA fees unlimited the CDD bond never goes away - I’m selling when my year is up I get you didn’t know that if you sell your house in less than a year the villages keeps your profit.

God was looking out for you I’m selling once my year is up.

You might want to consider waiting to sell until after you've been in the home for 2 years.

If you own the property for less than 2 years in the 5 year period before you sell it, the capital gains tax exclusion on sale of real estate is no longer applicable.

You may end up owing the IRS capital gains tax on the entire amount of any gain you realize in selling the home.

The tax rate on your entire gain could be 15% (if your annual income is more than $39,000 as a single filer and $79,000 as a married filer)

The Villages rule about not making a profit if you sell within a year is very deceptive. When you sell, you are allowed to exclude from the profit calculation, the real estate commission, and 100 percent of the cost for any upgrades you made. The real estate commission is a fee paid by the seller, and should not be included in the sale price. Also, a seller should only expect to recover a part of the upgrade costs in the sale price. It's great for the seller to be able to recover these costs within a year, but, as a buyer, I would consider them to be profit items. I had an agent show me a house that was only 8 months old and priced at more than $100K above the new price that the seller paid. The agent's sales pitch to me was that the seller would not be making a "profit". I disagree.
