Confused and afraid.....

My husband and I were down to visit TV this past May...loved it!
We have friends that live there and we had to come down to see for ourselves.

My problem is I can not retire until May 2011 and has been told if you buy a homesite you only have six months to build. I do not want anyone living in my house before me. Basically, I want to be the first to pee in my pot!!!!

Now our Sales Agent told us some of the lots in Buttonwood are now up to one year to build. How is this possible?

I need reasurance to go to the next step!!!!!

DEAR Zoomie.

Buttonwood is not the last village. They will be building in St.James soon. It never stops. Also, there are brand new fully constructed homes of every kind available all of the time. PLUS, they are developing thousands of acres across from the Publix on 466A to be available probably sooner than 2012 that they are saying. Building will continue in St. James until the other area is open.

There is NO need to worry or rush. A home in Paradise will be here waiting for you.

The build time for lots up for sale is dependent upon the location of the lot it self......and/OR how sales are going this month compared to last. Lots that will be in demand most likely have a sooner build date.....could be 3 or 6 months from settlement, while the inside lots could have up to 1 year. Its all supply and demand...comsider the build date an incentive of sorts.

CONFUSED...well everyone is a bit confused when they are thinking of moving away from where they have lived for XX years to something new. AFRAID......now that is what I would be more concerned with. You will know when the time is right for you. May 2011 is not that far away and we bought before the "betterhalf" could retire, and also did not want anyone else living in the new house...so that feeling is nothing new for people moving to TV.

Take your time. AS other posters have stated new home construction will be going on for at least 5 years and the only real advantage you get by buying now is if there is a location you really want to live in.

I am 11 years away from retirement and moved to TV. I made my company an offer they couldn't refuse. My boss woke up with a golf cart engine in his bed. Oil was dripping everywhere.

Seriously though, when I thought my old house was sold the first time there where plenty of the larger CYV homes available. When I finally did sell my home (and yes the third time is a charm)., I was hard pressed to find even a 3 bedroom anything. I panicked and started looking outside TV for a home because no way was I going to live with my in-laws for 6-12 months. I had real estate agents in several cities looking for me. Then one day my Village agent emailed me some listings. A whole new section went on the market and I grabbed a CYV on a large corner lot big enough for a pool and birdcage. Famine turned into a feast in one month. Don't worry, be happy. Gracie hardly uses her home here and will probably be happy to sell it to you dirt cheap. :-). Old school smiley.

While I was at work today, my husband got a call from a Sales Agent from TV. He told my husband that our Agent quit and he will be taking care of us.
I did have a sense something was wrong because he was pressuring us to buy the lot we were interest in. I think he wanted to make one last sale. He told us we only had three hours to make up our minds. Wouldn't you be a little wary also?

It is my understanding that there is no pressure applied by any TV sales agent. He was out of line to begin with. FYI we were in TV in May also and put a deposit on a piece of dirt in Pennecamp, with the understanding that we would START construction within 1 year. We have to sign an extension and make payments every 2 months to hold this option. We just did not feel comfortable that we could get our house here in VA sold in a shorter time period. Good luck with whatever you decide to do.

Our experience: We purchased our lot in Pennecamp in Jan 2010 and were given one year to begin building. It may depend on the lot or on how fast the lots are selling. We received an official document that states the timeframe, so if your agent is wrong, you can just not sign the document and look for another lot that gives you the time you need -- assuming this is still the process.

All home sales or lots are placed on a three hour hold to my knowledge. Once you commit to the sale within that 3 hours the home/lot becomes yours and is taken off inventory. Yes you can change your mind and any money you put up can be transferred to another home/lot (only new homes).

Perhaps this is where the 3 hours came from?

It's true. the Villages will change their building policy when they want to close out particular areas. Ask for it in writing when you purchase the homesite. You won't regret it. The only thing I have ever heard people regret about buying in The Villages is that they didn't buy a large enough house to begin with - just as happened to us. Good luck.
