We have used Beth Pope for two home purchases down here, great lady, very experienced, not pushy, doesn't give a line of BS, I would not hesitate in using her again and most likely will. She will show you what you want to see, new or re-sale and not try to sell you something that you don't want.

You may want to find both a Villages agent for new homes and VLS listings on existing homes as well as a nearby Realtor not connected with The Villages for MLS listings on existing homes within The Villages. MLS and VLS do not share their listings or cooperate in any way. Villages agents are licensed by the state of Florida but they are not Realtors.

Not a recommendation for a specific realtor, but if you belong to USAA, you might consider using their home buying service. They assign a realtor. The benefit is you receive a hefty rebate upon closing. In our case, it amounted to over $2000.

I totally agree, if you are interested in a certain area and a pre owned home, you need to see what Villages have to offer, and what Remax and others have to offer. If you are interested in a new home look with Villages, in our neighborhood more homes have been sold by multi listing realty companies.

Have had some issues with TV agents, first you have to remember they do not work for you. They are interested in selling new vs resale homes, and it would be very wise to get from them in writing important issues.
Just sold a home with an independent (Kathy Abruzo Team) on the very first day, and for $20,000 more than TV indicated was the top dollar that they could support.

As I understand it Villages agents are more highly compensated for selling new homes than they are for resales. This makes good business sense for the developer which is primarily interested in selling off newly built inventory. After all, that is where the real money is!

My original Villages agent evaded showing me anything other than a very few spec built new homes. He told me to drive around and let him know if I saw an existing home I wanted to view. In other words I could do all the work and he could get the commission. No way, Jose!

Be certain your Villages agent is willing to show you resales if that is what you may want.

Gary listened to my preferences and in 2 days brought me to about a dozen possibilities; on Day 3 I narrowed those down to my top 4, and Gary took me back to all of them. I then made an offer on my favorite, and it was accepted.

I can't say enough about how professional, skilled and helpful he was.

They're all good realtors! People will tell you the one they had is the best, just use your own judgement & pick one. If I was to tell you one, of course I'm going to say the realtor that I had is the best. Just do a little homework & check out them for yourself. PS: Don't ask any of them if they could sell any home any cheaper, for get it, they all say it'll be sold in a couple of days!
