We moved to Marsh Bend in May 2019 and were told by our agent that the golf cart path to Brownwood and the shops, would be built by spring of 2020. We only have one car and a golf cart so if one of us has the car the other one has no access to food or doctors. Does anyone know the actual dates the path and shops WILL be built, or who can tell us?

The last I just read is now it won't be until early 2021. They are sorta behind schedule or at least what they were telling people.

No one knows the actual dates. The sales magazine in the paper earlier this week said that "connectivity" would happen by the end of 2020.
I have my doubts. Even if the bridge over the turnpike is in place, they still have to build the ramps up to it. Look how long it is taking to build the ramps to the Brownwood bridge.

On an earlier thread someone published a letter from Publix that said from the point the building shell is turned over to them it takes 9 months for them to finish, stock and open the store. The building shell is hoped to be finished at Magnolia Plaza late spring.

Originally there was a different grocery going in magnolia. When the company closed its stores, the developer had to get a new tenet, which would have been a different footprint then the first grocery. Wondering what will go into the space behind Miller’s, now that grocery chain is closing also. It’s a scary time for brick and mortar.
There are 24 hours in a day, we have one car and one cart. We have no problem scheduling appointments, and getting food. Of course we go to Gainesville for doctors. So no matter what connection there is it’s not going to be a golf cart

You must be living in the twilight zone. I have it on good authority, (my friends who bought in Largo 12 years ago) that TV would be built out once it hit 466A...so obviously, there is no Marsh Bend. There is no Fenney. They don't exist.

I am a retired sales rep. Your rep was not lying to you. They were telling you the best information we had at that time. The developer kept changing the dates on us. As far as I know the TP bridge will not be completed until the end of this year but that doesn’t mean we’ll be able to use it.

Whenever anyone is doing construction (additions, houses and the list can go on) there are permits to get, weather to work around, sub-contractors to work with and that list can go on as well. There are always delays!! Always!!! As JonathanB said (being a former agent)---they work with the information they're given, meaning the sales agents.
In our previous life my best half built homes for a living plus we built some for ourselves as well. We always had target dates put in place for the finish but never achieved them. Once we did however, ALL of the inconveniences were long forgotten. Take a deep breath and enjoy your time today.

It is very important for all of us to be skeptical about posts on this forum or any forum from people whose screen names are not familiar. Anyone who is anonymous can say anything. Anyone who is not anonymous can say anything.
I think sometimes people who do not live here are somewhat envious and I think there are many reasons to want to stop the growth of The Villages. I also know that my positive posts about this place and how it is run are interpreted by some as suspicious.
But many, many, many people know me in person. I really love this place and I think the developers are beyond amazing and must be good people. They made their fortunes years ago and I would never choose to be them, risking their own money time and time again and living with enormous headaches and stress. This place will be in history books for centuries. But this place RIGHT NOW is much enjoyed by over a hundred thousand people who are not young anymore.
So glad to be one of them.

You can be happy to live here but not necessarily happy about everything in it. Connectivity, apparently has been affected by delays in construction and sales people can say anything they want. It may have been true, in their belief, that the bridges would be finished by a certain time period but that not being the case, you have little choice but to wait. Certainly frustrating but like everything else, you can probably manage well enough. I have lived in Hillsborough for over five years and am surprised at how long it took Brownwood to fill up. Some of the existing buildings have never had a tenant. This was a surprise to me but what can you do? It will all work out.

When we bought our first Villages home in 2006 in Largo we were told the Villages was going to end at 466A and cap at 75,000 ppl and the resale on our property would soar since there would be no new construction! I know the realtors are saying what they are told to say, but come on!!

Don’t make decisions based on statements by a sales agent. They are out to make a sale and certainly not privy to all construction plans and schedules.

Well, that is true but the Villages Management certainly knew that the end would be unpredictable so should have put a cushion on promises to customers, Oh -- wait -- that might mean selling less homes or selling homes for less money. Nevermind.....

There are issues with the bridge going over the turnpike. Rumored that the turnpike was holding it up. Could be a year before that is completed.

There is no specific information about when the MMPs will be available. I'm pretty sure that the key factor in their construction is the development of Villages and roads (that Sumter County builds) south of route 44. After the roads are built, the MMPs that run beside them will be constructed. The primary reason that it is taking so long for the bridges to be finished is that they currently would have no links to any MMPs south of route 44. The work they are doing on the bridges could be done in a much, much shorter time but since no MMPs, they are working very slowly.

Very nice non pushy folks, those agents. Our favorite is Jim McLaughlin. He helped us with two new homes here. He is a gem. I think he was a realtor once, but we overlooked that.
Jim and Patty have become our friends and I think Jim has now moved within The Villages TEN times. (He likes their products) lol.

If you saw the latest video by the Wing Nut he mentioned it would take at least another year before there would be bridge access to Brownwood. I heard 9-12 months for Publix’s. All in time, hence discounted prices.

The Villages has all the inspectors lined up so "waiting" isn't an issue. This is simply a matter of misinformation given to agents and the general public. Yes the bridges may go up by mid to end of 2020 but the ramps and connectivity to them is another issue. I'm glad I don't live south of 44 because unless you want to drive a car you have no other infrastructure or options.

We purchased in Marsh Bend in August, and are full time as of January.
The bridge connectivity was part of our decision process but not the primary one. The home, the new neighbors, Everglades Rec Center, and walking trails were key factors for us.
We only have a car and bikes so far, but the golf cart is ordered. We don't mind the drive for shopping, entertainment, or doctor visits.
We expect it will be better, eventually. In the meantime, we are enjoying everything!

Construction is always a very risky business that is fraught with unexpected situations and delays. The beautiful new south end homes were sold at significant discounts for good reasons. How would a sales agent know where the developer will stop building? Why would anyone believe such assertions?
Could the bridge construction delays be an after-effect of the bridge collapse in Miami? We should hope that it caused reassessments of the safety of all new bridges.
The developer has nothing to gain— and much to lose—from delaying golf cart connectivity and retail services.
I agree with Graciegirl (thank you!) The Villages is a beautiful, wonderful community. The developer’s family has done an excellent job of creating an affordable, livable hometown while protecting not only their investment but the investments of everyone who buys property or who opens a store. And they have attracted so many nice, loving, happy, blessed people! It’s a pretty darn nice place to be, this side of heaven.

How many Roadways, Bridges & Buildings in Florida and for that matter all states are completed on time. Bet you could count them on 1 hand. You have a car be happy so it's a little drive by car. When the bridges and paths are complete it's going to take longer then in your car to get where you want to get unless you have one of those souped up illegal golf carts. As for the shopping center it till will come in time. Moved here fulltime in 09 was told building will stop at 466a. Don't think all my furniture was moved in and they were clearing property south of 466a. Everything will come be patient we're on our final journey and I'm in no hurry to see the end of it.

I plan to move in May to DeLuna I was told it would be done then! I am learning these developers are turning out to be liers. Maybe we should introduce a class action lawsuit to stop the lying! I expected to be told the truth! Same with the Magnolia plaza, I was told both would be completed by May 2020! Any good lawyers out there? How about we not pay our CCD fees until projects are completed when they tell us!

True, but they do not go North towards Route 44 yet. The connections between those MMPs/roads and the Route 44 bridges is required for them to finish the MPPs that connect to the South. I'm not talking about the overall number and length of MPPs in the Southern area. It's the connectors to the North that are required.

There is no rush to complete the ramps for the Paddock Square bridge as there is nowhere to go until they get the bridge across the turnpike completed. That entire area from 44 down to Warm Springs east of the Turnpike is undeveloped and to get over to Southern Oaks and Fenney you need to cross the turnpike so that connection is at a standstill until the turnpike bridge is erected. Chitty Chatty is now working on the MMP's to connect to the Rohan/Lake Deaton Plaza bridge after it's erected so I would say that will be the first connection but it's a very long golf car ride to Paddock Square as you have to go all the way up to Moyer to go west. It will be even longer from Bradford.

That's because most likely, the bridges aren't a priority. In my opinion I think building the ramps would be the easiest part of getting the bridges ready for use.

Fraud - /frôd/ - noun -wrongful or criminal deception intended to result in financial or personal gain.
Last I knew fraud was illegal and against seniors in Florida is a big no-no. It all boils down to when they knew they would not meet the January 2020 date and how did they communicate it to sales and potential buyers. A lawsuit discovery and depositions of the salespeople, planners and records will ferret this out.
I personally think they mislead people to keep sales going. If they had told me it would be another 2 years for connectivity is usable, I would have chosen a place north of 44.

These threads are entertaining to read, and all have the same pattern -
1. Someone gripes to get stuff off their chest.
2. A few people, all with less than 10 posts, say stupid stuff including something to the effect that they were promised something by a sales agent, which we all know is not true, since agents don't make promises, they don't have to. They may have given their best guess when the buyer pressed them. Sales agents don't know any more than the general public more than a week out.
3. Gracie Girl is her usual sweet self.... and makes intelligent corrections to those in point 2.
4. Someone critisizes the grandkids of the developer as greedy.
5. People that have been here since the 90's point out NOTHING has changed, which it hasn't, in how the developer operates. In other words, the Grandkids are the same as Harrold and Gary.
6. Someone points out that the developer always does keep their promises, just not maybe the schedule.
7. Someone threatens a lawsuit (which is unwinnable BTW).
We have missed the part about not enough amenties and Championship golf courses south of 44..... seems like an oversight. Would someone like to add that bit of Baloney to finish this off... then Goldwingnut can correct them and the Force will be in Balance once again...

We bought in Fenney in 2017 and were told the bridges would be done in January 2020. So it definitely has drifted. What bothers us the most is that Chitty Chatty and Bradford will be able to get over 44 before us....I'd say, just don't open the bridge ramps until all of them are built, then open them at the same time. Connectivity may not matter to some, but to others it is an important matter. A couple of month delay okay, a year is a big deal.

We were wondering if the hospital & medical facilities/doctors accept regular medicare with our supplement insurance, United Healthcare AARP Plan F. Also how many months of the year do people ride bikes there, and Pickle Ball before weather gets too hot? Also heard on a You Tube video you have to take a class, pretty expensive, before you can play. I've been playing Pickle Ball for 10 years, would I have to take that class? Are there long wait times to play and are there any indoor courts there? Look forward to your reply.

The published promise of connectivity (by Jan 2020) seems to be a reason many people purchased south of the turnpike.
Fraud would be taking our money IF they knew the connectivity could not meet the date they told us (it seems from responses to this forum there are many here where told the same date). And, this date was published on the sales map they handed out, so you cannot say we went on the verbal word of a salesperson.
Discovery will tell the who knew what then, and how that was communicated out. Like..when did they order new maps without the date?

Last I knew fraud was illegal and against seniors in Florida is a big no-no. It all boils down to when they knew they would not meet the January 2020 date and how did they communicate it to sales and potential buyers. A lawsuit discovery and depositions of the salespeople, planners and records will ferret this out.
I personally think they mislead people to keep sales going. If they had told me it would be another 2 years for connectivity is usable, I would have chosen a place north of 44.

The published promise of connectivity (by Jan 2020) seems to be a reason many people purchased south of the turnpike.
Fraud would be taking our money IF they knew the connectivity could not meet the date they told us (it seems from responses to this forum there are many here where told the same date). And, this date was published on the sales map they handed out, so you cannot say we went on the verbal word of a salesperson.
Discovery will tell the who knew what then, and how that was communicated out. Like..when did they order new maps without the date?
And just what is it that you seek with this great lawsuit? Compensation?

No need for that, the villages will most likely build another MMP & another bridge over the turnpike going into the Okahumpka service plaza where you can fuel up on your way to and from MCO, it won't be far from the backyards of the soon to be built village of Bradford.

I love the snarky posts here. There are about three of us who mentioned lawsuit so 3 towels please, you actually may need to order a few more as people find this thread.
I posted my response to others who feel the same way to let them know they are not alone. If they want to get a class action thing going, I am in.
to me, it does not matter what caused the delay. What matters is when did they know it, and how did they communicate it to the buyers.
It would be nice for them to compensate us somehow. Maybe another food truck ...or a Mr. Softee ice cream truck (do they have these in FL?) . How about a band every now and then in the park or baseball fields. Honestly, it would not take a lot.

These threads are entertaining to read, and all have the same pattern -
1. Someone gripes to get stuff off their chest.
2. A few people, all with less than 10 posts, say stupid stuff including something to the effect that they were promised something by a sales agent, which we all know is not true, since agents don't make promises, they don't have to. They may have given their best guess when the buyer pressed them. Sales agents don't know any more than the general public more than a week out.
3. Gracie Girl is her usual sweet self.... and makes intelligent corrections to those in point 2.
4. Someone critisizes the grandkids of the developer as greedy.
5. People that have been here since the 90's point out NOTHING has changed, which it hasn't, in how the developer operates. In other words, the Grandkids are the same as Harrold and Gary.
6. Someone points out that the developer always does keep their promises, just not maybe the schedule.
7. Someone threatens a lawsuit (which is unwinnable BTW).
We have missed the part about not enough amenties and Championship golf courses south of 44..... seems like an oversight. Would someone like to add that bit of Baloney to finish this off... then Goldwingnut can correct them and the Force will be in Balance once again...

I plan to move in May to DeLuna I was told it would be done then! I am learning these developers are turning out to be liers. Maybe we should introduce a class action lawsuit to stop the lying! I expected to be told the truth! Same with the Magnolia plaza, I was told both would be completed by May 2020! Any good lawyers out there? How about we not pay our CCD fees until projects are completed when they tell us!
Why not start a personal lawsuit of your own. If you believe that there is a legal cause, go for it.

You already have that.
In the open space left of the Fenney Rec Center, they sometimes have a group of musicians playing. We have been there twice, once for Irish music and the other time for Kingston Trio type of music. Both times they were EXCELLENT - much better than the exceedingly loud ****** music at the Squares.
In addition, Edna's also has good music. A few days ago, the guy singing John Lennon's song "Imagine" was very good.
Enjoy the things the Southern area has to offer, like the wonderful cart-free walking trails. We don't have those north of 44, unless you count our exciting concrete trail around Rohan.

My bet is no one has enough time left in their life, much less that kind of money, to take legal action on something that FDOT is delaying.

I am confused, you want to sue and get compensated for baseball fields. Either you don’t live here, or have no idea of what amenities you have. You have no idea there is music. I am north, and have been down to the ball fields, and listen to the music. Maybe you can ask someone to drive you around, and point out everything.
