My current renters had to leave two weeks early to get back to Canada due to the virus. I have to pay a whole month of transient tax at the beginning of the month. My question is, will Florida refund the transient tax for the two weeks not used as rental?

Assuming you're charging $2000/month for the rental, that's $120 in total transient tax. So that'd be $60 you're asking about, give or take (depending on how much they were paying in rent). What I'd do right now, given this whole virus thing...

is document the rental and the vacancy date. And wait another month before checking with the tax office. By then they might have new policies to account for these circumstances.

I was looking at the florida government page - they specified 6% transient tax. I don't know what county the OP is in, each of the three counties has a different added tax. The 6% would be $120.

So yes you're right it will be more - but how much more will depend on which county the property is in.

Lodging sale tax is 7% community development tax is 2 % thats a Total of 9% $2000 x.09 %= $180 You may be under paying your obligation to the state

I'm not underpaying anything. I'm a homeowner resident, not a landlord. I don't pay any transient tax.

Did you receive payment in advance? Did you voluntarily give a refund? If you received payment in full and made a voluntary refund of a portion of the rent, I suspect that you will not qualify for a rebate.

Be interested to see the outcome.

Did you charge them the whole month or refund them the two weeks. Most keep the amount so you should pay the whole month.

I pay my transient tax after the month is over. So, to clarify, on April 1st I will pay the transient tax for the month of March. If my tenants leave early and I choose to give them a partial refund, because I'm a nice guy, then after the month is over I will figure out the total tax. And even if you make a mistake, you can go back and file an amended tax. This is all done online on the FL DOR website. I rent a house in The Villages, in Sumter county and I am required to pay 9%.

Thanks for all the responses. I have to pay the whole rental tax on the first of the month that the renters are renting since that is when I received the rental payment. I was not aware you can pay a month after. I would get hit with a late fee if that was done. I figured how much was paid and the amount for 15 days vacant would come to $140.00 that I am looking at getting a refund for. Why should the state get that if the rental was vacant? And yes I am refunding the difference to the renters for when they had to leave. I know times are bad now and these are issues that never had to come up before, I want to help others in the same situation.

Is the transient tax the same as the tourist tax. If so, in Sumter it is 9%, 8% plus 1%. The tourist tax is paid monthly or quarterly to the state (a killer). If it is the same, unless a refund was given, one would not be entitled to a refund from the state. If a refund was given, just subtract those funds from your next payment and you should be even.

You are paying the first of the month on the monies from the previous month. There usually is a grace period as well.

(THEY call it "sales and use tax", and it's 9% total in Sumter Co....THEY split it FOR you)

If you don't have renters for the quarter, you just put in $0.00

I only rent through April, so I'm set up to pay the first quarter April 17th. (have a reminder set on my phone calendar)
My renters are leaving early to go back to Canada today, and I'm giving them a refund.
Since it's set up this way, I can just adjust the total, in THIS case..

You can pay right on line.

The Transit/Hotel/rental tax is 9% for Sumter county. 10% for Marion County. 11% for Lake county.
