Some friends of ours want to move here and rent for a year, I was wondering what the going rates are.

Larger home, designer they insist on having a pool .

Difference furnished Vs unfurnished

My guess was $3500 - $4000

With the present virus situation, I would imagine there will be a lot of landlords prepared to take a much reduced rate for a guaranteed years income.

I would look and negotiate now.
Things could/should/will be on the way up by September.

Rarely do you see a home for 12 months with a pool. Due to the fact that in high months rent can be close to $6000. A month, and $3000. in summer. Friends of ours rent multiple months at a time and turn away people. Most are already rented for next year. Those building right now might have something. Depending on SF, location their monthly income is $30,000 to $38,000. A year. Check with thevillagers....4 rent

If you go to rental sites you can look up each house with a pool. Then you can get an idea. Other options are renting pool house off season saving big bucks, and staying in non pool for January February March. More chance of getting a rental that Wray
