We are considering buying a new block and concrete finish home in the villages. How often should I expect to have the exterior repainted? I would also like to know if you need ARC approval if you would like to change the color?

The original paint...............7 to 10 years.
2nd paint job...................10 to 15 years.
Florida Paint on 466 knows "Villages colors."
ARC has approved colors.

The paint used on original construction of these stucco houses is only fair. When repainting, some of the contractors use a top paint sold by Sherwin Wms. that carries a 25-year guarantee.

original paint lasted 8 years. We used Oscar's and are very pleased. Some villa neighborhoods have color restrictions but if it's anything unusual, I'd contacted ARC

Our CYV community is 9 years old this summer and has 80 villas. About 40 including mine have had them repainted the past year or so. The other 40 have not, but I would guess will have to have it done in a year or two. I went ahead and did mine because it needed it and I hated the original pale yellow and we were allowed to change to one of 20 colors. Essentially it was green, gray or 18 shades of brown. I chose the green because it was the most drastic difference. I would of like white, but that wasn't an option.
We used Oscar who power-washed the whole exterior, that really made a difference to the soffits and rain gutters, they looked like new. Then 3 days later 3 or 4 guys came and removed all the downspouts, sealed all the cracks, and rolled on two coats of Sherwin Williams best exterior paint.

A word about Oscar's all of his personnel are professional, they don't have to waste time masking everything, they know how to"cut" in paint-Oscar before he went into his own business worked for a "Villages" contractor--his personnel who are mostly relatives, do not need on the job training--highly recommended

Arc approval is required. Submit pictures of neighboring homes and then paint samples of your requested colors. Our changes were very different from the original bland colors. Took three days for approval. Several neighbors in the area have adopted variations of our new paint scheme.

Three years ago one of the homeowners in our villas took around a petition, when a majority of the 80 villa owners had signed it, they took it to the ARC. After it was approved, the same person then circulated a list of 20 colors with matching trim colors and front door colors using the Sherwin Williams numbers and names that the ARC had approved using.
I then went on the Sherwin Williams website and looked up the numbers and they had demo homes you could flip the colors onto. After I decided on the green, I went to the CDD website, clicked on ARC application, printed the form, filled in the info, and mailed it. About two weeks later I received a letter stating I had permission to change the color to the one I selected. I guess we weren't the only one, I recently looked at Amberjack Villas on St. Charles, they're in our vicinity, and they already started using the new colors.

We used Central FL Professional Painting 352-267-1510.. power washed, sealer, and 2 coats of S-W paint. Great job, and $600.
less than than every other "villages" painter.

After about 8 years ours was getting a little "chalky" We gently power washed and repainted it ourselves with a high quality paint which we got from Florida Paint in Pinellas (I think they have closed but there is one up on Wedgewood off 466). It was very thick and when dry had a good feel. There are pre-approved colors which you can just use, if you deviate from the approved color palette then you need to get approval.

We’ve been in our home almost 6 years and it still looks great. I think perhaps every ten years or so.... unless you let the mold get bad. We power wash every couple years on the shady side of the house.

knowing oscar's a great guy may be helpful but the op asked about longevity, not contractors,,, does anyone know what paint was used ? eg, sher-wms' 'loxon' or which of their 5 grades,,, fyi, keim also has great materials - Mineral Silicate Paints and Stains - KEIM (https://www.keim-usa.com/)
no $ interest in either however we do use both

Our initial paint on a new home lasted 8 years. Repainted with a quality SW paint last fall that should last at least 10-12 hears. We repainted with the original color. If you want to change colors, there is a palate of approved colors you can use (get it from the ARB), or you have to submit the new color to the ARB for approval.

Looks really good! I do like your color choice with the new paint. The original, not so much (but that wasn't done by you).

Our house is 20 years old and it’s white. Haven’t painted yet. White is the way to go.

Our builder recommended to paint about the 5th year. He said the stucco continues to dry after the initial painting and will develop tiny spider like cracks in the paint. It is important to repaint to avoid moisture to seep into the stucco, which can cause damage. He said the new paint will last at least 10 years.

I don't have the names anymore, the Sherwin Williams numbers are the body was #7737 and the trim #7542 and the front door # 7505. They're best exterior masonry paint for stucco is about $75 a gallon, of course Oscar doesn't pay that much, sometimes the Sherwin Williams stores will put it on sale for about $40. My home took about ten gallons. So you can see, doing it yourself still costs quite a bit, plus they also did the power-washing ahead of time, but it's needed for the soffits and gutters.

Color change depends on location and the approved Palattte for that neighborhood. Just had ours painted at 8/9 years. In CYV neighborhood . About 25 others here also painted at 8/10 years See Post #7. Our painter and that of most of my neighbors was very similar and done by Costantino Paint. INDENT][/INDENT]

I paint one side of my house every year. It does not take long and the house always looks fresh. I power wash first. I am able to do it my self. the cost is not in the product, it is the labor. Always paint "before" you need to. Kind of like Disney.
