It is not a special meeting, this is the regularly scheduled meeting of CDD-9, only those CDDs with time sensitive issues are holding their meetings this month.
Annexing The Lofts into a residential CDD is an interesting topic. These are not residential properties, they are commercial properties, just like the many assisted living and care facilities around The Villages. It would be not only nice but critical to know the details of what CDD9 will inherit with the annexation? Does the CDD now get to now take care of the parking lots in The Lofts since they're not public roads, just like villa roads? How will the commercial aspects of the rentals be addressed, homes are not allowed but a 12x12 sign in the front window when for sale, if what's good for the goose is good for the gander than there should be zero tolerance for any on property signage for rentals and that it's a rental community. Will the CDD have the same oversight responsibility and abilities over this commercial property as over residential property? How about the ARC when the developer wants to make changes? There are a lot of other unanswered The lack of full details on this is unsettling at best.
If this is done, what's next? The assisted living and long term care facilities? Why not also add in the Waterfront Inn, the Brownwood Hotel, and the hotels at Spanish Springs?
If by chance CDD-9 doesn't annex this property it would be only a small stumbling block, the next place it would would be CDD-13 with its "land owner elected" board, and we all know there is only one land owners so far in CDD-13, the same one who owns The Lofts.
This is a mistake, CDD-9 residents and all the residents south of CR466 should let the Supervisors in CDD-9 they should not approve this commercial property annexation into the residential CDD until ALL THE DETAILS are known. Why all the residents south of CR466 in addition to CDD-9 residents, because this would now treat commercial property as part of the common properties that fall under the Project Wide Fund and PWAC. We don't know the full financial impact, and until we do this annexation shouldn't happen.
Could I be wrong on some of these points, of course, but we can't tell right or wrong yet because the information and detail aren't available.

Because I am a long-distance cyclist, I'm seeing an explosion in the building of housing (of all types) being built west of TV.
Why will people spend the big bucks for a "Loft" apartment when apartments and rentals will be available within a short drive to all the Village's squares, shopping, restaurants, etc.

Brisk progress is being made at the Lofts at Brownwood, which for the first time will offer apartment living with full use of amenities in The Villages.
The Lofts at Brownwood will include 265 age-restricted apartment-style units. The residents of the apartments will have their own private resort-style pool, clubhouse and fitness center. They also will have a dog park.
In addition, 100 percent of residents of the Lofts of Brownwood will have Villages amenities built into their rental fee.

The topic was raised at Monday’s Project Wide Advisory Committee.
The Lofts of Brownwood will include 265 age-restricted apartment-style units. The residents of the apartments will their own private resort-style pool, clubhouse and fitness center. They will also have a dog park.
The discussion revealed that 100 percent of residents of the Lofts of Brownwood will have Villages amenities built into their rental fee.

The brochure says that you need to pay an amenity fee as a separate payment of $162. I assume that money is going to the same place as all amenity fees?

Plus their own pool and dog park. We know 3 couples that are waiting to sell their homes in TV, and move there. Cheaper than assisted living, for those who can’t or don’t want to keep up with their large house, and upkeep.
Couple we play golf with, sold their house on Palmer, and moved to assisted living for that reason. Now they will be moving to the lofts

According to the Lofts brochure, a 3 bedroom unit is $3,195 plus amenities $162, electric $75, water/sewer $47.25, trash $11, and cable tv/internet $60. The total is $3,550.25 per month.

Interesting concept. Remarkable that all amenities are available to renters though I'm probably selfishly thinking of over burdening the existing entertainment options since the population density of an apartment building is much higher than that of a home. I get his point. A given block has maybe 30 homes. With perhaps 2 in each one, that’s 60 people. 265 apartments with perhaps the same 2 people is 530 people. The potential for overcrowding the Brownwood area is high.

Read the post. They moved to assisted living because there was no apartment living, here. Play golf at 80 and 81 everyday, Run, and bike, both anesthesiologists.
They got tired of keeping up their almost 4,000sf. Home on Palmer, ( it was beautiful). Took an apartment at a assisted living, but no meals or housekeeping, yes you can do that. Their place at AL was very nice, but are really looking forward to moving to the Lofts.

Going to the squares wore off year after we bought here. Go sometime with guests, Brownwood unless it’s a really popular group can be very sparse.

IMO, The Villages is such a wonderful and sought after place to live and visit is because it is a such a nice blend of owners who live here year round, snowbirds, snowflakes, renters, and vacationers. All of these people come to enjoy everything TV has to offer and I like to think that we all understand the demographics.
Many owners and investors profit handsomely from renters and visitors.
I really don’t see much of a difference in the impact on amenities between an apartment bldg. and that of another village.
It’s about amenities money and where it goes. the district will be on the short end of stick, which residents of that district pays for, and possibly have to pay more for developers additional housing in that district.
Does it affect me in my district, not in near future but may when amenities fees are increased?

I used to rent out my home & I was responsible for paying the amenity fee even if my house was not rented out. I think it is important that this is still the same for CDD9.
I am guessing that the reason that CDD9 was chosen for the LOFTs is that they have a smaller population than other CDDs. This way expenses* would be similar to other districts. Does anyone know if this is true?
*Amenity Fees are defined as Contractual fees to provide funding for common area
maintenance, Community Watch, recreation centers and activities, water retention areas, gate and postal facility maintenance and Executive Golf Courses. (Definition found in Sumter Landing Amenities Division FY 2017-18 Budget)

Right. The point I was trying make (though awkwardly) was that a vertical structure such as an apartment building can accommodate a much larger number of residents per square foot of real estate than can a single story home. Had they decided to live in single family homes, they would have occupied a much more expansive swath of land that would have promoted the opening of even more businesses and TV amenities.
That said, if you're not worried then neither am I. I'm new at this and I'm sure (well, I'm not sure really) someone is tabulating all this to provide for the excess capacity required to accommodate us all.

After one hits 50 what else do you ever need.
My work clothes are green pajamas that someone loving bleaches, folds and has a stiffness that goes away in couple hours.

I cannot stand ordering on line and don’t do it. I used to but now I want to see what I’m buying. I haven’t ordered a thing since this whole quarantine began and not likely to. Never even crosses my mind.

I’m with you, at this point how much traipsing from store to store does one want to do? The ordering online is great. If I’m not sure size wise, I order the two close sizes and return the poor fit. Shopping is not high on my list of entertaining events.

It don’t say where the amenities fees are going, now if it said you are in district 9 aNd pay amenities fee to district 9 then good to go? Nowhere does it say the developer that collects the fees passing it onto district 9. What going to stop them from building apt. In each district?

Actually, each building has elevators. The elevator pits and towers were the first things built. Then the buildings went up around them.

I watched The Lofts go up since I'm at MVP every week, and it's across the street. I would think they kept it to 3 stories to avoid installing elevators. However, the first thing they built was the elevator shafts. I guess they realized with seniors desiring apartment living, that might include a lot of disabled people in that group.

I watched The Lofts go up since I'm at MVP every week, and it's across the street. I would think they kept it to 3 stories to avoid installing elevators. However, the first thing they built was the elevator shafts. I guess they realized with seniors desiring apartment living, that might include a lot of disabled people in that group.

I was replying to mulligan, who posted that he doubts there will be elevators. My first thought was, apartments for seniors looking for low maintenance, and probably many disabled people in that group. I myself would have no problem living on the 2nd or 3 rd floor without an elevator, if you couldn't walk up a flight or two, then ask for 1st floor. Since that's not an issue, why even bring it up.

That said, if you're not worried then neither am I. I'm new at this and I'm sure (well, I'm not sure really) someone is tabulating all this to provide for the excess capacity required to accommodate us all.
Let's hope it's not the same person/people who keep tabs on the how many under age-55ers buy here.

It don’t say where the amenities fees are going, now if it said you are in district 9 aNd pay amenities fee to district 9 then good to go? Nowhere does it say the developer that collects the fees passing it onto district 9. What going to stop them from building apt. In each district?
It don't say because it don't have to say. Amenity fees all go to the same place, and it is not the numbered districts.

The maintenance assessment went up in cdd4. The amenity fee has nothing to do with the sinkhole repair to the street or championship golf courses. Take the time to learn a little bit about how things work here in the villages before making an uninformed comment.

FYI, those are smoke towers to isolate the stairwells in case of fire. Not elevator shafts.
