We walked through Chitty Chatty today and found several new Patio Villas (I think) with carports instead of garages.
We were surprised because we have never seen a new home in TV with a carport. However, it makes a lot of sense to me because we had a 1-car carport in Virginia and it was fine.
Chitty Chatty is interesting because the lots are very different. Some are great but others were not. In some cases, there would be a LOT of space between houses. It made it interesting to look at the houses and critique them.
The walking/biking path around the large lake is very, very nice. We thought it was smart to have the MMP follow the power lines so the carts would not be speeding close to the homes.
We followed the MMP north until we got a very good view of the place where the new bridge will cross Route 44 and it looked pretty crazy. The new bridge will be high, and when the MMP comes downhill from the bridge it will take a sharp left turn, which could be dangerous.
This is the fourth time we have walked through C-C and it looks better each time.

Without a garage where will the owners put all there stuff. I have a feeling that group of villas will look a little unkept. It's hard enough to move from a home with a basement and attic into one of the homes down here but no garage is tough.

It appeared the homes with a carport had a storage room directly behind the carport. Overall the neighborhood looked nice and we saw a lot of cars driving around and people looking at the houses and lots.

I don't know as I've never been up there but I did here they don't have the deed restrictions that the rest of us have although I could be wrong. I just can't see it, where would you put a golf car? We own a rental villa and most people over there can't even get their car in their garages and when you ride past them the garages are full of stuff. However, they are trying a lot of new things dow here and this might be another experiment.

Kenswing: How does it work out? Works out well! We unload more "stuff" that isn't really needed! Our home [and many] have a separate space we affectionately call "the shed" at the rear of the carport where the washer/dryer are located - it also has storage space for the "stuff" we need on a regular basis for cleaning, yard work, hardware for projects, etc.
vintageoguage: Yep! Way fewer deed restrictions - lawn ornaments, flag poles and flags and character! lol And we park our golf cart in the golf cart garage and the car under the carport! Golf cart garage was added after we purchased. Some homes have garages for cars, some just for golf carts and some carts are just parked under the carports!

We have been to C-C and are less and less impressed each time. Many small strange looking lots, power lines, unimpressive villas ( carports? ) etc.
Built it and people will buy anything.

I wouldn’t buy a house with a carport.
Agree..... bad move to build with carports and not garages. A carport is not nice look at all, not to mention the functionality that a carport lacks.

Not having a garage looked like a problem when we moved into The Historical Section but what it actually forced us to do was to keep only the things we absolutely need. So many boxes were transported from the last few houses we owned up north and we never opened them. No clutter now. It is a freeing feeling.
If you had to I'll bet you could survive having a Carport instead of a Garage. If you need your stuff and have the money to have many garages then I'm happy for you. I really am. I'll bet you that the Carport Homes down South sell like Hotcakes.

Thank you for this. Always looking for new places to explore. Interesting about the carports. That might be a concern to some, since storage in a garage is secure.

There are lots on water (ponds) and on natural preserves, can't see power lines.
those are $150-$200K for just the lots, to say people will buy anything is implying they are stupid.
Can't be that stupid if you can shell out or invest $500-600K in lot/home
Last group of premium lots released were sold by noon same day with backup buyers.

We followed the MMP north until we got a very good view of the place where the new bridge will cross Route 44 and it looked pretty crazy. The new bridge will be high, and when the MMP comes downhill from the bridge it will take a sharp left turn, which could be dangerous.
to be sure there'll be a sign indicating a sharp curve ahead/slow down
anyone with any sense will honor that...those that don't, well they'll will wish they had
no different than the warning signs on the highways and byways

I do not like car ports, they are from a time past and may be more common in warm weather areas than cold. I come from NJ and they are not common there. There are plenty of carports in the old section of the Villages and I suppose they work but they imply cheaper builds to me. I prefer more rules and do not want to see all the junk people put in front of their yards so a village with more regulations is what I want. I would like to see the houses at CC and will take a ride down. I do not mind change, some good, some bad.

Yeah, maybe if we had gotten closer the path would not look as dangerous. It will be interesting to see how it turns out.
Anyway, we will not be the ones to try it out because we do not own a golf cart.

Carports? Wow! You need steel cables to tie them down for the high winds we get. My sister has one in Volusia and my Dad had one when he was living there too. Aside from that, I wouldn't want to live in a place called "Chitty Chatty." Who names these? Good Grief! (Ron not Judy):1rotfl:

Always interesting to hear just how much space people FEEL they need. Our largest urban areas in the world have extremely small homes/apartments. People somehow seem to muscle through. Stuff is just stuff.

When your trying for maximum profit in development you make the lot sizes smaller. Then you have less foot print for the house so you toss up a carport.

Carports? Why not go 360 and start offering manufactured homes? There is definitely still a market here as the Historic section is still a popular place to live.

You were VERY lucky then, so rather than think we overpaid, count your blesssings that you bought when you did and have the advantage of the profit you will reap when you sell. Or will you discount the sale price when you sell your house because you think you will be ripping off the buyer? I doubt it. You were just in the right place at the right time and therefore were able to capitalise:clap2::a040:.
I had a deposit for a LOT in Marsh Bend at $239k when Chitty Chatty Came up and we swapped for a MUCH nicer lot overlooking the lake, $70k cheaper (OK the new CC lot is slightly smaller). As some have said CC went very quickly, and we were in a que of 6 people chasing the LOT we finalised on. That says the LOTS are not over-priced they are UNDER priced... That said with the remainder now coming on line and Bradford to be released in the not too distant future, it will be interesting to see what they are offered at.
We have no problems with the price. The view is spectacular IMHO. Our house is currently being built and look fabulous. We can't wait to move in, there view is lovely, and we liked the sounds of the insects at night rather than the traffic... but each to their own.

One loop around the lake and back to the start is circa 1 mile. It will continue down to Bradford with similar lakes. For those of us that are long distance runners it's a fabulous trail with new plants also being installed. We are also between Rohan and The Everglades, so maybe I will return to Marathons.
We are amazed at the speed of building. One month ago the land opposite us was sand. A month on when our foundations were being laid the whole street had been built and roofed with planting starting to take place.
When we selected our LOT at CC we visited in the early morning and late at night. We will have full sun during the day, and then the sounds of nature at night. Coming from the city this is exactly what we want. It will be interesting to see what happens in Bradford as well because the 4th town is scheduled for Lake Sumter so will be interesting to see where it is located... my money is on the end of Morse Blvd near the service station, which will make CC and Bradford very desirable locations in the future.

My first home was a manufactured home - I am now in my 3rd home a 3 bedroom courtyard villa - however when I had the carport there was a nice size storage room behind the carport with the washer/dryer and plenty of room to store belongings. So I'm sure it will work for most and if the new owners didn't think it would they probably would not have bought one.

Don't get
carports, no structural integrity in high winds and having a laundry room that's not part of the main house, isn't fun in cold and or inclement weather, AND do you want your cars and their contents exposed to drive-by predators

I’m pretty sure the laundry machines are kept in that “storage area” in the Carport too. You would actually walk out of your Villa with the laundry basket and head for your carport. That definitely reduces storage even more and isn’t terribly convenient. I would suspect these Villas might be targeting investors looking for “rental” properties?

One of the thing’s I love about TV is that there are homes across all price ranges to fit almost any budget. So I’m sure there will be plenty of people buying and being happy in CC.
I would never buy a house with a car port because:
Limited storage
Car exposed to the elements
Fear of losing it during a hurricane
Cheap trailer park look
But to each their own

I wouldn’t want to “rain on anyone’s parade” but backing up to a swamp/wet lands/conservation area and paying as much as $150,000 plus for a lot doesn’t “feel good” to me. Trying to say it discreetly. We have a friend who bought on Evans Prairie a few years ago, didn’t like the bugs and creatures, and moved later. Our friends said they even made money on their investment. Careful what you wish for but whatever you want to spend your money on and whatever you think makes you happy - just do it. Just saying...

OMG. I'm so glad someone else said it first. I have been thinking that ever since I first heard the name of this new village.
Reminds me.......in NJ, there was a street a few miles away from our home called, "Gay Boy Court". Hubby said we could find our dream home on that street and he would not buy it!

Not strange at all. As they say, most Villagers buy 3 houses over time. A lot of those for sale are folks moving up or down. And this is s community of over 130,000 people. There are going to be re-sales. That's a healthy market.

You obviously didn't read basis of the name, it wasn't named by TV.
How about a little respect for Native Americans who called the area home.
Chittee Chattee was an Indian Chief who lived there!

Or they are going back and build like they did in the beginning, except not using trailers but instead they are doing it with sight built construction.

Did the place you worked not try to maximize profits or reduce expenses? Because every place I worked, including a small business I once owned, surely did.

They cannot have open houses so they are advertising more on paper now. I doubt that there are more used homes for sale then 2 months ago.

Actually, the main thing I have against Chitty Chatty would be having to pull out and turn left onto Route 468. I really hate having to turn left onto a 4-lane road without a stop light.

I've already read another post explaining that, yes, one has to go outside to do laundry. I have no idea why the family decided to go with carports with an outside laundry. Not my kind of dwelling, sorry to say.

Drove around Chitty Chatty and couldn’t find the patio villas you we’re describing. Where did you park in order to walk?

Beauty is in the eye of the owner.
The Villages delivers variety. Everything from manufactured homes to $2mil homes.
I'm not a carport guy, but there are people who like the concept. If TV guessed wrong and they don't sell, they can go back and retrofit a garage. As with every home in TV, there appears to be a buyer for everything.
We drove by the entrance last weekend, my Bride thought the village name was cute.

Drove around Chitty Chatty and couldn’t find the patio villas you we’re describing. Where did you park in order to walk?
We parked at the new mail station and walked across the MMP and through some houses (patio villas we think) to reach the new lake with the walking path around it.
We noticed that several, but not all, of the villas had carports. We thought the area looked nice.

If you look at the map, the homes were in the green area just across the MMP from the new postal station.

Carports & Garages are just a matter of taste. Garages for some people are for people who think they have to have their car covered or use there garage for junk they think they’re going to need some time so they fill their garage up like some of these hoarders you see on TV. Carports are a cheap car covers to protect it from the elements, rain, keeps it protected from falling debris, snow, which Florida doesn’t get & shade from sun. Just my opinion carports make a new home look cheap & they’re not easy homes to sell. You think they’re easy to sell, buy one. Unless you want a less expensive one, buy one in the historic side! But there’s a lot of nice homes over there! Carports are just a way for the builders to make more money on a house that they don’t have the expense of a garage & sell it for the same price of a home with a garage! No Pune intended, just my opinion.

So many have suffered for so long with the dreaded trashy carports. Many people in apartment building have to transport their laundry to a laundromat. Some manufactured homes have the washer/dryer combo in an outside shed and storage building just steps from their home. They have survived somehow for 30 plus years this way.
I have a very unusual Manufactured Home as it has a two car garage, a golf cart garage and a carport and a lanai and we have to different choices of indoor plumbing when we need to take a bath or relieve ourselves. We even have electricity for the Icebox and the Central A/C. We love our HOME. We are grateful for our Health, Home, Family and our Faith. We now have something to be even prouder of. We have The Kin Folk of Mrs. Leona Helmsley's Family rite here in our presence. Isn't she the one who spoke sharply about The Little People. Hail to the Royalty who pass judgement on others. Carports & Trashy places are the target today, as soon as you turn your back on these wonderful people you will be their next target. Chitty Chatty is a cool name and a beautiful place to live as is all the rest of The Villages. Judging other peoples housing choices is not very nice. All the best to those who Judge.

No, they sure looked like carports to me.
Some of the villas were still under construction but others appeared to be totally finished on the outside.
On a previous walk, we crossed the beautiful MMP bridge over to Bradford and went along the new walking/biking trail for a long ways until it ended. I think that area will be much nicer than C-C.
The new trail at Bradford goes between the houses and the nature preserve, which looks like a good place for bears, hogs, and bobcats to live. We saw some animal footprints in the dirt but there were no human footprints, so we suspect it might have been from a bobcat. I think next time I will carry my metal-tipped hiking stick that I used to carry when people would let their dogs run off-leash in our neighborhood

What a great comeback. We looked at a mobile home that the property was on the golf course. Beautiful double lot, it was a remove and rebuild since there were trees growing inside. We thought long and hard about the view, and what could be built. Then what really changed our mind, not the area, or the other residences, the bridge. One of us would never cross the bridge, so sadly no sale.

No, but there are herds of wild monkeys to harass you.
Last year were walking near Ocala and a couple we met had a harrowing tale to tell. They were near the beautiful and peaceful Silver River and a herd of wild monkeys cornered them. Just before the monkeys were about to attack, some people came along the river and rescued them.
As we were quickly leaving the area, we could hear the monkeys howling in the trees and getting closer ... and closer ... and closer.

We walked through Chitty Chatty today and found several new Patio Villas (I think) with carports instead of garages.
We were surprised because we have never seen a new home in TV with a carport. However, it makes a lot of sense to me because we had a 1-car carport in Virginia and it was fine.
Chitty Chatty is interesting because the lots are very different. Some are great but others were not. In some cases, there would be a LOT of space between houses. It made it interesting to look at the houses and critique them.
The walking/biking path around the large lake is very, very nice. We thought it was smart to have the MMP follow the power lines so the carts would not be speeding close to the homes.
We followed the MMP north until we got a very good view of the place where the new bridge will cross Route 44 and it looked pretty crazy. The new bridge will be high, and when the MMP comes downhill from the bridge it will take a sharp left turn, which could be dangerous.
This is the fourth time we have walked through C-C and it looks better each time.
I just spent an hour over at Chitty Chatty this morning filming and driving every street and cul de sac, I can tell you with 100% certainty that the number of homes with carports is ZERO. The floor plan is called an Emerald and it has a semi-detached golf cart garage with a lanai between it and the house. Yes, when looked at it from the side while it's under construction it might look like a carport, but it's not.

Thank you for the information. This model looks like and expanded Colony Villa. We owned one of these villas when we were seasonal. The kitchen has been redesigned which looks very nice. Having a golf cart garage is wonderful. We never owned a golf cart when we owned the Colony villa but I can see how tight it would have been with a golf cart in the garage.

Perhaps only half wrong, there are garages on these new floor plans, only big enough for a golf cart but a garage none the less. These "carports" are not what one typically thinks of as a carport and are under the full roof structure of the house, just like the front and rear lanais of other homes.
A final thought on this is that the developer knows their market and their customers and what they are looking for in a house. They obviously feel there is a market for such a house design. They've proven this time and again. For a rental unit these two new floor plans look to be ideal.

Personally I wouldn't buy one of these houses. I would imaging that it costs less to build this type of house and if the intended purpose is to build homes that people with smaller budgets can comfortably afford then I can live with it. If the intended purpose is to build rental units for investors I'm totally against it. We live in a patio villa neighborhood of 50 houses. A neighbor who knows what is going on in our area has stated that there are 22 rental houses here. After about 10 months living here I was seeing different people all the time. Now I know why. With that high of a rental ratio you loose that neighborhood feeling, too many people are transient and have no feelings towards their neighbors. I also realize that there standards that are supposedly enforced as far as maintenance of the home exterior and yard but, I think I can identify the rentals by the appearance of the yards. Most of the permanent residents have removed that nasty looking ground cover used in new homes with mulch, decorative rock or bricks, palms, flowers and other enhancements. Landlords only worry about the minimum standards they must abide by and view any enhancements as an unnecessary expense. I'm not saying the rental houses look trashy, they just don't show the pride of a permanent homeowner.
Maybe I'm a bit too intense in my view but in our former neighborhood, a nice neighborhood, the house next to us became a rental after the original owner defaulted on the loan. A real estate investment company bought the house and we went through some of the nicest and nastiest renters you can imagine. At times the grass got knee high with the nastiest renters but even with the good renters the yard never progressed beyond grass. No shrubbery, flowers or decorative works. There needs to be codes or whatever established that restrict the percentage of rentals vs owner occupied. 22 our of 50 is too big of a percentage. I prefer no rentals.

I'm curious what kind of double, rolling, or sliding doors will be on the sheds. Why would they need such a large opening?
Tangent: Our manufactured home has a front entrance, complete with a walkway from the street. Not one person in our 8+ years of living here has used it -- for some reason everyone goes to the side door under the carport, which leads to the kitchen.

The homes in my neighborhood are 17 months old, not 17 days. You need 17 months to make a decision on what to do to your yard? The pine ground cover has dried up and much of it has blown away leaving exposed dirt. The ground cover when it is that old looks like dried up dead weeds, very appealing. This isn't the first or even the 5th house we have owned so I think we've done that rodeo already and don't really need your advice. If people can't keep up with weeding maybe they need to live in an apartment, a condo or hire someone to do the weeding. Poor excuse for having a weedy yard. I'll admit I don't pay your mortgage but I do have a say in how your yard looks if it degrades the appearance of the neighborhood and affects the value of my property. We put up with that at our last home and didn't have a community standards office to correct the problem.

Both homes have front doors. You can see the front door opening on the house on the left, where the house numbers are located.
As far as the opening for storage, I’m thinking it’s wide to allow for easy bike storage, bbq grill, etc. Next time I’m down that way I’ll look to see what type of doors are installed. Or maybe a golf cart?

These days, they are making a great variety of nice looking small homes.

If you are curious, do what we did. On Sunday, park at the parking lot for Chitty Chatty pool and walk around. When you get tired, go back to your car, get out the folding chairs, and sit in the shade. Then walk some more. After that, get carry-out from Piesanos and take it home. Life is good.

Gawkers, like us. The walking paths, and some of the new home designs are beautiful. I love where I am, but can certainly see the appeal of the new areas.

Both are 969 sq. feet under air, (the blueprints were on the floors of both units) the little storage room appears to be a golf car garage, the laundry room in the one with no front porch will only handle stackable machines. No patios, very small kitchen and living area. The one with no front porch has a bedroom in the front and also in the back with the kitchen and living area in between them. The one with a front porch has both bedrooms in the back giving more light into the living area which is in the front, the other is very dark inside. There are a couple others that are nearer completion and the porches are not screened.

I'm glad to see smaller homes still being built at a lower price range. These could be desirable for singles, snowbirds who don't need a large house for part of the year, or couples who are serious about downsizing. They'll likely be widely used for rentals as well.
I enjoy browsing through floor plans (and frankly, redrawing them in my head) so these are more grist for the mill.

I understand that many people who live in patio villas year round do not like having so many renters as neighbors, and I understand how they feel. In our case, we rented a nice patio villa for six months while were arranging to have our house built and it was very enjoyable.
I guess the people who buy patio villas know what to expect.

Criminal what they are charging for water lots in Chitty Chatty. We paid 30K for a nice water lot just south of 466.
What's criminal about it? They'll charge what the market will bear. If no one buys them at that price, the price will come down. If people choose to buy them that's a private transaction and no one's business.

I’m pretty sure the laundry machines are kept in that “storage area” in the Carport too. You would actually walk out of your Villa with the laundry basket and head for your carport. That definitely reduces storage even more and isn’t terribly convenient. I would suspect these Villas might be targeting investors looking for “rental” properties?
We looked inside the carport villas and they have the laundry hookups inside the house not in the storage area. One of the models only has room for stackable washer and dryer.

I looked on The Villages web site. The cheapest patio villa in Chitty Chatty currently for sale has a one car garage for $165,392.
Are the Chitty Chatty patio villas with the carports not for sale yet? If they are for sale, does anyone know the price?

We walked through Chitty Chatty today and found several new Patio Villas (I think) with carports instead of garages.
We were surprised because we have never seen a new home in TV with a carport. However, it makes a lot of sense to me because we had a 1-car carport in Virginia and it was fine.
Chitty Chatty is interesting because the lots are very different. Some are great but others were not. In some cases, there would be a LOT of space between houses. It made it interesting to look at the houses and critique them.
The walking/biking path around the large lake is very, very nice. We thought it was smart to have the MMP follow the power lines so the carts would not be speeding close to the homes.
We followed the MMP north until we got a very good view of the place where the new bridge will cross Route 44 and it looked pretty crazy. The new bridge will be high, and when the MMP comes downhill from the bridge it will take a sharp left turn, which could be dangerous.
This is the fourth time we have walked through C-C and it looks better each time.
Its less expensive than building a garage, so no surprise. Personally I would buy a house with a garage, instead of a carport. I think the carports look cheap, but as others pointed out, they would be okay for renters.

Perhaps only half wrong, there are garages on these new floor plans, only big enough for a golf cart but a garage none the less. These "carports" are not what one typically thinks of as a carport and are under the full roof structure of the house, just like the front and rear lanais of other homes.
A final thought on this is that the developer knows their market and their customers and what they are looking for in a house. They obviously feel there is a market for such a house design. They've proven this time and again. For a rental unit these two new floor plans look to be ideal.
So I guess Goldwingnut is right because I the email I received today from my TV realtor the narrator in the video calls it a “Porte- cochere.” Not a carport!

Starting at $168,000 for under 1,000 sq. ft. and no screened in lanais or porches, might be a lower price than other villas but really giving up a lot of stuff. You cam still buy a nice brand new 1250 sq. ft. villa with 2 car garage and screened lanai, full size washer and dryer, double door fridge, gas Samsung appliances, etc. for $156 sq. ft. I just can't see these selling except maybe to investors that will rent them out furnished short term.
