Need advise regarding Termite Protection Renewal service.
Is it really necessary to continue this after 10 years

I did not renew my service. Instead I ordered some chemicals on line, mixed them and poured them around my foundation.

How do you know their working?
If they don't who covers cost of repair ?
It's my personal preference and opinion is $150 annual professional treatment is cheap insurance

It depends on your risk tolerance. If you are a part time resident it is best to have the policy so it is treated annually and inspected quarterly. If you are full time and will to mess with the chemicals you can do it yourself. But you need to inspect quarterly and know what to look for. Just be prepared to pay for any damages termites may cause.
I will say on these policies you never know if they will pay for damage until you have an issue. The policy does discuss which type of termites they will pay for and which type they will not pay.

We pay $$ year for an inspection & insurance , it means when you want to sell your house, one less hoop to jump through; honestly I think its a necessary BS scam

Does anyone have firsthand knowledge of a subterranean termite warranty claim (the warranty only covers subterranean not dry wood) within The Villages outside of the historic district? if every homeowner paid $150 per year that comes to over $10,000,000 annually split mostly between Deans and Massey, I would love to have a piece of that action. You can buy the same chemicals they use and do it yourself. There is very little wood in a block/stucco home, vinyl sided has more. As far as re-sale the buyer, if he chooses, could have a termite inspection just as they do up north. Many homeowners choose not to continue the warranty but that is totally up to the individual. In buying a new construction home, you also can feel safe not paying for title insurance which is expensive and TV will give you a proof of payment affidavit for all materials and labor performed on your home at no cost but you have to ask for it.

Not an issue. Just arrange a termite inspection - just a phone call - done it several times in the past.

At least two of the couples in my neighborhood have had termite infestations. Dean's was very prompt and responsible in dealing with the problem and damages. It is well worth it!

We have always renewed the termite protection. Two reasons: 1) Coverage if needed; 2) If we sell our house, they produce a termite letter that is required (was in Tennessee).

Good advice until you got to Title Insurance. To all- get all of the info before deciding against Title Insurance.

Termite insurance is a very good perk when the time comes to sell your home...many won't buy a home without it. It also provides peace of mind for the current owner. Folks from the north don't realize the danger of termites in the south. And don't forget to have insurance for flying termites. They are two separate policies. I know of several flying termite infestations in TV.

look at it as just another form of insurance
your choice to self-insure or pay someone else to carry the risk
Termites are quite common in Florida
so, to quote Clint Eastwood "Do you feel lucky?"

We had and sold three homes in TV. All with no termite service contracts. No buyers balked at this, nor even asked us if we had one. All Buyers had inexpensive termite inspections as part of their home inspection (Usually required Anyway if you are getting a loan on the Home ) . Bayer makes a very good pest/ termite killer that you can buy at Lowes ( in a blue container ) that is great for around the foundation exterior that kills all types of bugs.

You definitely need protection. There is no coverage under a home owners policy and termites love concrete as well as wood.
If you had it keep it up as most companies give you a guarantee if there is damage. If you're going new, you'll pay more for the initial since they have to test and treat.
Dean's was the original on my house and I kept them. Massey would be another. For this protection, stick with the major companies. Mom and pop's are ok for most things, but for this, I would make sure I used a National company.

The termite insecticide (Termidore) should be injected around the foundation. If the area you live in has hard packed clay beneath the surface, the insecticide will not penetrate very deeply and it will be much less effective. Injecting the insecticide every 12-18 inches, which reputable companies do, solves most of that problem. Secondly, the insecticide has a limited life. Most pest control companies will tell you the effective life span is 7 years, so if you're at 10 years, you're probably well overdue for retreatment.

If, when we bought in TV, the owner said, 'I have been treating for termites for XX years', we would have paid for a termite inspection anyway, unless he/she showed me his or her pesticde applicators license. We have Massey and the yearly inspection is only $99 and if there are termites and there has to be treatment, there is no other charge. When we bought this house there had been no yearly termite inspections so there had to be treatment to satisfy the bank and title company. We had to pay the $400 for treatment. When I look back we should have asked the former owner to pay that except we got such a good deal on the house.

Here in FL, it's not a question of IF termites will try to strike, it's when. This is my 3rd home in Central Florida in 30 years and I have had a few small infestations appear in my 2 homes in Orlando. It's not worth NOT having the protection. Keep the bond and retreat as necessary. Ron

I think the annual contracts are a scam, they are only insurance, not protection
I had a certified guy do an inspection last year found nothing said every 3 years is fine.
You can also get get some fresh air and walk around your house look at the foundation for signs

Wondering about termite control in cinder block homes. Many also use metal 'studs' internally. Virtually all roofing, however are wood studs. Not much wood for the little buggers to eat.
I had 'termite bond' for 2 years. They did nothing except take the money for the 'bond'. No inspections, no treatment that I know of.

Been wondering about this.
Our home is about 10 years old and we just moved in about 2 months ago.
Home was treated upon construction and is stucco.
As part of home inspection we had termite inspection and all good.
I am ok with spending about $ 600 for treatment (Massey) which is good for as long as we live here but they want us to spend $ 150 per year for inspection to make sure that the treatment actually worked.
Seems like a scam to me but apparently many people think it is worthwhile.

If any buyer buys a home with a mortgage, the lender requires an official termite inspection, which may cost a thousand dollars or more, including the preventive treatment and the inspector's liability insurance.

I agree. Renew your policy so you are covered in case you need it. Besides termites don't go away after 10 years or ever. Cheap insurance for the guarantee alone. Pay it like you pay your other insurances.

I have lived in Fl. for 50 yrs..South Fla., Ft. Lauderdale, & 11yrs. now in the VILLAGES.. All of my homes were built with Block Stucco..never did I have any termites or treatment ..Is that called LUCK ?

Compared to other insurances we pay, termite protection insurance is relatively inexpensive AND includes annual treatment for termites. It's my understanding that this is especially important after a home is ten years old, as by then the termite resistance chemicals that have been applied to the raw lumber before construction is pretty much worn off. If I were to do it myself, I'd still be paying for the chemicals AND I wouldn't have the insurance coverage that's included in the annual fee. To me it's one less thing to be concerned with....

Or don’t, the termites that turn away from my treated home may head on over to your untreated home. It could be a defensive move.

I replaced mine several Years ago. It was injected 9 years prior. Massey suggested.$$ redoing as it was approaching 10 years. So I bit. Not sorry I did. 150 per year inspects and provides the insurance. I did both subterranean and I believe formosian. We have a CYV so not a lot of places to get in. Our tech guy said there has been som activity in bonnybrooke. He said the most actively was patio villas and designers. Reason stated more ingress areas.

My Massey termite warranty will expire next year, 5 years after buying a new house, and paying about $90 per year for renewals. When the warranty expires, Massey will retreat the house by injecting chemicals in the soil around the house for about $500, and they will then renew the warranty for 10 years for about $100 per annual renewal. If I switch to Dean's, they will transfer the warranty to my house for $165 with no retreatment, and will charge me $165 per year for an indefinite warranty period. Personally, I think Massey has a better deal because I will be getting a complete new treatment and the renewals are less expensive.
When compared to my homeowners and auto insurance, I think the termite warranty is money well spent. However, I would only purchase protection against subterranean termites, not the flying type that some termite companies try to sell you for an additional cost. The reason is that subterranean termites can do substantial damage before you even see them.

You have wooden furring strips inside your block wall. That is what the sheetrock is attached to.
