A very wise person told me the new town center will be just south of CR470.

Look at current situation: Store and restaurant rents are based on hefty % of sales, so I bet those who are paying rent in Brownwood and other Squares and plazas like Colony ain't paying much. The Hotel is 10% occupied. The Emergency Care Center did not open. The Lofts are on ice. So I would say there's a lot of economic activity that has to come back before Morse ponies up any more investment...

With the current economic state, I don't think new retail and dining is coming any time soon. With social distancing here to stay, City Fire will only be able to accomodate half its former capacity. So you're going to have to build a place twice as big to hold the same amount of patrons you had before. That doesn't make economic sense.

It is all going to be "virtual reality". Just put on your glasses, and there you are!!! You don't even have to go to be there! Now that is what I call epidemic planning!!!

Here is a Third thing.

They have homes for Sale. Actually quite a few. :)

"Your Welcome " in advance of your " Thank You "

Correct. Some of the original buyers in Fenney that got tremendous deals 3 years ago are now selling, taking a 6 figure profit and building again in Southern Oaks. Not a bad investment at all.

There is a lot of work going on south of 470 and west of 501 towards Sumterville. Have no idea what it is but trucks are running in and out of there all day long 5 and 6 days per week.

:ohdear: Sorry but I think you are wrong. I think you are thinking of one of the Villages south of CR 44 called Fenney. I could name a lot of Villages that don't have Championship Golf. and Fenney would be one of them. I live in Santiago we don't have an 18 hole course either.

True, but you are a very short golf cart ride from Tierra Del Sol, Hacienda Hills, Glenview, and Lopez. You are also not far from Palmer, Mallroy, Cane, and Orange Blossom. All via golf cart.

I think you will see a new square about the same time that all of the new restaurants and big box stores including Costco open on Rt 44.

There will eventually be a vaccine and they'll all get back to full capacity. This year and next will probably be a little lean but should be okay after that.

They have one restaurant no golf after 4

How many restaurants are in the villages of Caroline, Sunset Point, Mallory Square, Liberty Park, Buttonwood, etc., etc, etc.? There are only 12 villages that have golf after 4:00 so why are you singling out The Village of Fenney when there are so many villages that have one or no restaurants and no golf after 4???? Some villages have no golf and no restaurants.

Fenney has a lot to offer
If your criteria is championship golf then Fenney loses for today. For tomorrow a championship golf course is planned

They're moving dirt to the new haul yard, they do this all the time. Eventually the dirt will be moved back or to a new location. There was one at the corner of 468 and the turnpike, across from Everglades, 2 years ago and now it's gone and they are building in Meggison Rd. There is one now at 301 and Turnpike, the dirt has been there about 9 months. There is another scheduled at the north end of the West Lakes development area.

The only real construction work scheduled for south of 470 is the construction management building near the haul road.

We bought in Marsh Bend because the salesman assured us the Magnolia Plaza would be up and running "Spring 2020." He also assured us the golf cart bridge from Marsh Bend/DeLuna to Brownwood would be finished "Spring/Summer 2020." A great price on the house is not so great now - and the Virus had nothing to do with it.

Amazing how much earth they move around, roughly 10 dump trucks a minute, 7 hrs a day, 6 days a week since January.

Amazing how much earth they move around, roughly 10 dump trucks a minute, 7 hrs a day, 6 days a week since January. After living here a while, I began to realize that Dirt is an inventory item for the developer. In other words, I believe someone keeps track of how cubic yards of dirt are here, how many over there, etc. Then when it's needed somewhere else, they know where to send the trucks.

I live in Sunset Pointe....where you’ll find Cane Garden and it’s restaurant. The other direction down Bailey/Odell is Mallory. Ten minutes by golf cart to Palmer and Havana. I can be at 15 executive courses within 15 minutes. At night I can take a 10 minute ride to Sumter Landing on my golf cart. At least 15 restaurants to choose from.
Harold Schwartz and Gary Morse planned amenities first and home sales quickly followed.

Yes, lots of them, and documented via Sumter County Property Records as well as personal knowledge of friends who have sold and purchased even larger homes.

It will all work out. The economy tanking sure hasn't helped things. I do see a slow down in building. So many future retirements have been put on hold since many 401K's have been hit hard.

Sunset Pointe is 15 years old, give us a chance to age and have more accessibility. For now we too have one restaurant in the Village of Fenney just like you have only one in your village, we can be at 5 executive courses in 15 minutes, we can be at Paddock Square in less than 10 minutes by car, and by golf car in the not too distant future. We are very close to the new Villages 24 hour emergency room and 15 minutes from Leesburg Hospital which is important. We have pitch and putt, we have putt and play and several resort style pools, amenities that you do not have. Most people that live here are very happy just as most people that live near you are very happy. Just a side note, had we not decided to live in Fenney Sunset Pointe was our backup, we rented winters up there and really liked your village as well as Cane Garden. Lots of great places to live in TV.

We lived very near there for five years. We now live south of the turnpike. Every amenity that was available to us then, is still available to us now. They are simply a little farther away. And, we get to live in this wonderful new community with all the wonderful walking paths, lovely green areas, and a newer vibe all around. No regrets for the move. None.

I now understand why my friends who moved here before me said "We don't care about the bridges."

I heard from a Villages realtor that it will be near CR470, it'll be an oval shape and that it will be called pearl.

there is a provision for another square, but it could also just be retail

a square in Southern Oaks sounds logical....but I suspect that it's not going to happen for another few years yet

with the build out in Southern Oaks hopefully the powers to be are also thinking about another performance venue like the Savannah Center and The Sharon
