I've only live here for a couple of years and like the lifestyle & amenities. What I'm seeing now is totally different than what I imagined. With 60,000 new homes being built will the roads handle the volume of traffic? Will there be more pressure on the current championship courses since not enough new ones are being built? Will it be crowded year round from now on? I'm curious how many people have said enough and are moving out elsewhere. Seems like its all about greed.

Well its already ratcheting up golf demand. When I moved here 4 years ago I could easily find a tee time....this past winter was the worst ever....especially with recreational facilities limited.....there were people out on the golf courses with no golf skills...just joyriding, taking a few swings and swigging from their cart cooler....

(a) Been here for a couple years, what are you seeing that is totally different??? Over the last two years there have been 5,000 new homes, a lot going to non-fulltime home owners. Less than a 10% increase.
(b) It's Florida. :ohdear: Again, less than a 10% increase. What were you expecting?? The Villages is much better than other populated areas in Florida.
(c) The plan for TV has not changed in the last two years since you purchased. The volume of players going forward is an unknown. Many people are coming to TV that are not coming for Championship golf.
(d) Very few.

The issue is not golfers, it's number of holes available. A lot of holes have been shutdown during this snow season. As you play, notice the number of Villages golf carts on the courses.............not many at all.......this is an indication of golfers from the new South. Very difficult to find any.

I’ve been here since 2000 and have moved as the villages had moved . .I love the growth and mostly the family has down it well . The more people the more options for entertainment, doctors , outdoor activities , we all have choices , I think some people on here have the mind set that everything was better in the old days whether in the villages or where they came from
. Well the old days were just that the old days . I’m 81 and embrace change the villages is much more fun then in 2000 and will probably more fun in 2030 I can hardly wait

In fact, today we will probably go down to Bradford for a long walk.
So, you're not a new villager ("been here four years") yet you're thinking about walking around in Bradford. You will be trespassing, no other way to say it. You've been here long enough to know that in any under-construction village there are barriers with signs, "NO TRESPASSING" plain and simple but I guess that doesn't apply to you. Shame on you!

1. Facilities gets busy when we arrive.

We had a very nice walk in Bradford yesterday evening. We parked at the new pool, caught the new walking path behind it, and followed the path past four of the new lakes. Then we caught the new MMP, followed it until we were close to where we started, and then cut through a couple house lots to get back to our car.
I like that there is a nice MMP to keep the golf carts and cars separate. This is much better than having the cars and golf carts sharing the same road like in Fenney, Marsh Bend, and Linden.
Next time we may bring our bikes so we can go see what is happening with the new Aviary and Hawkins rec centers.

There are 5 executive courses south of 44, as well as the Pitch and Putt and Putt and Play courses. In addition, a new championship course is being built.
And if you golf exec courses frequently, you’d know that exec courses south of 44 typically have open times much more so than courses north of 44.
This is a shortage?

When we visited TV for the first time we were blown away! We bought as soon as we could sell our home up North.
We talked to many couples that had visited many other retirement areas all over the East coast, and decided TV was the place to be. This made us feel even better about our decision.
It seemed like an Adult Disneyland. We also knew that with our modest pension we would never be able to afford such a lifestyle, alacarte.
It seems to be human nature to take our blessings for granted!
Any way nothing is ever perfect, or if it is some will still be bummed out....

moved here 10 years ago. can see the hand writing on the wall. there is not enough golf courses for the massive increase in houses. cant get on executive courses and as a priority member, groups are being shut out on a weekly basis. developer does not understand. Everybody that moves here that are not golfers end up trying golf and most like it. So non golfers become golfers and the demand increases. The developer does not understand this. unless something changes, as a golfer we have seen the best on the villages. Greed is right!!!!!

I am still a newbie, only here 1 year now and it is frightening to see the rapid development taking place. I wonder about the water supply, sewage, traffic and the high density population not to mention the outrageous 25% increase in taxes. Seems to me that greed has clouded good judgement. At the same time I come across many people who have moved two and three times within the Villages? So they must be doing something right.

You're seeing it now. Where have all the insects, bees, butterflies, snakes gone to? The environment has become sterilized. Without insects, we're doomed.They talk about the water quality of the springs, what about the overpopulation of America thru 3rd. world immigration? We grew 100M in the last 30 years. Highest rate in the Western Hemisphere. Nothing but housing & parking lots as far as the eye can see. It will collapse.

No matter where you live you take the bad with the good. I have seen all growth in the 22 years we have been here. Would not think about moving. All communities are growing they just don't offer the lifestyle we have here.

I’m sorry, but I’m really tired of hearing about “greedy developers.” It’s not just here. I heard it for decades when I lived in Denver. I’ve owned four houses in my life and all of them were brand new. My Villages house is the first that was a spec home, so for my previous homes I bought bare dirt.
I remember one day when I was looking at lots and I spotted a couple who had driven their car up on a lot and looked out at the view. Then they hugged each other and were obviously feeling great joy. The “greedy developer” was fulfilling their dream.
Yes, the developers make money clearing land and building houses on it. But, they are also fulfilling dreams. The Morse family has fulfilled a lot of dreams. They did it for virtually all of us. They buy more land and build houses on it because there appears to be an endless line of people who want to live here. How would you like it if they closed the door in your face and said “Sorry, we’re full. We don’t want to look like greedy developers just because we’re making a lot of money fulfilling more people’s dreams.”

The only thing that could change is that people stop wanting to come here. I do not understand why people always want to buy THEIR house and want everything to stop for anyone else.

It doesn’t make sense to build infrastructure (courses, restaurants, stores, roads, etc.) for the maximum population. If everyone lived here year round, more infrastructure would be added to meet demand. But it’s too expensive to have most of it go unused for most of the year. This is why the year rounders dread winter because of the influx of snowbirds. This place is great from May to December. If so many would quit going north in the spring, this would be a much better place.
And, please don’t tell me that snowbirds help fund my lifestyle. I’d rather pay more than deal with the short-term influx that prevents me from playing golf or forces me to wait an hour to get a table at a restaurant. I really don’t want to eat at dinner 4:30.

It's the eternal debate between progress vs economic stagnation, isn't it. I understand questions about finite natural resources, environmental concerns, and sustainability, but those aren't unique to The Villages. Traffic to me remains quite low compared to the congested cities I'm most familiar with.
The Morse family has provided housing and amenities that many people find quite desirable. I personally neither laud nor castigate them for it. Other than reading here, I don't much think about them at all.
On another note, I'm very happy to see so many posters coming out of lurk mode to chime in over the last few weeks, both about COVID and other issues. Just because someone has an idea that's been expressed before doesn't make them a troll or sock puppet. Goodness. So much suspicion and antagonism.

Yeah, we saw several cars driving through Bradford yesterday evening and I think they were going down as far as the under-construction Aviary rec center.
If you get off the main road you will have more chance of getting a nail in your tire. We saw nails in the roads as we were walking.

Buena Vista was only open heading South to the circle where Arnold Palmer is (then, going to be!).
I wonder what our reactions then would have been if we saw information that TV was going to add 100,000 new residents.
Fast forward to today we can happily say it only got better. Our daily world and how we navigated in it did not change much at all as TV expanded RAPIDLY toward 466A......then onto to CR 44.....and now points south (and more).....
Yes there is more traffic in some places at times. One learns alternative times and routes.
And yes we would do it again today.

You are correct, the infrastructure cannot handle all the new homes. Going up and down Morse Blvd is a nightmare at certain times of the day, because that is where most of the docs and the hospital are. They are starting to build some further down but it will take awhile. When we moved here in 2010 they told us the Villages would end at 466A and you see how that went.:ho::ho::ho:

In both brand new homes it took awhile for all the geckos and snakes and birds and butterflies to find us. Both times we watched the critters reappear in less than a year and now we watch them comfortably from the lanai and front porch.
My husband and I are trying to help with the general over population and have ditched plans for a baby. There is a lot of water around us, under us and being taken up to the clouds and down in the rain here in Florida. We love to live here in The Villages, the lots are smaller and not so hard to keep nice. The common areas are profuse and lovely and trimmed and maintained regularly. Flowers are planted for all of us to enjoy five times a year and the butterflies love them too.
I hope it will not collapse. The building and maintenance and food suppliers and lawn people are all depending on this beautiful area for their bread and butter.

The plans South of 44 had already begun if you moved here a couple of years ago. The new growth should have been no surprise to you after you moved here.
We just moved here but have been coming for 3 years for short visits. All we heard from everyone was the new growth coming and how fast the homes & properties we're selling.
People have been complaining about snowbirds for years adding to the traffic, taking up tee times & filling up Restaurants. Many of those snowbirds own homes here. If it wasn't for the snowbirds the restaurants, businesses & golf courses would not survive.
No other places offer the amenities the Villages do. Baby Boomers are now retiring so that also is the reason for the growth all over Florida.

CDDs 9 & 10 were both established on September 28, 2004. Anyone shocked or surprised of growth down to SR44 was either uninformed, not paying attention, or didn't do their due diligence to find out what was happening around them. This didn't just happen overnight, it took years of planning.
Brownwood and Rohan Rec Center being built at the very southern edge of the know growth didn't bother to ask WHY? Why would you put a primary commercial property on the far edge away from most of the customers and not in a location surrounded by potential customers? Brownwood was planned in the late 90's, HS and GM were involved and knew exactly what they were doing.

This long term planning reflects decades of work and effort by HS, GM, and the entire development team. Did they know they would be developing the land south of SR44 like they are now? Of course they did, they knew exactly what they were doing long before most of us had even heard of The Villages.
If there was any surprises along the way, it was probably gaining control of the Wildwood Springs development that had most of the development planning and agreements in place. This allowed movement on development to happen quickly and probably ahead of schedule. As it turned out, it was an incredible success but it resulted in some problems they are now aggressively trying to address, connectivity. Wildwood Springs is a development that most have not heard of, but everyone knows the new monikers it took on, the Village of Fenney and the Village of DeSoto. The rest is pretty much history and some current events.
Has The Villages changed and does the current generation have different vision of the future, absolutely! Travel to the areas south of SR44 and you see a different kind of Villages, one more environmentally friendly, one more focused on being active, with more green spaces and preservation of the natural resources that were present before the first shovel of dirt was ever moved moved. A strong vision of environmental stewardship now exists. Nowhere else in The Villages is there this large an effort to maintain the environment and beauty of the land, simply look at a map of all the areas and you will see a profound difference, for the better.
The vocal few complain of "too big", "too crowded", "not in my back yard", "greedy", and "I want" with their digital courage from behind the keyboard. The typical, "I've got mine, now it's too big, they need to stop building" crowd. I say the "vocal few" because the vast majority of us our too busy out having fun, enjoying our retirements, and living to be sitting on the couch complaining on social media, I raise my glass to this silent majority! As for me now, the winds are a little too high to fly this afternoon, so I'm off to the golf course...

Nope, CR470 will look like CR466 and US441/27 in 10 years, full of commercial properties on both side from the turnpike to where the hospital and schools will be built just south of the prison, and with the town square on the NORTH side of CR470 where 470 meets the road coming from the Bexley Bridge. The fifth town square will be south of CR470, do you what to know where?

Builders are not in the business to build a development to suit a few people as you can see this is a popular place. So if you don't agree with the build and were under the impression the world revolves around you then move. Also about the person identifying the unskilled golfers. This is not the PGA and you are not in charge. There are people who don't know how to play but have a right to be there as much as you do. Retire take time to laugh with those around. I assume you mean south of 44. We live south of 466A and bunches of us visit Sumter and some of us visit SS. In fact Brownwood will be considered the center of The Villages. In about 10 years Sumter will be the Historic Side lol

With 60,000 new homes being built will the roads handle the volume of traffic? Will there be more pressure on the current championship courses since not enough new ones are being built? Will it be crowded year round from now on? I'm curious how many people have said enough and are moving out elsewhere. Seems like its all about greed.
We visit a new place and buy the fantasy and hope we are right. Obviously for many, even though we tend to not admit it was a wrong choice when it is, it is what we hoped. Not for everyone though. Make a list. I like this, dislike that. It’s your life. If you are not happy those around you won’t be either. Threads like this can cloud the issue. They are voices in the wind talking from where they are not who you are...

Nope, CR470 will look like CR466 and US441/27 in 10 years, full of commercial properties on both side from the turnpike to where the hospital and schools will be built just south of the prison, and with the town square on the NORTH side of CR470 where 470 meets the road coming from the Bexley Bridge. The fifth town square will be south of CR470, do you what to know where?

It’s seems to me a large amount of the complainers must have lived in an alternate universe from many of us , everything seemed 5 minutes away from them , every restaurant had no waiting time , hmmm the doctor would see them now . I travel all over villages and 15 , 20 minute ride to where I want to go even at the most crowded times isn’t bumper to bumper , you have so many restaurants here to eat in , maybe you have to wait but so what are you in a hurry , relax have a cocktail and be glad that your not living somewhere that a 10 minute walk to becomes a 40 minute ride if you have to take car

When we bought a home here in 2009, we were shown homes north of 466A and were told the building stops here. Look at it now!You are correct, the infrastructure cannot handle all the new homes. Going up and down Morse Blvd is a nightmare at certain times of the day, because that is where most of the docs and the hospital are. They are starting to build some further down but it will take awhile. When we moved here in 2010 they told us the Villages would end at 466A and you see how that went.:ho::ho::ho:

Yeah, maybe they can cloud the issue for young'uns, but not for us old timers.

I assume you mean south of 44. We live south of 466A and bunches of us visit Sumter and some of us visit SS. In fact Brownwood will be considered the center of The Villages. In about 10 years Sumter will be the Historic Side lol
This may be true but I still prefer LSL to the other town squares. LSL has always been my favorite.

You do realize that South of 44 is right across the road form North of 44, I don't see what the problem is.

Why does anyone care how far they go in any direction. We have lived in Bonita since 2009 and were told when we were looking they would never cross 466a. Yea right our furniture wasn't even unloaded and construction was getting ready to start S/O 466a. We like where we live, most places we go are only a golf cart ride away. If I wanted to explore the Southland I'd take the car only until the Bridges are complete, Then we'll pack the golf cart for I drive. We don't golf, pickleball took out my knee, the pools are plentiful and we even visit the family pools on occasion. As for the Restaurants we go wherever we want 99% of the time by golf cart. We researched MANY properties before buying here and believe me the one's we visited didn't even come close to this.Is it crowded at certain times of the year? Of course but so what they bought here and spend money when they come. It's getting big BUT more things are getting built. The new shopping center is starting. As for the first Bridge over the Turnpike soon come there is work that needs to be done first and there was the rumor of the Turnpike being widened so would you put up a golf cart bridge before you knew for sure? I doubt it. So the time will come in the meantime relax and enjoy what you have here for us this beats Long Island hands down and my next move is already planned & that's to Bushnell.
