We are moving to the villages approx. Sept 1, put contract on a resale home, inspector found some "bubbling" on roofing on roofing shingles that were installed when home was new in 2003, is that a commong problem, also some of the roofing shingles had lifted a little, ....due to heat? Etc.(nails popped out somewhat)

I have not heard of that as a common problem. However the manufacturer of some recently installed roofs has replaced several in homes south of 466. This was due to defective shingles from Owens Corning.

We had a shingle lift a bit when we first moved in to a newly built home. The Villages warrantee office took care of it and we haven't had a problem since. This happened approximately 8 years ago.

On page 7 of the July issue of the POA Bulletin http://www.poa4us.org/bulletins_files/bulletin201007.pdf, there is an article about owners of resale homes having problems with their roof warranty because the proper warranty transfer paperwork was not completed with Owens Corning when they purchased the home. Make sure this paperwork is taken care of for you by your agent or the seller.

What did your inspector advise regarding the roofing items he found?

Welcome, Bob! Village of Springdale, by any chance? We purchased a home the same age there, so I was wondering.

Didn't know about transferring the roof warranty papers. Hope we don't run into the same issue.
