View Full Version : No water feature in Brownwood

So very disappointed Brownwood has no water feature of any kind. Not even a watering trough for horses?! Recently purchased in Marsh Bend but will never take visitors there to site see. Spanish springs designed by Universal Studios. Lake Sumpter by Disney. Brownwood by Wally World? It’s as if Brownwood didn’t try harder because it didn’t have to. Are there plans in the works? Of course, no one working for the Villages ever knows ANYTHING. I just hope enough people mention it and that word somehow gets to the decision makers. Can’t we get a water feature in Brownwood Paddock square on par with Spanish Springs for example? Love the Villages but feeling a little cheated in this regard.

Google The Villages and look at Brownwood satellite view, it's surrounded by real water and soon the bridge over 44. Larry the Gator was national news last year when he walked around Brownwood. Get in your cart and explore. Water Fountains, that's what you want to see?

Spanish Springs has terrible seating for the entertainment, the stage actually faces away from most of the seating. Brownwood has the grandstands and the stage is at one end, I go there for the music and the shops, not to see a water feature.

Never is a very long time.....
So many other things to see in Brownwood.....
Doubt if there were any water features in old Florida cattle towns....
Sorry you were so very disappointed.....
Doubt If many others will mention the lack of a water feature...…
A water feature?

Brownwood was designed to represent the history of the Morse family's resort in Michigan, kind of a tribute to Gary and Sharon. It has meaning to the family and since they paid for it they can design as they desire. All three squares are for the enjoyment of all and since two have water features go there and enjoy them.....since not everyone here has the same tastes and needs. Won't be long you will even be able to golf cart there.

JoMar is right. There is a Brownwood in Michigan, that was a business that Gary's sister Mary Lou Morse ran for years. She had bought it from hers and Gary's ancestors. This isn't a very good link, but shows the family connection. Her children are apparently still making the amazing donuts that she is famous for.
Brownwood Acres, Donuts and The House That Fell Through The Lake | Edible Grande Traverse (https://ediblegrandetraverse.ediblecommunities.com/shop/brownwood-acres-donuts-and-house-fell-through-lake)
Whether it is donuts or houses the Morses business acumen is a family trait.

LSL and the regional rec centers near it are most attractively designed in my opinion. Especially the tour boat and the lake board walk. Citizens bank in LSL is also the classiest. Everglades rec center looks like a big barn with some pictures on the wall, very cheap looking. Brown wood, the name says it all. So dull. This is just my opinion and I respect other points of view.

If the lack of a water feature keeps people away, what's the downside?
When the Brownwood lofts are rented the place will be overwhelmed.

We are from MI. Brownwood, it’s road names, and everything about the town is special.
Since it’s family history, you have missed the point of passing on the background.
When I go to Brownwood, I can tell you where each of the named roads are in MI and where they go.
For me it’s a memory from my younger life.

Maybe after they've finished replacing the rotting wood at the entry, that's only around 8 years old and should've been built to last at least 20 years - they'll give some thought into putting in a water feature. Not sure what kind of water feature you'd want to see on a ranch-themed town square though, other than maybe a pig sty with a grizzled old woman endlessly pouring slop into a corner of the sty and the ceramic piglets gathering around for their lunch.

"no one working for the Villages ever knows ANYTHING"
If you are referring to the sales agents, they are under contract (a NDA) not to speculate about future plans.
Would they / could they, I suspect we would hear that the Katie Belle's closing is a result of the developers opening a similar venue in ..... Brownwood.
Anyway, makes sense to me as BW is now the center of The Villages.

If you use a TA like most 6% per move does add up quickly/
A $ 350,000 home costs $ 21000 to TA for selling.

You don’t GO to see the water feature. It’s part of the ambiance. Also, does it have to be one or other? “You have a great outdoor theatre so NO WATER FOR YOU!” Why build the Buckingham Fountain in Chicago when Lake Michigan is within eyeshot? There are beautiful ponds all over the villages but none to enjoy while dining, shopping or enjoying friends in Brownwood Paddock Square.

I didn’t buy my home based on the town square it was closest to. There are far more important considerations. I just think Brownwood is a bit disappointing—but with so much potential! If the Villages would consider adding such a feature would you oppose it? I support the businesses in Brownwood Paddock Square. I eat, drink and will purchase retail Items there because I want to see the businesses succeed. And in succeeding (and with the influx of more residents) perhaps we’ll see a bit of investment improving the ambiance.

I’d find it surprising if someone’s taste would find a water feature objectionable. It wouldn’t even have to be anything elaborate. I’ll bet the Morse family ranch had a well! It’s just a suggestion. I think it’s neat Brownwood has family significance. That makes it special. And more reason I’d like to see it at its very best.

You do have a expensive feature at Brownwood. At the entrance at 44 there are metal castings of animals on a trail roundup, but not as close to the very small square. Operative word for this square is Small. Where would they put such a water display you would like to see it in the small area?

The music venue in Brownwood is the best of the three, would rather have that than the water feature in Spanish Springs and their awful seating arrangement. And the movie theater in Brownwood is also the best of the three. I guess it just depends on what you place value on.

What is perceived as a complaint started out as question. I see I’ve made the freshman mistake of dare questioning the status quo. As mentioned, I want Brownwood to be the very best it can be. Do you? Don’t see how inquiring about adding a calming and tranquil water feature to Brownwood is grounds for ostracizing (ok, the Wally World reference wasn’t fair). Got a good spanking for bringing this up but no one has answered the question. Why? Maybe there’s a great reason. Just curious. Thanks for all the replies. This troll will crawl back under his bridge now (maybe there’s water there). 😁

Not a fan of Brownwood, just saying. Dont have issues with any of the above comments, but i the old west/barnyard feel of Brownwood doesn't do it for me. If there is water all around Brownwood, I've never noticed it. I see it on the map, but its not really part of the atmosphere. And the stadium seating and western stage/pavilion has some pros, but just is not appealing. Does not compare to the charm of Sumter (speaking of water all around) or Spanish Springs. IMHO its a shame that that square will be the center of the Villages, and perhaps the focal point. I agree pretty much with John41. And that is one of many reasons I wouldnt think of moving down to the newer sections. Im halfway between Sumter and SS and love it. Im glad to read that many people love BW. Always wondered about that.
Have a great day and stay safe everyone.

We live very close to Brownwood but have come to really enjoy all three squares for their own unique qualities. Brownwood Paddock Square is a little too Honky Tonk for me. I’m sure others love it for that very reason. But I do appreciate the music venue very much. LSL is the most impressive and I think it very charming and refined (as refined as we want to get in the Villages.) Brownwood is rowdy and uninhibited. When we pulled into The Villages via Brownwood for the very first time, I couldn’t believe the entrance display. I thought it was so cheesy. But we nevertheless found a home close to Brownwood and now I love the entrance. But I thought the same thing; LSL certainly Is more impressive and I really didn’t quite ‘get’ the Villages until we ventured outside the south end. Only my opinion; don’t shoot😂

I only go to the squares for two reasons, the movie theaters, of which I like LSL best and the music, especially if the Hooligans, Spanzmatics or Uncle Bob are playing. I like to rock. To me it's a no brainer, Brownwood is best, LSL is second, and SS I quit going. I only take guests to the squares when there is music, so the music is the show.
Spanish Springs trying to see the band, the band faces the other way. Not a good setup...boring.

Everyone is entitled to there opinion , but not ever taking any visitors to Brown wood is pretty ridiculous, you can go from burgers to blue fin , something for everyone, we all have favorite squares but most of us spend time in all of them , FYI right behind the sales office 5 minute walk from Brownwood center on cart trail is beautiful water setting on both side of trail the kids love looking for a gator or other birds , you can get there faster then there ice cream melts in the Florida sun

The answer is that The Villages is a CDD. We do not take up a petition and change things. This is not like Orlando where you vote a mayor in or out. This is a large and well run development established and organized and maintained by the developer. Most of us are rather glad of that. We are glad that new folks can't vote in a little of this or a change in that not only because most of us think it is dandy the way it is, but also all the changes cost money. There are many who when it's cold for a few weeks want some indoor pools, there are those who want to take out the traffic circles and many other suggestions that would possibly make things nice, but cost all of us, because we are the people who will pay for the changes. There is a workshop offered every few weeks in ordinary times for people that explain just how things work in a CDD. It is most enlightening.

Spanish Springs has terrible seating for the entertainment, the stage actually faces away from most of the seating. Brownwood has the grandstands and the stage is at one end, I go there for the music and the shops, not to see a water feature.

I would say to that both yes and no. All residential CDDs are or will eventually be run by local elected officials. NSCUDD is run by elected officials of whom I am one of seven on this board. Now, the three commercials CDDs are managed by developer appointed supervisors as only the developer owns the land in those three. As some of the District staff is hired by one of the commercial CDDs, they have a fine line to tread between interests of the different parties. Without Developer support or approval, it’s hard to accomplish much.

In regard to Brownwood discussion......there will be no room for a water feature after the apartment villagers are unleashed.... someone told me several hundred apartments. The
n Fenney....etc. It is still very nice with excellent stores! Also...terribly disappointed at loss of Katie Belles'... this is a great feature of the Villages. It used to be PRIVATE for only village residents and their guests. Now...NO WHERE to go indoor dancing and dining! The original Swartz family is spinning!! Also...no news for EMPTY Hacienda restaurant! By the way.. a EXCELLENT place for a night club atmosphere for Villagers...drinking,dancing and buying snacks. I would PAY for that...but..I do love the Villages life!!! Just.... hate to lose those 2 enhancements of quality life! (From the OTHER side!)....Vivienne Reid

Each square is suppose to have their own unique style. Brownwood is western. I love walking around Brownwood seeing the unique western buildings, with western benches and other western accessories. The only thing you may not see is a water trough. Watch a western. Not many water troughs in them unless someone is thrown in one.
Once the black private fencing is taken down you can drive by The Lofts. The landscaping is going to be beautiful with a large body of water along side of The Lofts.
Everyone can't be pleased but I think a majority of us are pleased with Brownwood.
That is the beauty of 3 squares you can go to the one you prefer. Wait a few years and the 4th square will be built.
Actually I wish they had a western looking telegraph office which would actually be a satellite post office. They have a machine scale where you can mail packages, buy stamps & purchase boxes & etc. Have a Fed EX drop off & a UPS drop off. The UPS store on Burnsed is the busiest store in the area.
Every Western town has a Country Store. One of the building's could be a WAWA type store to pick up Milk, bread, butter, beer, sodas & munchies.
Those type stores may also bring more people shopping to the square. It would help the 200 some people that will be living at The Lofts.

Interesting, seems to me though most people do use agent and that does run up the cost
Those who have moved multiple times usually is a diy project. Selling here is so quick, we always buy next house, the put other up for sale.
Usually those who use an agent are out of state, and can’t be here to complete transactions.
However for those making $100,00 to $200,000 from original purchase price, $20,000 is a drop in the bucket

Amazon has small portable water falls incased in plexiglass, various sizes, battery operated. Different colors as well.
Some are actually small enough to take with you, set it down next to you and enjoy.
Meanwhile others will get that same soothing feeling that you will be having. Enjoy :)

In our ramblings while renting, we pretty quickly decided that anything at minimum of a couple of miles north of Brownwood would be out of the question for us.
But that's just our preference and obviously, there's lots of people who don't mind even being south of the toll road, with no current golf cart access to the rest of The Villages (or a real golf course for that matter).
