Patio Villas

Same question as what was recently asked about courtyard villas. What are your personal observations on pro and cons of Patio Villas. Thanks

We own a patio villa and I love our home. Easy to maintain and comfortable to live in. We are snow birds and if we lived here full time we would need a bigger house. There is a definite lack of storage and we would need at least a 2 car garage. Many of the homes in the patio villa areas are rentals or snow birds.

We plan to be reverse snowbirds. Probably spend the holidays in Texas but most of the time in TV. Are patio Villas more part time or rental percentage than Courtyard or other homes?

That should not happen because that is your land. The neighbor only has to have access to the meter and to fix or have the siding washed. The neighbor would put the dish on his property. If you saw that then it should have been reported. Maybe the neighbor allowed it.

I am living in my 2nd Colony model patio villa. I have been a long-term renter since 2017. I lived with my mother in a 3 bdrm ranch home. We had to sell it in order to pay for Assisted Living after she had a mild stroke which led to the start of dementia. Two big things I miss are the bathroom closets. Here, I just have the linen closet outside of the guest bath. I am lucky to have an indoor laundry. They should have built a car and a half garage like they do with regular houses. It is extremely hard to fit a golf cart in the garage with my 2008 Mercury Sable. There is absolutely no storage room in front of the car except for a trash can & broom.
Patio villa neighborhoods vary and I have no statistics, but it's probably a 50/50 makeup of permanent (frogs) & Snowbird residents. Mixed in there are the rare Snowflakes (like my neighbor) who only visit several times a year for a few weeks at a time and 4 or 5 short-term & long-term rentals.
The best part is no barking dogs like I imagine a courtyard villa neighborhood MIGHT be like. Love the picket fence. For resale value, try to find one with a vaulted ceiling and an indoor laundry between 466 & 44.

Your points are valid, in my opinion. Of course it depends on one's lifestyle, to each their own, of course. We have a patio villa in Marsh Benda and love the new models. Inside laundry, big garage and golf cart garage, water and preserve views. The kitchen is gorgeous with an enormous amount of counter space and cupboards I don't even use, there are so many. The linen closet in the master is huge and we had enough room in another closet to add a coats only section. Glassed in the lanai......for folks who said "never live in a patio villa" here we are and life is great! We are full timers.

We lived in a patio villa in Hemmingway from 2008-2012 while we were snowbirds and it was great for that. In 2012 we made a full-time move here and opted for a 3BR CBS villa to get a bit more room and quiet.

Pro: low maintenance and affordable. Great for part-timers.

Con: It is noisier than the CBS, that's a fact. The interior was a bit lower end than the courtyard villas. Exterior: I don't think the vinyl wears that well long term. A 2BR courtyard villa usually isn't too much more expensive.
