I'm going to change Home Owner's Insurance. Any recommendations for a
good company that is fair and reasonable?

There are so many variables and pricing schemes, I don't think anyone can really tell you who is fair and reasonable. I think the insurance companies plan it that way.

Stay away from American Integrity. They left me stuck with a leaking roof and tarp for 3 months waiting for their inspector. By the time they rejected the claim I had to start over on finding a roofer, as the first one was tired of waiting and moved on to other jobs.

If possible get one for both car and home, save a few bucks bundling the two.

Chubb Insurance.

Some of the best paper in the industry.

If you don't read the policy, if you don't read exclusion......you get what you pay for.

I wouldn't automatically go with the lowest rate. You can check history of complaints for every insurance company in the state.

Complaint Comparison (https://apps.fldfs.com/complaintcomparison/home.aspx)

You would be surprised how bad some companies are.

Four years ago I chose ASI through AAA. They had almost no complaints registered. They have since been bought by Progressive. I have not checked them since though.

We have been with Tower Hill (headquartered, Gainesville) since 2003 to include five homes and five hurricanes, including Charlie. They have been great thru it all.

I agree. We have a bundled policy with AAA South—auto, homeowners, and liability umbrella. We've had one auto claim and one homeowners claim over the years, and their customer service has been superb. We would recommend the agent who put this excellent policy together; however, she's no longer with the company.

TV, The Villages Insurance is an insurance broker. They are like any other insurance broker so sell many different companies insurance. I have found with them Travelers works best for me. 15 years now with Travelers for Home-Auto-Umbrella. Pricing very competitive. One claim in 15 years and the process was very easy.

My number one criteria is will they offer a sink hole insurance rider. The mandatory sink hole insurance is minimal and only kicks in when your house is condemned.

I think it is insane to own a home without it.

I will second this suggestion for Tower Hill. They have very competitive rates and high customer service ratings. We went with them as a suggestion to our insurance agent, Brightway Insurance, when we moved to TV last year.

That is true American Integrity sends a "forensic engineer" to detemine your claim and always finds less than required total replacement and American estimates your damage and will require you to make those repairs. We currently are shopping for another insurer.

I will highly recommend agent Tony Williams 352-254-5250
I had an increase of $800. With American Integrity with no claims my home and cart was 2000.00
Only got me with St. John’s a 5 star company for $850 with better coverage. That’s a big savings . And he answers his phone very good agent.

Stay away I had Travelers Florida insurance With an out of area agent to combine policy with car for discount one of the quotes we were given was Travelers Florida. Same identical coverage but quoted $300 higher. Asked for explanation reply was “that’s the way it is”

Avoid American integrity claims denied, no phone calls returned, law suits filed and won by homeowners after three years in court.

The important information is, how are they when paying claims. Cheap insurance is not any good if you have trouble getting a claim paid. We use Travelers First Floridian and they have always been great in time of need. Went through Villages insurance.

We get our insurance through TV insurance. Although we have never had a claim, our insurance premium doubled (can't remember who we had), so I called TV insurance and asked about it. She said she would look around for something less. She found an obscure lower rate for us that had something to do with us being in our 70s and having no claims. AND, it's with the same company which I believe is ASI. I hope I am remembering this all correctly.

We have an independent broker as well which we've had for almost 30 years. They switched us to ASI/Progressive about 5 years ago because they had better rates for the right coverage. We have Auto-Owners for our car. I've made many comparisons and never found anything better, including State Farm, Geico, The Hartford (AARP).

After 30 years with State Farm, we switched to Farmers last year and are paying less than half of the SF premiums. We shopped all the reliable companies. They had the best coverage for everything for the price. We also switched our Auto, Umbrella and Golf Car insurance.

Is it true that an Insurance Premium is based on an estimate of probable Replacement Value. But a Claim is settled on "As Is value" on the date of the loss?
Does that mean that we pay a premium based on, for example, $300,000 but the Insurance Adjuster determines that the damaged improvements were only worth 75% at the time of the loss?If we pay a premium based on $300,000, are we not entitled to 100% in the event of a loss?

I have bundled with AA A- car/home. Included sinkhole when purchased in 2010. Moved out of Villages but still in Sumter county. New home coverage dropped sinkhole coverage. When I called and asked to have it reinstated and cost to add I was told AAA no longer was offering anyone sinkhole coverage in Sumter. Has anyone gotten AAA insurance last 3 years that included sinkhole and lives in Sumter? Or am I just being given a line of b---!

I have Travelers through Geico for my home in GA
and Security First through Geico for my home here.
Had a roof put on in GA - no problems - very good service.
No claims in FL so I can't say they're good or bad.

I just changed all of my policies to one insurance company and am very satisfied with the process, the prices, and the agent who was really very good - she is pleasant and knows her stuff. Her name is Rachael Story, call her for an appointment at 352-661-3456. She works in an office local to the Villages on Warm Springs Rd which is a continuation of morse across 44 in Wildwood. The insurance Company is State Farm and they handle Home Owners, car/truck insurance, golf cart insurance, umbrella insurance, etc. Let her knowRich recommended her and she might throw in a Winn Dixie cookie😁

Just be sure you get the Sink Hole coverage you want. I have catastrophic and non-catastrophic coverage which is not offered by all.

What do you mean by sink hole rider. The travelers covers sink holes with a huge 10% deductible. Been thinking of getting quotes outside of the Villages this year since my village agent left so appreaciate this thread.

If you are a Veteran, check USAA. They may not be the cheapest, but they will take good care of you with excellent customer service. We bundle Auto and Home Insurance and se them as our primary bank too.

I suggest you find a GOOD agent. They can help sort out the differences and help you find the best value - not always the cheapest. I've found The Village Insurance to be good brokers with several options. There are many good agents if you want to do the resrarch
