Has anyone heard anymore about a 4th square?

I was watching a real estate show yesterday about the Villages and surrounding 55+ communities. The realtor used to work for the Villages and still has friends in their sales office. He stated his friends are being told there is no longer a plan for a 4th square. Has anyone else heard this? :(

Seems like it is a great draw for people to move here, wonder why they are not building it.

Not to mention they get income from all the stores and restaurants.

never say never....they're building thousands of houses down in Southern Oaks and there's plenty of land

Brownwood may have to fully lease out the retail space first though

To be honest I'm not surprised. There are still empty retail spaces in Brownwood and that was before the pandemic. I honestly don't see them pumping money into a fourth square and that's a sad thing for the folks down south.:ohdear:

They keep on building new retail buildings that sit empty in Brownwood.

I also listened to Ira Miller's YouTube live stream a few days ago. Interesting, but I don't know if this is accurate or not. I am betting the developer doesn't disclose all information and future plans to sales associates. After all, the sales associates were telling prospective buyers several years ago that no homes would be built south of 466A.

I "heard" that Orlando is going to be the 4th square, plans are in play to annex the city into The Villages. Good planning on TV's part, no construction costs as everything is already in place.

Your wrong too! I heard from my mailman's third cousin it will be in the shape of a pentagon. It will have a military theme with precision bombing of the main stage during their 15 minute breaks. Only patriotic music will be allowed and God Bless America will be song on the top of the hour.

I doubt a fourth square will ever have enough population around it to make it economically feasible. They are talking about a rec center with some vendor tents as the next. square.

I keep telling our friends in the Fenney area that they can claim the town of Coleman as "their" town center. After all, it is just a little west of them and it already exist. But even though they can't get to Coleman by golf cart, I remind them that they can't get to Brownwood or any of the other town centers by golf cart either. With enough business activity, that little town could become a happening little place.

Fenney is continually bashed but they still sell 5 or 6 new homes every day. There are already people down here that are building their 3rd home south of 44 and hundreds of people are moving down from north of 44. We are all pretty happy down here away from all the traffic and lack of green space. This is the most relaxed part of The Villages and less than 5 miles from Paddock Square if we choose to go there. We have live entertainment at Edna's, nothing at the squares, great place to live.

No need to imagine. We were not told that at all. In fact, we were told that the latest information is that they are considering smaller "gathering spots". This seems to be supported by what is being planned at the new golf course.

BTW. Those of us south of 44 are more than happy. Those that want to complain on our behalf can save themselves the trouble.

No reason for me to do it. We wanted to live in middle of current Villages so Fenney had no interest for us. Besides we did not have the time to have a house built for us needed a resale.

Brownwood retail space is over market price per sq ft,
that's why it's not rented.

Nice and quiet in the south of 44 but will not be when all the homes are sold. You will have as much traffic as any where else and people using the amenities just like every where else. Not too quiet if you are near the turnpike or the quarries. Glad you are finally getting a supermarket but very far from services as I Iive in Hillsborough and find it to be inconvenient, more so from where they are south of us.

Why would anyone build another square?? Existing squares are now ghost towns. No entertainment, farm markets, craft nights, or anything else.
Villages is advertising a lifestyle that no longer exists.

It's in the plans, available to view at Wildwood City Hall building dept. The Villages already has plans to build all the way to Center Hill, of course there will be another square for all those people. It amazes me the back and forth bashing of north of 44 and south of 44. Be happy where you live and allow others to be happy where they live. As my deceased mother in law used to say," if it doesn't put 2 cents into my pocket or take 2 cents out of my pocket, its none of my concern". Live and let live.

I was in line at Disney World last year. The lady next to me says , oh hello, where are you from.
(She was in her sixties) I replied,
The Villages, she immediately
Changed her facial expression to one indicating disgust and says to me “ they have venereal disease ””
I asked where she heard that. She said my friend told me.
In retrospect I should have asked her what treatment she was on and advise her to limit her social contacts.

Realtor told me it would be an oval and it will be down around 470. He also said its probably 5 or so years away from being started. With all the land TV has purchased South of Fenney it wouldn't really make sense not to have one. When that land is built up Fenney will no longer be considered "South" but rather closer to the middle of TV.

My realtor, Gary Lazdowski, assured me that Magnolia would be complete Spring of 2020. He also assured me the bridge over the Turnpike at DeLuna would be complete summer of 2020. We bought with those assurances. Despite that, we are pretty happy here. My guess is that the realtors are kept in the dark - just like mushrooms.

You are absolutely right!! Just another issue that people can waste their time bashing and making snide remarks. This only builds more division amongst our society, especially here where we call home. I live north of 44, and actually like the creativity that is going on down south. I do not plan to move there, but many find it quite desirable if they choose the right location for their needs. Been here 10 years and hardly ever go to the squares except to eat or go to a movie. In the beginning, when you move here, you are in the honeymoon stage, you want to see and take advantage of everything. Crowded, hard to get parking spots, too many dogs, and now, way too many “non Villagers” finding a place to hang out on the weekend nights. Same old shops and restaurants. Maybe intimate gathering spaces are the way to go. And, yes, a new “square” is in the works, but a whole new concept. Different strokes for different folks. Try to be kind and humble. You live in this beautiful environment, enjoy it....find time to be positive with your opinions.

Agree. Only one time, at LSL square, there was a young couple who were trained swing dancers. Hubby and I were lucky enough to just happen to be in the front row and they were dancing right in front of us. WOW, WOW, WOW......I loved watching them. What a treat that was.

First off most ARE NOT realtors they are sales reps and work for the developer. Second in the past all squares and other amenities were built prior to houses. This newer generation is only interested in $$$ and cramming as many homes in as possible. I have not been south of 44 in probably a year, there is no reason for me to go there. Also the connectivity of the bridges is another issue and “no one” has a real date.

I heard that Brownwood is slated to be the new center of TV since all the development down south has moved our center away from Lake Sumter Landing. I suspect those "empty" spaces and the new buildings there are for the relocation of the administrative offices . With all the growth down south, they need more space for sure!

So very true. Been here over 17 years and haven't been to the squares/rec centers/pools in years. The novelty of entertainment/activities in wall to wall packed crowds of people with standing room only and unrelenting heat wears off very quickly and not my idea of fun times. The "Lifestyle" that lures in all the newbies is really not for everyone, only for the first come first served with the physical stamina to wait in lines, etc. People who are disabled or have health issues don't stand a chance. The population of TV is way more than what the amenities can support and as people get older, they give up competing for a spot or lack the endurance and end up having to stay home more. Some villages exit onto streets so busy, you literally can't get out of your neighborhood! Eventually, all you really have is an overpriced house with an expensive bond with hopefully nice neighbors. It is what it is. Enjoy it while you can.
However, I do feel bad for all the musicians and businesses who currently have no work/income.

One example, the Street of Dreams is moving from Sumter to a new building in Brownwood.

The Villages Sales offices are the last to know. Several of the top sales people learned about Hacienda being demolished from me, because I was there when they put up the baracades.
Stop and think if the Developer told all his thoughts and plans about the future to anyone. People would be buying up land in the proposed area to sell back to the Developer for a huge profit. Business don't release any detaile information about the future until everything is set in motion. What we know now is the relative size of the land TV has purchased south of SR44.....nothing more until it is set in motion.

With 60,000 homes being built south of 44 there will be entertainment and lots of it. It may not be in the form of squares that are the norm north of 44 but it will be here in some form. For now Brownwood will be it as it's only a few miles from here and with all the new retail being built it will do. I'm just thinking about how many people have moved to TV over the last few months and have never seen entertainment on the squares.

If they feel they can sell more houses by having it and rent the real estate around it and show a good profit it will be built.

So far figuring their projections do not show it.
