While there are some areas of family housing now in the Villages, I wonder what impact the much, much larger area planned for Southern Oaks will have on our senior lifestyle. I can see both the positive and negatives with hopefully more positives for the Villages as a whole.
A concern of mine would be if the younger people residing in these new areas would have access to all Village amenities. If they do, my pickleball game will need to be stepped up to compete. :icon_wink:
Maybe more young people in the Villages will keep us younger. It may make a change to our Village senior lifestyle as we have become accustomed to. As it will take 5 or more years for these changes to take place, it's something to think about in planning for the future.

Doesn't Mr. Morse state "...not in The Villages but next to The Villages..." in the video? That would clearly indicate that they are outside of the community and will not have access.

That is true. Please remember that. The family housing is for people who work here but they do not use any of the amenities.

I would expect that the service providers; doctors, nurses etc will have their own wonderful amenities. I hope it will be great so that we can attract the best professionals possible.

It's interesting how we can read the same thing and see different meanings. We don't have walls around anything now do we? I didn't see anything in what you wrote that would give me an indication that they would have access to our amenities. I would suspect they may have their own. Anyway, by the time all this is built and occupied you will be done with pickleball LOL

It would be nice for people who are younger but work in The Villages to be able to purchase homes in the safety of The Villages and also have access to nearby new charter schools. Having one neighborhood where kids living there permanently are welcomed is nice in that the kids will have playmates down the street, and after school and summer activities will be closer. Kids may also be able to find local part time jobs. It must be discouraging for some people to work here but have to live in surrounding communities or even off in Ocala. I wouldn’t like commuting an hour each way to here from a house in Ocala, working all day, and wondering if my kids are safe there or getting into trouble. I would sacrifice a lot to have safe neighborhoods and great schools for my kids.
I find it hard to believe that there would be no amenities fee, and there would probably be the same bond. I suspect the houses will be around the same price per square foot as what is being built now. That means the housing may be 50% to 100% more expensive than equivalent housing outside The Villages a mile away. Quite possibly most of the employees of The Villages would not be able to afford such housing. It would mean sacrificing house size and lot size in exchange for the benefits of being here. I assume there would be a local golf course and pool, ball fields and soccer field and exercise center for local kids. I suspect that even if the new owners have access to all the amenities—and I hope they will—that won’t affect many current residents. There are so many golf courses to choose from. So what if one foursome per day from there is added to each course? So what if a handful of teens decide to try every course once or each pool? So what if a few people want to come play cards or do crafts? It’s not like there will no longer be room for us.
It seems like a good move, and I think a lot of employees will appreciate it.

The family areas do not include access to the Villages amenities. If they did not have these areas who would wait on you at the restaurants or treat you at the doctors office.

You may want to consider something other than pickleball.
Our neighborhood is getting treated to a loud motorcycle whose driver likes to throttle up a lot! Guess he thinks we all love his louder than normal stick mufflers.
Then there are the loud subwoofers ratting houses as we all get to marvel at the car with the rap music driving by is another thing to conclude. And yes it’s our neighborhood as well. This guy is no where near age 55.

I love the idea of having more youth around. I agree games may be harder to win against them, but it's so refreshing to see all age groups. I especially love seeing the little ones dancing in the square!

People who are younger than 19 are not allowed to LIVE in The Villages. Younger children may visit for up to 30 days a year.
People who are older than fourteen are allowed to drive golfcarts in Florida.
Some of them are snots.

Parkwood and Oxford Oaks have their own swimming pools, tennis courts, playgrounds, basketball courts, and in the case of Oxford Oaks, pickle ball courts.
I expect the new family neighborhood will also have their own amenities.

The young kids in golf carts you see now are visiting their grandparents. It was stated that the new family neighborhoods would not have golf cart access to TV.

As far as prices they are considerably cheaper in these neighborhoods. They are listed on The Villages sales website. When I was shopping for a house I would see a house for an amazing price compared to others I had seen. When I looked at the Village name I realized it was in a family neighborhood.
Those neighborhoods are great for people who work in and around the Villages and I imagine some Villager’s children and grandchildren live in them.

I can't find where this was stated or mentioned. Things change over time. Both families and older adults will have access to the new Charter schools and new medical facilities. It will be interesting to see how things are done in the future.

There are no family areas within The Villages. There are family areas outside of The Villages. There cannot, by law, be any family areas within The Villages. Where does this perception come from that there are family areas in an age restricted community ?

Bad idea! Plus, do we really need a new school? What’s that going to do to your property taxes? Raise them a lot! Add these kids in, and the Villages is just another community.

Spring Arbor is a family village. They do not access by golf cart to the rest of the villages. They pay $35 monthly in amenities fees. I do not think Parkwood is part of TV. Bison Valley does have golf cart access to the rest of TV.

When I moved here in 2000 I went to the Santiago pool. It was full of little kids. I asked about it and was told it ways a family pool so must be grandchildren. Upon further questioning I was told that families that work here in The Villages and live in one of the family villages were allowed to use any family pool. Now at that time there was only two family villages for employees. Now there are 4. Don’t know if that is still the case or not.

As far as I know the only “family village” is Oxford Oaks. What are the other 3?

Currently, there are 4 "Family" villages that are owned by The Villages, and all 4 are in the north section of The Villages along or near 466. For those who are not familiar with them, they are:
1. Village of Oak Meadows - located near the Target shopping plaza on 441 and Rolling Acres. They do have golf cart access to the rest of The Villages from the road behind the Fiesta Bowling alley onto Avenida Central.
2. Village of Spring Arbor - located right off 466 between Morse Blvd and Rolling Acres Rd. It is across the street from the new apartment complex being built on 466. That village does not have golf cart access to the rest of The Villages
3. Village of Bison Valley - located near the intersection of 466 and CR 101 (by the Southern Trace shopping plaza). It is actually at the intersection of Woodridge Dr. and 101, and is behind the Bealls and Marshalls/Home Goods store. They do have golf cart access to the rest of The Villages from the road behind the Bealls and Marshalls/Home Goods store onto Woodridge Drive.
4. Village of Oxford Oaks - located just south of the intersection of 466 and US 301. That village does not have golf cart access to the rest of The Villages.
So the reported expansion of "Family" housing in the area south of the turnpike is the first that is in the southern section of The Villages. Whether those new area will have golf cart access to the rest of The Villages is yet to be seen. There are several other non-Villages owned neighborhood areas built around The Villages, but these do not have golf cart access.
I hope this sets the record straight.

In the Villages paper the developer stated that there would be bike paths and cart paths in the family area. This is to help workers to be able to get to work by cart or bike. So does that mean that they will pay an amenity fee?

We lived in a beach community in New Jersey . As more families moved in the teenagers harassed the seniors including us. The parents of these kids didn’t care as long as they were out of the house. Eventually most of us moved to 55+ communities. Many of you don’t know the dirty tricks the developer has used to get his way. If you like kids in your community then why did you move to a 55+ community?

If these planned family developments are not part of The Villages, why would anyone care? They are necessary to the infrastructure of the local counties as well as to The Villages as they staff the businesses upon which Villagers depend for food, maintenance, lawn care, street repair, etc. etc.
If total isolation from the outside world was so important, why buy in The Villages?

I’m not going to say that what was said was not true , but this person was misinformed , there was no entry for non villager people

They ARE part of the villages. They are a family-specific part of the Villages, that doesn't share the same amenities as the rest of the Villages. They were built by the Developer, they can be listed on the VLS (Villages Homefinder webpage), they are sold by the Villages originally, they are planned by the Villages development, and they exist primarily to provide housing for the doctors, lawyers, business owners whose business is also in the Villages.
Just because they don't get to visit the pools that the rest of the Villages gets to visit and are similarly restricted with regards to most other amenities, doesn't make them "not part of the Villages." They are absolutely part of the Villages. You know that 80/20 rule? Yeah. They make up a portion of the 20.

Some consider the MMPs an amenity.
