Rumors are flying about the future of the Hacienda Hills CC property. I overheard a conversation this morning that apartments or condos will be built and a restaurant and pool will replace the old restaurant and pro shop. The most upsetting part of the conversation was that the Palms 9 would be torn out to make room for the condos. This is simply devastating to me (if it is true). Although I don’t live near there, the thought that TV is leaning in this direction upsets me greatly. With all of the sprawl that is taking place down south where there are virtually no amenities whatsoever, how could tearing up the Palms benefit anyone, not to mention the people who bought homes there? What about the impact on home prices throughout The Villages? More apartments will have a negative impact on the rest of us. Does anyone have ANY idea what the developer is planning to do? BTW, condo owners will have all the amenities we homeowners have, including the new pool and restaurant. I also heard that these condos or apartments could be income restricted. Not a good thing at all.

Last I heard District 9 was was most likely taking the Lofts at Brownwood. The elected officials of District 9 will regret that when they are up for reelection.

I couldn’t remember which district? I thought being is was on other side of highway it would be district on that side. I dough they will regret it, they accomplished the developers wishes.

It’s not a rumor the open hearing is today at 9:00AM. Vote NO to apartments
The AAC will meet at 9 a.m. Wednesday at Savannah Center. The meeting is open to the public.

This property is in Sumter County and the discussion implies a multi-story apartment building. What role can we expect the incumbent Sumter County Commissioner play is protecting the citizens of Sumter County in the construction of a multi-story apartment building in a exiting residential area?

There is no protection (for existing homeowners) to be had from the current Sumter County Commissioners, they are the developers puppets. We can only hope the Amenity Authority Committee votes to reject granting amenity privileges to the proposed high density rental apartment complex. Without amenity privileges the economics of the apartment complex might change enough to take that plan off the table. Fingers crossed for this mornings vote to protect the existing single family homeowners living in the area!

Sad to hear about all the apartments and condos that are either being built or being considered. What happen to the single family home concept which is why many of us bought here. The Villages is getting to big and projects like this will just add to the crowds and change the life style we have come to enjoy. Hope the vote today is no to apartments.

guess we'll all just have to take a wait and see attitude on how these apartments impact the quality of life
there will come a point where the circus becomes too big for the tent

400 plus people trying to get into classes at fewer Rec Centers. 400 plus cars on Morse Blvd. 400 plus people at the Squares.
But wait! We get ONE new restaurant (where THEY make money) and ONE walking path! WOW! WHAT A DEAL!

Let’s not forget about trying to get a lane to swim laps in a sports pool or a t-time at an executive course during the winter. And there is already a nice walking trail in the area that goes from near the Del Mar gate to the Chula Vista recreation center. No thanks to the lame offer, it’s an insult.

Your original statement is true.....rumors are flying.....no one knows anything except what the developer has stated in the Daily Sun (and that's very little). So sit back and wait for the facts.

This is just one example of how things have negatively changed. I think you will find the "quality of life", within the Villages has changed for the worse and will continue. Not only due to size but the age of our community is getting much younger. Cars are driving faster and there is less respect for the peace and quiet we all thought we were getting.
If you live north of 466 when was the last time you saw a golf cart driver or automobile driver actually get a speeding ticket. Used to be residents feared a ticket for speeding especially in their golf cart. I have paced golf carts on Rio Grande Ave and Morse Blvd going at least 30 MPH more than I care to remember.
So, yes the Developer is part of the problem with not keeping promises made - but with only select enforcement of any rules this is what we get. The Developer does whatever he wants and his puppets in office rubber stamp the process.
If anyone still believes the taxpayers of Sumter County did not get a 25% tax increase last year I have a bridge for sale. All it took was willing commissioners to keep impact fees extremely low and pass on the Developer's cost, that should have been paid in impact fees, to the taxpayers of Sumter County.
My suggestion to the new Sumter County Commissioners, raise impact fees to cover the full cost of the 170 million bond issue and have the Developer pay it on every one of the 60,000 new houses he sells at about $2,800/per house. What a message that would send to all of us.

I own a home on Madero Dr. the traffic maintains 35 mph. I complained and their response was a radar sign. Horrible response. Car pass carts on curves. One of our residents was just killed on the street. Their response was to put a empty police car on Morse. REALLY. Now we are threaten with condos being built in back of us. I have put significant amount of money in my property only to lose $100k off the top.

We need to hold the representative in the districts to me accountable to the residents..... a good way to send the message is with the re-elections of the three comishs
I hope you mean the replacement of the three who voted for a 25% increase in our taxes. Please vote for Estep, Miller and Search to replace the incumbents.

One question I have is ...the Developer is asking for 300 amenities for the apartment residents. Does that mean 300 people or for 300 apartments. If it is for 300 apartments that could be a lot of people. Also the development on 466 has 300 hundred apartments and that takes up A LOT of space.

My understanding is that it is 300x150 which equals $540,000 year and could mean 600 or more people using the amenities.

There’s no way taking away a Country Club and replacing it with a apartment complex turns out to be good. Very disheartening how 4 elected representatives vote in its favor without at least taking the time to hearing from the people they represent is a sham. Unbelievable

If they build 286 apartments on the Hacienda property it is NOT right. If you paid a premium price to have a home on a golf course with a country club atmosphere and then the developer built 286 apartment units in your view and in your back yard, would you really think it is beautiful?
This should not be allowed to happen.

Those who paid premiums for view lots may not agree with you. Yes, most things turn out good but I’m not so sure about this one.

I don't understand how the developer has the right to keep the amenity fees. The developer does not own the amenities; the districts own them. This is a slap in the face to every Villager paying amenity fees.

The developer is proposing to build 286 apts on the site. They are going to put in walking trails, pickle ball & tennis courts and a resort style pool. They have also indicated that they will put in a restaurant. The developer has a specific number of unassigned amenity fees of which they will use 286, one for each apt. The developer will collect the fees and pay back $14.00 per month for community watch and other services. The developer will maintain the apartments and the pool, trails, etc. there will be no expense to the AAC or the district for the maintenance and upkeep.
Under this plan ALL residents of the villages will have access to all the amenities offered by the apartments and the residents there will have access to all the villages amenities.
I have not heard any mention of taking down the palms nine hole golf course so I have no idea if that is in the plan or just a rumor

Totally agree, I already sent Don a thank you e-mail for being the only one with the stones to say no to the developer and actually do his job of representing the best interest of existing amenity fee paying homeowners. It's not like that will do any good reversing the monstrosity in the works at Hacienda, but thanks Don. To the rest of the AAC members, really, UFB!

The Developer has a contract providing him the amenity fees in exchange for signing over certain properties to The Villages.

Each apartment WILL be paying amenities fees just like yours. The developer is reimbursing $14 to The Villages for certain services, not amenities.

If they are 55+ , not too high and condos I think they might be an asset to the community as many in the North are getting older. It’s worrisome for those on championship courses if they don’t carry their freight.

And, what about the additional traffic on Morse Blvd from high density housing? In high season it already is quite the challenge to traverse the Morse- ElCamino-Paige roundabout. I imagine the snarl at the Morse-466 gate, and the cart path crossing just above there will be a suicide run

Also golf carts trying to go around that roundabout will be a dangerous challenge.
