As far as I can tell District 9 has voted to allow the Lofts at Brownwood into District 9.
Does anybody know what the agreement is? Is District 9 not getting the amenity fee in exchange for access to one pool, one pool table, one fire pit, and a shuffle board table?

Lofts residents has full access to villages amenities, but village residents can’t access lofts amenities. Golden deal for the developers.

To be perfectly clear, neither District 9 nor any other residential/numbered District receives any Amenity Fee, and never has. The residential/numbered Districts do not own the amenities nor the contracts. these are all owned by either the VCCDD (north of CR466), SLCDD (between CR466 and SR44), or the developer (south of SR44 and The Lofts), and the respective owners of the amenities receive the monthly fees paid by the residents; from which they pay their operating costs and expenses for owned facilities, and in the case of the developer owned properties they also have to pay taxes on both the property and income.
The amenities provided at The Lofts are open to all residents of The Villages, just as all amenities in The Villages are open to residents of The Lofts.
This is no different than the arrangement for amenities in the areas south of SR44.
District 9 does receive a maintenance assessment for the 11 acres of property that the Lofts occupy in CDD9, no different that the maintenance assessment paid by any other resident of CDD9. These 11 acres of property being privately owned do not receive any maintenance services from the CDD, just the same as you or I receive no services specific to our properties from our respective CDD. The CDDs provide for the maintenance of the common/CDD owned areas within their boundaries from the annual Maintenace Assessments.
The question of whether The Lofts belongs a part of CDD9 instead of the commercial BWCDD is open to debate, I am a proponent of the latter but the CDD9 Supervisors have decided differently.

We are new here and have learned a lot in the six month we have been here.

We are new here and have learned a lot in the six month we have been here.
Have heard things and come here to find out how true and what others think.
And in these times when we are forced to be home more than one would like it is good to hear all kinds of opinions and thoughts and great that folks who are knowledgeable can tell us more.
Looking for answers to questions is fine and this is a great chat line for doing that, especially when we have Goldwingnut and Champion 6 to correctly answer inquiries. But, in the case of the Hacienda threads where people who live in the immediate area were terrified of what might happen to their property values and whether they were going to lose a golf course, the rumors and misinformation heightened the fear. There are meetings weekly held by knowledgeable people working for the Developer who can answer with accuracy many of the fears that people have, instead of drawing out the people who see everything the Deveoper does as a conspiracy.

I saw it. The second line is saying that all residents WILL have access. Some are reading it wrong.

When you move into a master planned community you know what you are buying into. You would know there were going to be apartments next door. The developer owned the county commissioners so could get the land re-zoned to whatever he wanted That is the problem.

Unfortunately there are no guaranis in life - other than death and taxes. When we lived our real life we both worked in Boston and found a home in a pretty suburb of Boston with eay access to the city. one small street from us led into a farm, within two years of buying our home the farm was sold to a developer and it became a housing development. Our very attractive and reasonably affluent suburb was changed forever overnight. There are no guarantees in life.

When this Pandemic is over please sign up for the presentation that The Villages gives monthly about how this place is run. Several new posters are like a lot of new people who move here or think to move here including me. I thought that The Villages was too good to be true.
I thought for sure that someone was trying to pull the wool over our eyes when I first visited here and saw how amazing this place appeared to be. I thought for sure there was a "catch".
Now I have to suffer when I read new people who are thinking they are getting taken some way, some how and other new people who want to change and improve. It helps if new people can go to learn how The Villages works. Offered monthly and nothing at all to do with selling houses.
Every happy Villager sells this place. I am very happy and proud to live here. There isn't any scheme or catch. The developers already have much more than enough money for a very long time. I think they continue to do it because they too have a dream and their dream supports thousands of peoples jobs.

A very good post and the District meeting you speak of is an excellent start to begin to understand a Community Development District. In short, it’s unlike any form of Government that most of us have been use to. It is different and a bit complicated. And in the words of that great philosopher Forrest Gump, “I think that’s all I’ve got to say about that.” My hats off to those residents who serve the residents of The Villages in various leadership roles in the Districts. It’s pretty much a thankless job... :ho:

Don’t know the answer to any of your questions but I have one to add - why aren’t the district 10? when you look at location of the lofts and district assignments, they should be district 10. Both Alden Bungalows and Antrum Dell areas are district 10 and they are close to Brownwood as is the lofts. Only reason I can think of I’d less populated in district 9.

It is my understanding that the amenities at the lofts are available to Village residents if you want to do so.
