Was at Westley Chapel store today and mentioned to an employee I wish there was one closer to The Villages. (Its less than an hour from Southern Oaks and no tolls) I was told corporate was telling them they are looking for land between Ocala and The Villages but closer to us.

No, they are not even done. Months of work are needed on all of them.

Except for one.

The Chitty Chatty bridge across 44 at Lake Destin area was that last to start, and will be the first to be usable by carts, bikes, and pedestrians. Due to open in a few weeks.

The first bridge that was started is in Brownwood across 44, and will be the last to open. It will likely open at the same time as the Water Lilly bridge across the turnpike., IF the MMP are safe to use amidst all the new construction for the Village of Richmond.

Two reasons Costco, which sells items in bulk, is unlikely to ever come to the Villages. Households of two (sometimes only one) old people really don’t need to buy in bulk. People who by items in bulk need a basement to store all that stuff in.

As far as I know, guns are allowed in pretty much every store. Even if they have a no carry policy, all they can do is ask you to leave.

According to the Cosco website and an additional website that follows Cosco, there were no new stores (thru 2021) for our area, or even Florida.

We are a household of two and we go to Sam's Club once a month and buy in bulk. You're also forgetting the communities around us such as Fruitland Park, Leesburg, Summerfield, Bellevue, Oklawaha and others. The tri-county area has about 900,000 residents. A Costco in of close to The Villages would draw from all of that.

However, I think that Costco tends to think bigger than that. They tend to place their stores near interstate highways. That's why Ocala with a population of about 50,000 has a lot of stores that The Villages, with a population almost three times as large, doesn't have.

But this story is a clerk was told by a manager...... Store managers don't usually have a lot of inside information about what corporate is doing. Why would anyone in corporate be telling a store manager (if it was a store manager, it could have been an assistant manager or department manager) that they intend to buy land and build a store 50 miles from them?

I chalk it up to another rumor. Not that it's not possible, but I'll wait for further evidence before I start getting my hopes too high.

For the umpteeth time Costco is not coming to the villages. The commercial rent is 20-30% more the triple net chgs (CAM) are too high and they would be expected to pay TV a royalty or a commission on revenue

There is bulk and than there is bulk.

We pretty much go every week and purchase fruits and vegetables.

Proteins can be cut up and frozen in portion sizes.

For example every few months (yesterday we did it) will buy a piece of salmon of about 2 pounds have two files and free the rest.

Their turnover is huge and things are the freshest around and prices other than Aldi's cannot be beat.

Sams does seem to be doing rather well but a Cosstco nearby would force them to up their game a notch or two.

Costco would never be stupid enough to build on any land owned by the developer.

I keep hearing this argument but it doesn't jive with the fact that Sam's Club is also a bulk purchase store and it does quite well here in TV.
As TV grows and as the demographic gets a little younger with Gen X retirees, COSTCO will eventually look for a spot near here. This area is growing and there are more "younger" people here than us Boomers.

Costco corporate bases it decision on population and congestion. The traffic and congestion has exploded at Westley Chapel, and the population of the Villages, and surrounded towns has exploded. They look at if a new location can better meet the customers sustaining a new location. Costco is currently located in Orlando, Tampa area, or Jacksonville. That leaves everything from the Villages north to the Georgia stateline up I-75 open

davem4616
09-06-2020, 08:44 AM
If Costco determined that it was in their interest to build close to TV they would have already done it

look at how long it took Total Wine to arrive

we travel down to Clermont periodically to shop at BJ's....

Aloha1
09-06-2020, 08:48 AM
When they start asking you for your zip code when you check out of Costco in Orlando, Altamont Springs, or Wesley Chapel, you will know they are seriously looking at whether to build near TV. That is one methodology they used in Michigan to determine whether a new location was warranted.

45 minutes to TJs in Gainesville. Less than an hour to Costco in Westly chapel. For us up north we drive 20 minutes to a grocery that is ok.

Every 3 weeks we do the Whole Foods, TJs, Sams and Costco. Its a 50 minute drive depending on the traffic one way. Then once a month to the base, mostly for meat. That 50 minutes, each way.

Driving is what we have to do now so no matter what it’s not a big deal. It’s funny everyone says don’t need big box, with only 2, yet Sams is a zoo no matter what time.

BJs just build near the base for us, but haven’t been there

In NJ there were 3 Costco's within 10 miles of my house and 2 Sam's less than a mile from Costco (last time we were there, 1 of the 2 Sam's which was only 2yrs old, closed) and 2 BJ's less than a mile from both. Just like CVS & Walgreens and Lowes & Home Depot you often find them very close (sometimes across the street) from each other. In VERY DENSELY populated areas like where we came from you will often find that. In the sticks, like around here, that is not as common.

Going to Gainesville to shop to save a little by buying to much . you always hear when some local store closes down , oh how could this happen , it was such a nice store. Well the nice stores in your downtown area closed up because everyone went to the big box store out in the highway The race to the bottoms for prices creates nothing but cheaper and cheaper labor . I rather pay a little more at Publix that’s pays there people s little better with a chance to move up in the organization .I know I’m not changing any minds , but just don’t complain when another store you loved closes because it was cheaper at the big box or in a catalogue

That's what happened to our business in the early 90's after 20 years on a "main street" town in Union County NJ because of the malls and that was after 20+ years in Newark after 2 stores got burned down in the late 60's. For those who can afford to pay the premium that is great but unfortunately everyone can't.

Rarely do we save going to TJs, we buy what little chicken, beef, and seafood only at TJs. Plus their lactose free milk is the best. Publix can’t come close to the organic, or gluten free. So if you are shopping at TJs, its definitely not about saving money.

When they start asking you for your zip code when you check out of Costco in Orlando, Altamont Springs, or Wesley Chapel, you will know they are seriously looking at whether to build near TV. That is one methodology they used in Michigan to determine whether a new location was warranted.
They don't need to ask for zip code at register. Costco already has that information for every member.

All the stores know a lot about us. Keep location on your cell and they know when you are there.

Sams keeps sending us reminders on buying stuff we buy regularly.

Interesting, we use the Shop and Go app at Sam's and never receive emails or promotions because I have that turned off on the account. The app doesn't seem to over ride that selection.

I heard they are building Dairy Queen? Haven’t been down 301 yet to see if ground has been broken?

No. I've been waiting too.

Never had Costco or Sam where we are in Canada. Usully its a general store. Maybe if we get back down we can enjoy civilzation again!

The area West of Brownwood, on FL 44, now occupied by the Brownwood Hotel, was supposed to be for a shopping mall. One of the anchor stores was rumored to be Costco. As you may know, part of the Developer's calculations in how much rent to charge includes his becoming a "partner" by fixing rent as a percentage of the store's income - I'm not sure if it is gross or net income. This is fairly common in New York for retailers who pay rent. Stores like Costco and WalMart work on very low profit margins (I used to sell to WalMart and they work on 10% profit and cannot afford to take in a "partner." They will always build on land that they own.

Lots of vacant land around here would think that if Costco or other stores wanted to be here they would buy their own property.

According to the Cosco website and an additional website that follows Cosco, there were no new stores (thru 2021) for our area, or even Florida.

Im sure land search would not be posted on that site.

Since Florida is gaining population rather rapidly would think we would be prime territory for additional store or two.

It’s always been a rumor. Most Costco’s are off a freeway. I don’t think they would ever come that close to TV. More than likely, IF, they ever locate near here, it would be off I-75 to pick up TV population as well as Ocala and surrounding areas. Hope it happens one day, but for now I go to Wesley Chapel.

They will sell a lot of hearing aids!

My husband talked to the manager in Wesley Chappel months ago of the possibility of them coming near us. He told him then they that are coming to Ocala area and will start construction this December. I already posted this months ago.

According to my landscaper who heard it from his chimney sweep there will be a Costco overrun store as part of the Costco.

We have been dealing with our landscaper now for almost a week so we know when he tells us something it is sometimes true.

Was at Westley Chapel store today and mentioned to an employee I wish there was one closer to The Villages. (Its less than an hour from Southern Oaks and no tolls) I was told corporate was telling them they are looking for land between Ocala and The Villages but closer to us.

Geez, people worship Costco like it’s the only store ever. Maybe they target a group more than Just buys TP, Maalox, alcohol, butt wipes.

I have noticed just cause a business/franchise in good where we came from don’t mean going to be good down here. Especially in this area.

NOT directed to you, but Ha Ha Ha.... I do hope you are correct, but I was given the EXACT same story 3 years ago in Chesterfield, Mo. (ST. L suburb), "looking at land", but the story then was not as specific as between T.V's and Ocala (which would make sense). The best part of this story is, last December I stopped in Costco in Huntsville, Al.
Chatting with employee there, the store manager not an assistant, said "they are constantly looking for land in most states, doesn't mean anything really", then added, "but you can never tell". I asked at our local store in Winter Park, this time asst. manager. That person said if they have decided to build in a location the store manager would know because corporate allows them to apply for transfers BEFORE any search for the position. Don't know if all, or any, of this is true, but are actual conversations I had.
