Greetings everyone-
My wife and I are interested in seeing how the other half
live here in The Villages and seeking opinions of which areas are
considered the most exclusive and/or the most "expensive" areas.

Some homes may cost more than others, but wonderfully there is no "other half". Everyone has the exact same lovely life style. At the squares, a retired cab driver will enjoy a conversation with the retired CEO of a large corporation but their backgrounds will never be discussed, nor do they matter.
That is one of the things I love, love, love, about this wonderful place.
There are some pretty homes on large lots in Harmeswood that is a treat to drive around. It is north of 466 off Buena Vista.

Look at TV website, search new & used homes, select Premier homes.
This will get you to the higher dollar neighborhoods.
(most of them, not all)
The farther South, more likely newer homes.
Fun to drive thru............be sure to wave.

Some homes may cost more than others, but wonderfully there is no "other half". Everyone has the exact same lovely life style. There are some pretty homes on large lots in Harmeswood that is a treat to drive around. It is north of 466 off Buena Vista.
Harmeswood is where the Morse family lived before the bought the property off of 466.
Also Bridgeport Lake Miona and Bridgeport Laurel Valley are very upscale.
You can go onto the The Villages website and search homes. Generally Premier homes are located in Premier neighborhoods. So do a search for Premier homes.

We have hosted many a gathering, with as many as 50 people. Rarely does anyone ask how much did your home cost, or their net worth.

Surely, you have heard the expression — “how the other half lives”. It’s just a saying that has been around forever — means different from your own.
I don’t think the OP was saying that only the Village of Hoity or the Village of Toity would be acceptable to them. Just being curious about the range of real estate here.
(Yeah, I know, now you are going to say, “I am serious and don’t call me Shirley.” :) )

There is a small community of homes on and adjacent to Lake Sumter and near LSL that has a private gate. Probably the most exclusive near or at the top in cost. I think they sold for over a million.
Village of Bridgeport also exclusive with homes over $500k.
Least exclusive The Lofts at Brownwood apartment multi family rentals. Costly but shabby. Or wait for The Tenements of Hacienda Hills multifamily apartment rentals to be completed which might be a new low.
If you buy a view home make sure the view part on the contract isn’t written in disappearing ink.

All of us here in every Village are pretty good about doing kind and nice things for others and volunteering to help others. I LOVE this place. I bet I'll love the homes and the people at the Tenements at Hacienda Hills.

$500,000 homes are not really exclusive as they are very commonplace today. I'm sure there are or will be many very wealthy residents in the Lofts as well as the apartments at Hacienda Hills. I found the lofts and trillium to be in very good taste.

I’m sure your friend Mary did a great job decorating her home and it is beautiful. But the OP was asking for exclusive areas where the other half live. We don’t live in Bridgeport or any exclusive area so cant comment on how they pull up their underpants.

If you really want to see some comfortable fine living at a price where you own the house, it doesn't own you then come visit the Hysterical Section! We are on the other side of Route 441 in Lady Lake.
I forget the name of the street where the Big Christmas Display was set up the first several years we were here. To me, that is how the other half lives. What a beautiful thing it was.

I come from a family where a "nice Sunday ride" to nowhere was a thing, so I understand the impulse. I also like looking at houses, but one thing about the $1M places is that a good part of their cost is what's in back, such as golf course or lake views. But they are pretty streets.
I'll second Nucky's recommendation for a cruise around Country Club Hills in the historic district, featuring peaceful streets and a wide display of personality!

This struck me as one of the best oxymoron questions ever posted here. Where is the better half ? Of what - a community that was built to live like a millionaire on a retirement budget. Answer - mostly on the costal communities. The folks in Naples needed a depends run after reading this one.

We were slumming :) around there looking at $1.6million$ homes as they were being built but we decided to stick with our 2/2 because the taxes were as much as the cost of our entire home purchase! :D Beautiful area and beautiful homes. Can't imagine why anyone would need something as big as that as a "retirement home" but God bless those who can. They obviously EARNED it.

I would agree, Harmeswood is probably the most unique neighborhood in TV. All the Bridgeport communities are Very nice with our favorite being Bridgeport at Lake Miona. We love the premier community around Glenview Country Club. Look for open houses in these areas.

Download the villages app, put in a minimum price and can view homes and areas that way. Can also pull up building lots which south of 44 can be as high as 300k for waterfront/golf course views.

Some might value a quality that extends beyond the cost of their home itself that no one has mentioned—location, location, location! Not necessarily meaning a premier home in a premier neighborhood like the classic Harmeswood and the newer Bridgeports at Lakes Sumter and Miona.
For those who value location as convenience, the Lynnhaven Corridor is often mentioned, consisting of five villages built around the same time as Lake Sumter Landing—Lynnhaven, Bonnybrook, Ashland, Belvedere, and Tall Trees. Well settled and stable residential areas close to all manner of shopping, restaurants, banks, library, medical and dental offices (many concentrated near Laurel Manor Rec Center), veterinarians, even a terrific dog park just outside the Bubble—Doggy Do Run Run on CR-101. Easy access to CR-466, US Hwy 301, Florida’s Turnpike, and I-75, only minutes from LSL, and more. It depends on what you’re looking for—what you value most.

Conservation trail off Moyer Loop. The homes at the far end that back up to the “swamp” are all some of the most expensive in TV. Two of them sold new for 2.1 and 2.3 million respectively

We’ve toured many of the areas with more expensive premier homes, our question has always been, “I wonder what they did for a living?” Doctor, lawyer, top executive large business owner? Maybe someone who just loves, loves TV and has a friend(s) who has a beautiful place can shed some light on that question. :)

I think Hickory Head Hammock was the original Morse compound and is still very nice. I was told that Harold lived his final days in one of the villas on Hacienda Hills golf course.

You can always tell a newbie to TV. They ask " what did you do for a living?" It very seldom happens, but if your new, don't ask. It really is not important. Ask instead, "Where are you from?" I played golf with 2 guys a few times, and never knew who they were, except they were very nice guys. I later found out one guy was our State Senator, and a former Commander of a Fleet of Submarines and his buddy was a graduate of Annapolis and a former Marine Fighter Pilot. We never talked about work when we golfed, and I never asked. I found out who they were when I saw one of their pictures in the paper.

I wouldn't ask that question unless that happened to be part of the conversation. I'm not a newbie to the TV nor to the state I lived in my 68 years (we still have a home there). Bridgeport Miona Shores contain upscale homes - some with attached RV garages - but the “exclusive” feature of this village is that it’s essentially an “island”. It’s not contiguous to any other Village property.

As mentioned above all Villagers (for the most part) have access to the same amenities and "lifestyle" choices. However; if it is the "homes" about which you are asking, you might try a visit to the Preserve. It is located near the end of Conservation Trail off of Moyer Loop going through the Village of Pine Hills.

I often tell visitors my favorite thing about The Villages is how everyone is treated the same. I can go to one of the squares, or to any event, and sit next to someone and striking up a conversation. They can be from any area of The Villages and they're treated the same. It isn't about how much money you have here. It isn't about your former occupation. It's about the person you are now.

It all depends on how do you define “the other half”. In my experience those that consider themselves “the other half” reside in their minds!! There are some “entitled” villagers as anywhere else in the world, but they are far and few between. In my 8 years living here I’ve found that, regardless of prior life and current residence in the villages, respect and friendliness is the majority characteristic of villagers. Be humble and respectful and you will be happy anywhere!

I sincerely appreciate "almost" everyone's responses and I sincerely never meant to upset anyone with my original inquiry as to which areas here in The Villages are considered the most desirable. Excluding some "minor" areas in the northern area, all of The Villages appear lovely to me.
As a newbie and since I haven't as of yet had the opportunity to drive throughout the entire area, I was just seeking guidance to which areas others here consider the most desirable.

Asking this question has nothing to to do with being a newbie. I think it is an appropriate question to ask of someone you are getting to know. It shows you have an interest in them, and people love to talk about themselves. Try reading the Dale Carnegie book "How to Win Friends and Influence People".

I agree with you. I would have been interested moving into a more “exclusive” area. I don’t know if it will be different. Hopefully better cause even though people live in these homes, not all are great. We have a neighbor that does not tend to their yard. Weeds, long grass. Not nice to look at. And I didn’t realize that so many people rent. I wanted more exclusive 55+, if you have snowbirds living by you. You won’t know if they rent. So you never know who really is a resident or not. And these people rent out for a month or so. I just don’t like that. I want to know who my neighbors are, not someone different every month. We just moved in March 2020. I like it here, but being only 57, I might not make this my forever home. Will have to wait and see. But check out all areas. Maybe if you are in a more exclusive area, you won’t have renters or people who don’t take care of the outside of their home. This place is so huge, thought I would like it, but smaller community might be better! Good Luck

The former Morse Compound on Hickory Head & Hammock would be my 1 st. choice, but no water frontage, then Village of Bridgeport at Lake Sumter, then Harmswood, but again no water frontage. My forever house is now on Aloha Way in the Historic Side, on the water. No need to go south of 466.

Check out Village of Lake Sumter Landing right by Bravo Pizza and Winn Dixie. Those enclave of luxury homes has one pending for $1,299,000. Just received notice in mail which is isted by The Villages. In my opinion that area is the best location in the villages. Walking distance to square, shopping, restaurants, banking, medical offices etc.and very unique homes.

The Developer said too many mistakes were made in this area.......Houses too close, not enough garage space and not any frontage. Initially they were difficult to sell. Good news is some are happy with the area.

I have looked at several open houses in that area and all seemed way overpriced to me. I love the area but wouldn’t pay the premium for the homes there. JMHO

We have a courtyard villa in Sanibel, where for three to five months out of the year we live like billionaires. (Without the servants or chauffeur). We belong to 12 country clubs, have 42 executive courses for our use for free, gardeners who take care of the flowers near our home and change them out four times a year, entertainment options too many to mention, membership in dozens of state of the art recreation centers, and on and on. Check out Sanibel, or any of another seventy or eighty villages.

So where is th Morse family compound?
On 466 on the North side, about halfway between Morse and Buena Vista there is an entranceway, a gate, the entrance looks a little "western" I think.....and a street sign that has "Hammock" in it but not Hickory Hammock, I can't think of what it is exactly. That is where Mark Morse lives. Other family members may live there too or in the other entry ways that are west of the one that says "Hammock". He has planted a lot of trees so you can no longer see the lovely rather rustic looking home in very nice taste.
Gary Morse moved there with his wife Sharon in her days when cancer made them need a one storey home. Very near the Lighthouse Restaurant that used to be run so well by The Morses. Gary Morse later remarried and lived in a lovely home that was not in sight of 466 but north of it between Morse and Buena Vista.

What a great response!
I often tell visitors my favorite thing about The Villages is how everyone is treated the same. I can go to one of the squares, or to any event, and sit next to someone and striking up a conversation. They can be from any area of The Villages and they're treated the same. It isn't about how much money you have here. It isn't about your former occupation. It's about the person you are now.
I wish that was true, but unfortunately I know from reading many posts here that some people frown upon Snowbirds and even where you come from. But similarly as you, I love to think most of us are not that close minded or judgmental.

I bought a premier home and I'll tell you that some designers were even more $$$$. There is no "other half" Just your choice of how big or small you need or want. Many people have gone from big to small or vica versa. The only "other half" to me is the grouchy half. But it's not even half. Id say an 1/8 or 1/16th !!! LOL

Another plus....forgot to mention. I just love the wrap around front, side & back porches and well constructed hardie board material. If these were a "mistake" all is forgiven! LOL! Again, just my opinion. 😊

live here in The Villages and seeking opinions of which areas are
considered the most exclusive and/or the most "expensive" areas.

Laughing. It’s not really “the other half”. It’s actually “the one percent.” But The Villages is not really about the one percent. It’s just that there is a smallish number of very expensive homes for people who can afford it yet really want to be part of The Villages lifestyle.
I have friends who live in Golden Ocala, which is primarily an elite development of only very expensive homes. I have friends who moved there six years ago. They plopped down $1 million cash for it. (Their other home is several time more and is in fox hunting country near Gordonsville, Virginia. And if you wonder where they got that money, the man opened a tire store in New Jersey and built it into a chain. And yes, he has changed a LOT of tires himself.) Anyway, they often come to The Villages to visit because “It’s so much fun,” as they say. I think they would move here, except that the wife loves horses and wants access to all the riding trails and stables.
I recommend going onto Zillow, looking up houses in The Villages, and looking at the most expensive houses for sale. They have photos of the inside. And that is something you don’t see driving past. For my money, some are beautiful and some pretty tacky, same as the rest of the homes here. There’s no accounting for taste.

If you are looking for unique neighborhoods for interesting drives definitely the Lake Shore Cottages, Harmswood, and Hickory Hammock fit the bill. (Though I don’t think you can get into Hickory Hammock)There is also a villa neighborhood you can see from the MMP that runs through the Hacienda Golf Course that looks different from all the other villa neighborhoods, with their columned fences. Chathem Acres, out near the Chathem Villas is another one of a kind neighborhood with acreage and barns. And obviously the historical area is a lovely drive to see a lot of different kind of homes.

Not good, seen old man that was walking up 466 and stopped to take break on rock ledge close to one of the entrance’s. When I came back by 10 minutes later the sheriff’s deputy’s Had him jacked up. All he was doing was resting.

There are homes down her in Soaring Eagle listed for more than a million. Some of them are very nice, as is all of Soaring Eagle.

Some homes may cost more than others, but wonderfully there is no "other half". Everyone has the exact same lovely life style. At the squares, a retired cab driver will enjoy a conversation with the retired CEO of a large corporation but their backgrounds will never be discussed, nor do they matter.
That is one of the things I love, love, love, about this wonderful place.
There are some pretty homes on large lots in Harmeswood that is a treat to drive around. It is north of 466 off Buena Vista.
Conservation Trail in the Pine Hills area, southnof 466A is known for large and interesting homes with wonderful views on the lake and preserve. Bridgeport at Lake Miona has great lots overlooking the lake and across on the Palmer side there are fabulous viewpoints from interesting homes overlooking the golf course, Lake Sumter and Waterfront Hotel. Love playing golf there and seeing the houses, some quite unique. Osceola Hills, Soaring Eagle on Lake Deaton off Morse has very pretty newer homes with sunset views as well.

The Developer said too many mistakes were made in this area.......Houses too close, not enough garage space and not any frontage. Initially they were difficult to sell. Good news is some are happy with the area.
