Hi, first post. I currently live in OTOW and am considering moving to TV. I've heard "talk" of a 4th square to be located south of Brownwood. What have you heard?

I assume it doesn't impact you and I know a few that live south of 44 that love the way it's planned, they look at north of 44 as the old section where the residents are stuck in the "way it used to be". They have high hopes that their area will provide a vision of forward progress for the next 20+ years. As a resident that lives south of 44 posted on one of these threads, if you're not living there, or are not planning on living there, why do you care and she concluded with leave us alone, we love it here.

For the last 3-1/2 years the southern villages have been bashed over and over for no reason. There are very few down here that are unhappy just as there are very few north that are unhappy. The next two bridges are only a few months away from opening and then the two will be closer to one. Personally we go north in a car and will continue to do so even after connectivity. We have a golf car but not the desire to drive it that far and back. I don't know that TV is in a rush for a new square, there is still plenty of room at the others and there are small venues down here that are quite popular such as Edna's and the Fenney Bar and Grille with Sawgrass in the works.

We have been receiving a LOT of information about the long term plans for the Southern Area and, in my opinion, the plans look wonderful. Maybe if you visit one of our sales centers they can give you copies of the information we have received.

There are two Villages visions. The first is north of 44 which was the vision of the prior generation of the Morse family. Most residents are happy with it.
The second Vision is that of the current generation of the Morse family which many residents are unhappy with. During the last Sumter commissioners election the commissions who supported the vision of the younger Morse’s were overwhelming defeated.
So what you will get south of 44 is still up in the air until the legal dust settles,

Could you explain what exactly many residents are unhappy with. You are evidently referring to people that do not live south of 44 as they are still selling 6 new homes per day 365 days a year down here and I don't hear many complaints. The Village of Fenney is the most populous of all villages north or south.
The biggest complaint so far was the 25 percent increase in taxes with more to come. Both north and south residents opposed the increase but the commissioners ignored them and did the developers bidding. Don’t know how you could miss that.
The second big complaint is the developers asking for rezoning, specifically spot zoning. There are too many details to list but you can get them from Sumter govt if you are interested.
Also Fenny and the and the CDDs south of 44 joined with those north of 44 to oust the developers puppets.

Ignore the tired old prunes who bash the southern areas, the developer knows the market and home sales are currently at an all time high. Recent announcements include:
The Villages All New Future Lifestyle Opportunities (https://www.thevillages.com/whatsnew/continuing-the-dream)
A 400-acre “Medical Village” that will include a new UF Health trauma center that also will serve as a teaching hospital for medical students;
An “Urban core” shopping center near the medical complex and that will include complementary businesses;
Housing for doctors, nurses and other medical professionals;
A “Lifestyle/Town Center”;
A “Super-Regional” recreation center;
New golf courses (46 Championship holes), a Pitch & Putt and Putting Course;
A lake large enough to host regional or international events such as dragon boat racing, skiing, rowing, remote-controlled boats and sailing;
New bridges connecting portions of the new areas, including one that will accommodate both multi-modal and automobile traffic across the turnpike south of the plaza.
A second K-8 Villages Charter School campus and an expanded high school campus that includes a sports complex, gym, stadium and performing arts center, among other things;
A neighborhood near the new school campus for employees who work in The Villages;
New recreation centers;
A new restaurant and pub; and

If you read the second complaint I listed it is about the plans south of 44, rezoning and spot zoning. One is to increase the allowable density in residential areas. Another is to spot zone and allow multi family housing in areas currently zoned single family residential only.
This could mean that after a residential area south of 44 is developed with single family homes the residents find out there is a spot zone for multi family adjacent and apartments going up in their back yard. Of course then it will be too late.

Went to Flippers last night near the new Brownwood hotel. Had interesting conversation with couple who live in Finney, They were not the negative type at all, just very disappointed people, have to have auto to get groceries, lots of things. Summary, they just feel the whole concept is so much different than for those of us who live near Spanish Springs and Lake Sumter, and even on down to Brownwood. They actually know people who have sold their brand new homes and moved to one the existing town square areas. Don't know much about it, but seems a very different concept. My village has FOUR neighborhood pools all with in a few block, not even a GC needed, can walk. Also TWO rec center pools and one big Olympic size at a regional center within walking distance. The folks I talked with just kind of sadly said, yes we know, we were told it would be like where we had rented in the past, but it has been two years now and is very different than what we experiences.
We have one restaurant and one swimming pool for everyone, kids, adults, residents, etc. and it is at the restaurant; very different than all the quiet pools near where we had rented homes many time. We have and some food trucks and a restaurant (they thought both were fine, it's just far from what they thought they were moving to) but no cute shops and music around a square. Couple near us hear conversation and joined in, again, not at all a "trash it" conversation, or negative people. Just disappointed in the difference between what they thought they were buying and what they actually have. All said it's pretty much like any other regular place. One community pool, and you commute to everything in a car: beauty shop, vet, groceries, said they even have to get in car and drive to all the classes and craft lessons. Went home thinking I am very fortunate, my day to day life is VERY different from theirs. Probably it's so successful because this is probably what many people are seeking, a lot of seclusion, and used to auto commuting for a dozen eggs, so not a big deal to them I am sure. Hard on those who rented and fell in love with the former villages "life style".

Gee, that's kind of sad too (not the areas planned, but that people are beginning to kind of have that one ups-man-ship, leave us alone, kind of thing. Not a negative person at all, but I can see the day coming when that "villages" feeling of closeness and caring for all your neighbors is slowing leeching away... maybe will just be more like neighborhoods we lived in before moving here, who knows ?

I can’t wait to see all the plans for south TV come to fruition. It’s all going to be ok trust me. I’ve talked to some of the old timers who first moved to the Spanish Springs area of TV and they thought The Villages was ending a CR 466. Then it was ending at 466A and then it was finally really ending (the final phase) was at Brownwood and State Route 44. Well, you see my point. Just sit back and enjoy the expansion of The Villages. Everything is going to be bigger and better as time and The Villages marches on. Have just a little bit of faith...

The southern end is new houses and a new concept. Previously, north of 44, all of the amenities were put in place and then homes were built and sold. South of 44 they are building homes, some amenities, and then more amenities. For example, south of 44 has only one dedicated restaurant at this point...for several years now. Yes, it will change, but when? The bridges for connectivity were promised over two years ago and they still aren't complete. No championship golf south of 44 but one course is being built. So just a different mindset. Be very careful what the sales office tells you...they have no ethics and they say what they can to sell you a house. Lots of people who buy south of 44 are happy. But they nearly all come north in their cars for entertainment and shopping.

Homeowners south of 44 were promised a shopping plaza (Magnolia) with a pharmacy, grocery store, restaurants, and other essential services AND connectivity with The Villages north of 44. This was promised years ago and it hasn’t happened yet. We have a golf cart, but can only use it south of the turnpike.
Not having a grocery store means the stores close to us are out of stock more frequently .. and serviced us poorly when the pandemic started. Same with the pharmacy. No gasoline stations either. Hopefully this will change when Magnolia Plaza is constructed.
It is peaceful here now, with several nature trails and nice recreation centers and golf. We drive to the busy areas to the north. We do have the Fenney Grill and Edna’s, two nice gathering places. We have to gather loosely right now though.
As TV expands, we will become near the center geographically.

As a soon to be owner of a home in the Village of Bradford, I am looking forward to many new things currently available and soon to be available in the southern oaks region which the village of Bradford is part of:
1. Sawgrass Grove (new square concept)
2. Dedicated biking, walking paths outside our door
3. Chitty chatty bridge to bike to Rohan Rec center
4. Magnolia Plaza shopping (looks like it will be ready for Christmas)
5. Everglades outdoor fitness and other activities
6. Cattail outdoor music and food truck area
7. Hog eye preserve walking trails
8. Ezell recreational center
9. Aviary family pool
10. Fenney nature trails
11. Rupert dog park in Marsh Bend
12. Archery range in Marsh Bend
And more...
We are currently staying near Spanish Springs for the month of October. We see what is available north and we like it here but we do not play golf and do not go out to eat very often. Once our house is furnished, we are not shoppers.
There are plenty of homes for sale in all areas of the villages so buy or rent in the area that suits you. :a040:

Yes, things change. There are big differences below 44 but if you want a new house, that is where you have to go. Expect more density. As we have seen with HH being razed and multi-housing going in there, it has nothing to do with being in the new area, it has to do with changes in what people want.

Strange that they have to take a car to all the classes and craft lessons as they are all accessible by golf car, maybe they don't have a golf car. As far as people selling and moving north I can assure you that there are many, many more selling up north and moving south, we have many friends and neighbors that did just that. As far as grocery shopping Publix is schedule to open first quarter 2021 and will be accessible by golf car, Chitty Chatty and Bradford are already golf car accessible to the Lake Deaton Plaza. We too have a regional rec. center with large pool as well as sports pools, neighborhood pools and rec. center, and something you don't have, neighborhood family pools. We have pitch and putt, we have putt and play, which you also don't have, we have two of the 6 villages dog parks, as well as softball fields. we have entertainment at Edna's and The Fenney Bar and Grille and just 10 minutes or less to Paddock Square. When the next two bridges open early next year the south will have full connectivity and replies like yours will finally end. The village of Fenney is the most populous of all the villages and re-sales go very quickly here, those who bought early are realizing 6 figure profits when they choose to sell and move to a larger home down south. There is so much more down here that is not available north of 44 along with being peaceful and quiet, it's no wonder they sell 6 new homes a day 365 days per year south of 44. In closing I will mention that several families that moved from your area to the south did so because of the un-friendly atmosphere where they lived and still cannot believe how friendly and close knit everyone is down here with few exceptions. This is a great area, there are announcements of new projects it seems every week, projects that will add to the enjoyment of living south of 44, there will be few if any changes north of 44, it is a "status-quo" area that you will either love or regret living there and you can only buy used homes north of 44, trying buying a "10" series home up there, they are simply not available anywhere but south of 44.

Don't understand why they are developing where they are developing. Wouldn't it make more sense to start building at the northern end near Brownwood and spread south? They are building first in the middle of nowhere.

We heard that Sawgrass, currently being built, will be similar to a small square with live music, pub, golf, etc. and the planned “Urban Core” and lifestyle area will be a new form of a town square. But with a short drive to Brownwood it is not a big deal for us.
It is interesting to read people’s perspectives of the area South of 44. We spent a long time looking and staying in different areas of TV before buying south of 44. While we liked many areas north, we wanted a new house, new amenities, other people new to TV, etc. we don’t mind a short drive to Brownwood or waiting on the new areas to be built. We have not met anyone who lives down here that isn’t happy with their choice. We also haven’t met anyone north of 44 that isn’t happy with their choice. We do know several people that moved from north of 44 to a new house. Don’t understand the north vs south thing. Everyone can enjoy the amenities anywhere in TV. We absolutely love the new areas and the older areas.

Stay where you are! TV are totally money hungry. It is not what it used to be and all the salespeople are lying to you! The construction traffic is terrible. War time convoys of DUMP TRUCKS! This place is why I want to move! If I had bought a northern area resale it would be much better. Where you are thinking of buying you will be isolated for years/

I’ve been in the villages for 20 years started in Springdale and have moved 5 times through the new areas until now I’m in Fenney for the last 2 years . Things are only a little behind from what I was told and no one promised me anything. This is a beautiful area , with many nice places to walk and bike. The Publix is only about 8 minutes away Brownwood not that much farther. Many people out here are in there early 60’S and understand things take time and the deals we got on new homes . I don’t need to have everything 5 minutes from my house , I go pretty regular to places north on 441go to Starbucks, bonefish, haircut on 466 , I’m 81 still like to get out and about , not stuck in a 10 minute from my home bubble and I don’t care about the bridges, I’ve never had a golf cart . I think the only people who hate it here are the ones that don’t live here

I agree! We moved into a new area in 2005 near Lake Sumter Landing and newbies were poo poo-ed then, too. As each new area is developed, good stuff is replicated, bad (if there is any) stuff is abandoned and new stuff is introduced. Market demand is what drives new development, providing what people want. Once the connectivity via golf cart is a reality, I feel that "us" vs "them" will lessen. I know we'll be all over the place because we love all areas of TV! I'm not planning to leave!

Check the Videos on The Villages website. They are building an entertainment/shopping area South of Brownwood. It will be different from the squares but apparently very nice. Not sure if this will be instead of a square or in addition to. Heard there would be a square near 470 from a realtor but have no idea if that’s accurate

The above all sounds to me like anything but an age-restricted community, which is why most of us moved here. In pre-pandemic conditions, the square were overcrowded, the movie theaters were full, etc. Now, the golf courses are hard to get time on except in the heat of the day. Condominiums would have been preferred over apartments. I feel sorry for those people who bought homes based upon location and now the nature of the location will change when apartments replace country clubs. Nothing but greed.

I'm only 62 and looking for more things to do past 7 p.m. when they roll up the sidewalks. OTOW has very limited golf cart accessible restaurants and entertainment options are non-existent. Just not for me, need more liveliness.

South of 44 they are building homes, some amenities, and then more amenities. For example, south of 44 has only one dedicated restaurant at this point...for several years now. Yes, it will change, but when? The bridges for connectivity were promised over two years ago and they still aren't complete. No championship golf south of 44 but one course is being built. So just a different mindset. Be very careful what the sales office tells you...they have no ethics and they say what they can to sell you a house. Lots of people who buy south of 44 are happy. But they nearly all come north in their cars for entertainment and shopping.
A business requires customers in order to survive. For there to be customers there has to be a population base to draw from and until recently there hasn't been enough population south of 44 to support any businesses. There isn't even a half smart smart businessman in the world that would start up a retail/service enterprise in an area where there aren't enough customers to pay for the utilities. It isn't rocket science, even a caveman can understand that. Once the population base reaches a certain point you will see new establishments popping up.

For you "northern" folks who think the area south of 44 is so bad, the solution is to not give it another thought. We Fenney folks are a happy community and we can do without the negativity of trolls and northerners that are stuck in the paradigm that existed decades ago when they bought their northern home.

No one ever stated that Sawgrass was the equivalent of a square. This again is one of the new experimental builds down here, it appears that it will be a good fit with all of the homes around it and commercial land just across Warm Springs. There has already been plenty of discussion regarding a square being built down here in the area of 470 and the Turnpike which for many of us will be no nearer to home than Brownwood. The family homes, schools, hospital, etc. that you mention are being built much further south and east not near current building and will be similar to those villages up north near the current hospital, shopping, and soon to be built apartments.

If you read the second complaint I listed it is about the plans south of 44, rezoning and spot zoning. One is to increase the allowable density in residential areas. Another is to spot zone and allow multi family housing in areas currently zoned single family residential only.
This could mean that after a residential area south of 44 is developed with single family homes the residents find out there is a spot zone for multi family adjacent and apartments going up in their back yard. Of course then it will be too late.
This new generation really sucks if this is their vision. I like the original vision so much better.

Went to Flippers last night near the new Brownwood hotel. Had interesting conversation with couple who live in Finney, They were not the negative type at all, just very disappointed people, have to have auto to get groceries, lots of things. Summary, they just feel the whole concept is so much different than for those of us who live near Spanish Springs and Lake Sumter, and even on down to Brownwood. They actually know people who have sold their brand new homes and moved to one the existing town square areas. Don't know much about it, but seems a very different concept. My village has FOUR neighborhood pools all with in a few block, not even a GC needed, can walk. Also TWO rec center pools and one big Olympic size at a regional center within walking distance. The folks I talked with just kind of sadly said, yes we know, we were told it would be like where we had rented in the past, but it has been two years now and is very different than what we experiences.
We have one restaurant and one swimming pool for everyone, kids, adults, residents, etc. and it is at the restaurant; very different than all the quiet pools near where we had rented homes many time. We have and some food trucks and a restaurant (they thought both were fine, it's just far from what they thought they were moving to) but no cute shops and music around a square. Couple near us hear conversation and joined in, again, not at all a "trash it" conversation, or negative people. Just disappointed in the difference between what they thought they were buying and what they actually have. All said it's pretty much like any other regular place. One community pool, and you commute to everything in a car: beauty shop, vet, groceries, said they even have to get in car and drive to all the classes and craft lessons. Went home thinking I am very fortunate, my day to day life is VERY different from theirs. Probably it's so successful because this is probably what many people are seeking, a lot of seclusion, and used to auto commuting for a dozen eggs, so not a big deal to them I am sure. Hard on those who rented and fell in love with the former villages "life style".
Who is responsible for the disparaging of information? Is it the consumer who did not do their due diligence or is it the sales people who misrepresented the product?

I can’t wait to see all the plans for south TV come to fruition. It’s all going to be ok trust me. I’ve talked to some of the old timers who first moved to the Spanish Springs area of TV and they thought The Villages was ending a CR 466. Then it was ending at 466A and then it was finally really ending (the final phase) was at Brownwood and State Route 44. Well, you see my point. Just sit back and enjoy the expansion of The Villages. Everything is going to be bigger and better as time and The Villages marches on. Have just a little bit of faith...
I've said this before in other threads that deal with this subject.........is there going to be another 441/27 corridor in the southern section of The Villages? To me, that is extremely important to have the ability to arrive at that corridor of retail stores, restaurants, and medical facilities in about 10 minutes by car. Strange that they have to take a car to all the classes and craft lessons as they are all accessible by golf car, maybe they don't have a golf car. As far as people selling and moving north I can assure you that there are many, many more selling up north and moving south, we have many friends and neighbors that did just that. As far as grocery shopping Publix is schedule to open first quarter 2021 and will be accessible by golf car, Chitty Chatty and Bradford are already golf car accessible to the Lake Deaton Plaza. We too have a regional rec. center with large pool as well as sports pools, neighborhood pools and rec. center, and something you don't have, neighborhood family pools. We have pitch and putt, we have putt and play, which you also don't have, we have two of the 6 villages dog parks, as well as softball fields. we have entertainment at Edna's and The Fenney Bar and Grille and just 10 minutes or less to Paddock Square. When the next two bridges open early next year the south will have full connectivity and replies like yours will finally end. The village of Fenney is the most populous of all the villages and re-sales go very quickly here, those who bought early are realizing 6 figure profits when they choose to sell and move to a larger home down south. There is so much more down here that is not available north of 44 along with being peaceful and quiet, it's no wonder they sell 6 new homes a day 365 days per year south of 44. In closing I will mention that several families that moved from your area to the south did so because of the un-friendly atmosphere where they lived and still cannot believe how friendly and close knit everyone is down here with few exceptions. This is a great area, there are announcements of new projects it seems every week, projects that will add to the enjoyment of living south of 44, there will be few if any changes north of 44, it is a "status-quo" area that you will either love or regret living there and you can only buy used homes north of 44, trying buying a "10" series home up there, they are simply not available anywhere but south of 44.

The above all sounds to me like anything but an age-restricted community, which is why most of us moved here. In pre-pandemic conditions, the square were overcrowded, the movie theaters were full, etc. Now, the golf courses are hard to get time on except in the heat of the day. Condominiums would have been preferred over apartments. I feel sorry for those people who bought homes based upon location and now the nature of the location will change when apartments replace country clubs. Nothing but greed.
You mentioned movie theaters......are there plans for a movie theater south of 44? We have three movie theaters north of 44. It would be nice if those three theaters are not over crowded by all the new residents south of 44. I guess there is always the movie theater in Leesburg to lure the southern Villagers.

The fact that there is not going to be a town square which resembles anything like what we have north of 44, makes me give it a thought or two or three. Not unless, what ever the new vision for a town square has musical groups 365 days a year (unless inclement weather), then there is no reason for me to be concerned. I wonder when that concern will be addressed? Anyone know?

Wait until all those apartments up there are rented, you'll be getting theater tickets the same way you get tee times. There is a lot of designated commercial acreage down here and a movie theater may well be in the plans. Personally I haven't been to one in 30 years so it doesn't bother me one way or the other. From what I've heard the Leesburg theater has more comfortable seats and lower cost tickets.
We have been in The Villages for12 years and love it as much as the day we moved here. The area sound of 44 has a lot to offer and the areas north are well maintained and close to the town squares. I don't think there's any way to go wrong if you want to have many options for nature, arts, entertainment, sports, and clubs with specific interests. The changes that are happening are fun to watch and I look forward to reading about the future as well as living in the moment here. If I won the lottery, I may have a beach house for occasions, but I'd live here.

Our Designer home was built in 2007 and it has 10' ceilings. In fact every Designer Series home in my neighborhood that I have been in has 10' ceilings. The upgrades sound nice.

Ignore the tired old prunes who bash the southern areas, the developer knows the market and home sales are currently at an all time high. Recent announcements include:

A 400-acre “Medical Village” that will include a new UF Health trauma center that also will serve as a teaching hospital for medical students;
An “Urban core” shopping center near the medical complex and that will include complementary businesses;

A “Super-Regional” recreation center;
New golf courses (46 Championship holes), a Pitch & Putt and Putting Course;
A lake large enough to host regional or international events such as dragon boat racing, skiing, rowing, remote-controlled boats and sailing;
New bridges connecting portions of the new areas, including one that will accommodate both multi-modal and automobile traffic across the turnpike south of the plaza.

A new restaurant and pub; and

Most of the above is the developer’s wish list and hopefully it all will come to fruition but stuff happens. The big difference is most of if not all of the amenities were built before any homes were occupied. The developer would be sure to have places to get gas, food, entertainment reasonably close. It seems that the old plan was tossed out and the new plan is to build as many houses as possible without having easy access to some basic comforts south of 44. When I moved here 10 years ago, the developer built one village at a time and started a new one when the last one was mostly sold. Now it’s an explosion of houses in every direction with many villages being built at the same time. But not much in the way of shopping. I know that stores will come eventually but it will take time, just look at how long it’s taken for the first shopping area to be completed 31/2 years after ground breaking for Fenny and still not ready. I will say that it’s very pretty south of 44 and l’m sure all that buy homes in that area are happy and that is all that really counts.

There are a few negative people that complain about The Developer and complain about The Villages (Developer is greedy, too crowded, too much traffic, going to turn all golf courses into apartment buildings, etc, etc). I would say the majority of people who live here (including those north of 44) love it here.

The Villages is a great place if you are looking for a large, thriving retirement community. For some it is too large and that's fine. There are many different sections/villages and each has a different vibe. Most people won't ever travel "two" squares away so the complaining about the newer southern sections most likely is from folks who don't live there and have no intention of ever going there. The folks down that way that I know love it there, just as the folks up in Spanish Springs, Lake Sumter and Brownwood like their areas.
Spend some time getting to know the different sections in The Villages and you'll soon find out if this is the right place for you.
I like all the sections of The Villages personally and really find the diversity quite refreshing.

There are two Villages visions. The first is north of 44 which was the vision of the prior generation of the Morse family. Most residents are happy with it.
The second Vision is that of the current generation of the Morse family which many residents are unhappy with. During the last Sumter commissioners election the commissions who supported the vision of the younger Morse’s were overwhelming defeated.
So what you will get south of 44 is still up in the air until the legal dust settles,
3gen Dev changes north of 466 are very different than what can be done between 466 and 44 and way different than south of 44.
Villagers N of 466 "own" their Amenities which requires the Dev to obtain permission to use the amenities. The farther south in TV the less the Dev gave up control for. So purchase a beautiful golf front home next to a del owned feature, pay your bond and premium price, and if the Dev decides to take away the course or the feature, you have no recourse. V2PW.com isn't a bunch of angry old people, as a matter of fact just the opposite. We are however ensuring that the Dev and the governing city and county ensure due diligence as they hear the proposals for change if use.

I'm not sure you are referring to me making "false statements". As far as I know, the statements I have made regarding the homes south of 44 are very much true. I pretty much just make comments about the fact that the 441/27 corridor of retail stores, restaurants and medical facilities are too far for me to even consider living that far south. I do understand, however, that shopping and restaurants are not very important to many people.
I also make comments to the effect that traveling in a golf cart from south of 44 to the town squares up north would be much too far for me to even consider going by golf cart. Brownwood is actually doable but those villages that are very far south would be out of the question for me to travel in a golf cart.
I make comments that I'm concerned about the influx of more and more people in our town squares and restaurants just as a matter of the rapid growth of The Villages. I surely hope there will be another corridor just like 441/27 so all those folks from the southern end do not go there.
These are my feelings and I honestly don't think of them as "false statements". Actually, they are my opinions. I'm sure not everyone feels as I do so there is that.

We have been there and are looking to move from north to south. Why? Because it is a reimagined lifestyle model that offers a more flexible retirement lifestyle. North is like a very large mobile home retirement community from the 1970’s. South is more urbanized, more active and we think better designed for the next generations of retirees. The current Villages model where you buy a cookie cutter lifestyle and then fit your life into it is redundant and tiresome. The new vision offers better neighborhood designs and more opportunities to live retirement “your way”. It is the future, embrace it.

It's all zoned commercial so you can expect a lot of small businesses along there in the near future. Two medical buildings have already been announced to be built on Warm Springs west of the entrance to Marsh Bend and east of 301..

i assume it doesn't impact you and i know a few that live south of 44 that love the way it's planned, they look at north of 44 as the old section where the residents are stuck in the "way it used to be". They have high hopes that their area will provide a vision of forward progress for the next 20+ years. As a resident that lives south of 44 posted on one of these threads, if you're not living there, or are not planning on living there, why do you care and she concluded with leave us alone, we love it here.

The future retirees south of the turnpike will be less vapid and ignore old dull traditions and superstitions thank to the younger generations being Internet savvy/worldly. They will demand more "Enlightened" entertainment like Casinos and Strip Clubs...Maybe even swim-up bars at the community pools...They could call them "Drink-n-Drown" :)

I'm not sure you are referring to me making "false statements". As far as I know, the statements I have made regarding the homes south of 44 are very much true. I pretty much just make comments about the fact that the 441/27 corridor of retail stores, restaurants and medical facilities are too far for me to even consider living that far south. I do understand, however, that shopping and restaurants are not very important to many people.
I also make comments to the effect that traveling in a golf cart from south of 44 to the town squares up north would be much too far for me to even consider going by golf cart. Brownwood is actually doable but those villages that are very far south would be out of the question for me to travel in a golf cart.
I make comments that I'm concerned about the influx of more and more people in our town squares and restaurants just as a matter of the rapid growth of The Villages. I surely hope there will be another corridor just like 441/27 so all those folks from the southern end do not go there.
These are my feelings and I honestly don't think of them as "false statements". Actually, they are my opinions. I'm sure not everyone feels as I do so there is that.

Wait until all those apartments up there are rented, you'll be getting theater tickets the same way you get tee times. There is a lot of designated commercial acreage down here and a movie theater may well be in the plans. Personally I haven't been to one in 30 years so it doesn't bother me one way or the other. From what I've heard the Leesburg theater has more comfortable seats and lower cost tickets. in 30 years but you know that the theater in Leesburg has better seats and cheaper prices, well of course it does because the family can never do anything as well as other places

This is true.
Besides vintageogauge posts, most of the time are defending that he purchased a home south of 44. There are probably more posts bashing the new area than those who never miss a chance to bash the Developer.

I don't complain but do live with it. I was seasonal for a few years before making the move full time. I just can not imagine what the restaurants are going to be like when The Villages is built out.

That was my comment. It was not meant to be a "snide remark" so sorry you took it that way. It was a comment about folks south of 44 being in closer proximity to a movie theater than traveling to LSL or Spanish Springs. Of course, the influx of the additional population being added to The Villages is going to really stress the theaters we have north of 44.
I'm aware that the Leesburg theater has wonderful seating and they also have or had a great $5 movie deal. Our theater in Spanish Springs is getting a make over similar to what Leesburg Theater has but I doubt the Spanish Springs theater will have a $5 deal.

Yep homes 10 miles away, will cause the biggest drain on everyone:popcorn: can’t ell you the last time I went to SS, to lord on their retail...oh wait I shop the net, not brick and mortar. Pretty sure those buying the new homes do the same. Even my parents shop on line and they are in their 80s.

I had heard in recent months that a franchise restaurant/bar such as any of those you mentioned will not consider a location unless it has a minimum traffic count of 20,000 vehicles per day. 44 between 301 and Leesburg might hit that but anything south of 44 has a long way to go before getting anywhere near those numbers those numbers. What will probably open south of 44 would be non franchise smaller family owned restaurants

We have been there and are looking to move from north to south. Why? Because it is a reimagined lifestyle model that offers a more flexible retirement lifestyle. North is like a very large mobile home retirement community from the 1970’s. South is more urbanized, more active and we think better designed for the next generations of retirees. The current Villages model where you buy a cookie cutter lifestyle and then fit your life into it is redundant and tiresome. The new vision offers better neighborhood designs and more opportunities to live retirement “your way”. It is the future, embrace it.
I agree about the south being a new vision and a “ your way retirement” that is why we are soon to close on a home in Bradford. :a040:

WOW, talk of a border in TV. I think the new area will be as great as all the other areas when all is said and done. Remember, a lot of younger folks have never gotten into golf, and probably never will. They were too busy working, going to the gym and getting involved with their kids organized activities to play golf. I'll bet some people who were the first residents to cross 441 said the same thing about the Historic Side. Enjoy where you live.

If everyone shops online they’ll be no retail just big box stores all selling the same thing People always talk about the how sad it was when all those nice stores In there town closed well they closed because everyone went to the box stores and now even they are under siege, it’s not going to change now but the search for endlessly lower prices has consequences

Well, Federal Prisons are not noisy. I used to purchase Federal surplus property. Occasionally from Federal in prisons. You could pretty much plan on most of the day there with the screenings which where not even to get 'in' the prison just on the grounds.
Not a loudspeaker, not a whistle barely the sound of the wind. Quieter than a National park. Just because you see something on television does not mean it is the way it is portrayed.

<sarcasm>Horrid conditions, the streets are virtually gridlocked with all the Uhaul trucks and trailers from people moving out.</sarcasm>
Just because you have reasons for not wanting to live down here does not mean those reasons apply to everyone. I would venture that the vast majority of residents here south of the turnpike love theIr houses and neighborhoods. I know that we do.
