Nasty surprise. Not unexpected I suppose considering all the major storms across the country this year, but if people are having to live on SS this has to be a major burden for them.

They my pay now due to lawsuits but will receive later. been inspected by her insurance company and granted a new roof she is the 3rd friend of mine to get a new roof . We pay some of the lowest insurance premiums in Florida and worrying about profit loss of insurance companies makes me laugh , insurance companies are consistently investing the premiums that come in every day in hotels , new apartment buildings and whatever . The anger seems to be that some people are getting a new roof and don’t want others to get one .My mother’
used to say I don’t care what the other kids are doing , I’m just concerned about you,many villagers should take that advice AND LAWSUITS, REALLY!! REALLY!!!!

In my opinion, all the stories about why homeowners insurance rates go up are pure speculation. Even the agents who sell the policies have no clue about why a company will choose to raise a customer's rate by 20 or 30 percent. And, I don't think the agents have any knowledge or power to influence a company's rate. The only way to save money is to shop around for the lowest rate regularly and be willing to change companies. Also, I think that being a loyal customer will not help you. Rather, it will make you a target for premium increases. The industry calls it "price optimization", raising rates on loyal customers because they don't think they will change companies.

If you recently moved into a home that is around a year old....yes you'll see a huge adjustment from the property being taxed as undeveloped land to developed land in the second year

Don't know how they can get much higher ! Mine tripled last year before the neighbors all laughed at me for NOT putting in a fraud roof claim with the help of the guy who came to ALL our homes, said he'd "handle it all, inspect the roof, report the damage and the dates (I could not remember any extreme storm in my neighborhood), etc. I and one other would not do it. Neighbors all laughed and said we two would STILL get our insurance raised, but would be the only ones in the neighborhood who did NOT get a new roof for it at least ! Just could not accept such a thing as went on this past summer ! Shameful I think !

That is EXACTLY what my agent (at a VERY popular agency in The Villages) said ! Exactly that. Everyone gets a new roof, but YOU. He said it's everywhere in Florida that is done. To avoid law suits that "could" award what he called "unlimited" court costs, so the companies just roll over to the fake claims, much cheaper. He told me for the roofer, a roof can cost as low a 3K on some houses, much cheaper than court battles.

My home insurance premium is due early next year and I will be surprised if it isn’t substantially higher, since I’ve heard that so many people have had their 18-20 year old roofs replaced for either no cost or a small deductible!

I have a home not a Villa and lay $460- and also can set the contents coverage
Don’t buy insurance from the villages they mark it up 100%

Received my renewal for my home insurance policy. Went up 300.00 for the next year. Shopped around and got the same coverage from progressive for 400.00 less. Shop around.

Having watched the majority of homes on my mother's street get new roofs as "storm damage" (also known as fraud) I understand why. She paid for her own. As she should have. These roofs were almost 25 years old. Everyone is affected by this with insurance increases. This is happening all over The Villages. I blame the home owners as much as the roofing companies.

Lower premium equals lower coverage. Increase $430!

We experienced the same with The Villages Insurance. The answer we received when questioning rates was ”that's the way it is”. We were changing policy like for like from another agency same insurance provider.

I disagree. I’ve been with First Floridian Travelers for 17 years here and Travelers for 20 years in Connecticut and rates rarely raised. Just got a new roof and premium went down $20. And don’t forget it is not only the amount you pay but the service you get. Doesn’t do any good to pay less but have to struggle over getting a claim paid.

My 2020 house insurance bill was $2340.00. Just received the 2021 policy and the annual premium doubled, $4695.00. I contacted the broker and was told that all home policies will drastically increase due to the number of huracanes and new rules concerning replacing roofs. Needless to say St. Johns insurance company will not be insuring my house next year. Oh, By the way, in the 23 years i have lived here, I have never made a claim on my house insurance.

Just got our insurance bill for next year. It was for American Integrity through the Villages Insurance and went from $1450 to $2700. REALLY! Went back to Villages Ins. through an insurance rep. recommended to me. He shopped it for me and got me better coverage for a little less than what I paid last year. I did a little shopping on my own and could not get the sink hole coverage I currently have. (New policy has it). The Villages Insurance rep I dealt with told me that they are getting slammed by huge increases to policies written by American Integrity. Either American Integrity is attempting to get out of insuring in this area or they have been hammered by payouts due to gulf coast hurricanes or they have suffered thru the current roof scam going on in the Villages. If you have American Integrity pay close attention.

After a $30 increase last year, we got our AIG bill last week--went from $735 to $1350. Needless to say we shopped around and got insurance with Farmers for $800 for the exact same coverage. When the woman at The Villages insurance office asked why we were dropping AIG, my husband said, "Never in my entire life have I received a rate increase of that magnitude." She said we weren't the only ones dropping them. She also said all the new roofs were the probglem.
They for sure aren't going to use a rate increase on us to pay for others' new roofs.

Did you have your roof inspected? If so, that may have something to do with increase. Everyone I know in our neighborhood who had roof inspections also had increased in insurance.

Storms are a yearly occurance and are budgeted for accordinly. However antifa, blm and riots are not. Billions and billions of $ in looting, burning and destruction of property are not. I expect much higher insurance bills. And if, as promised, out taxes will also go up.

I disagree. I’ve been with First Floridian Travelers for 17 years here and Travelers for 20 years in Connecticut and rates rarely raised. Just got a new roof and premium went down $20. And don’t forget it is not only the amount you pay but the service you get. Doesn’t do any good to pay less but have to struggle over getting a claim paid.
We have had Travelers here for 15 years. Our annul rate just went up 17% for our Homeowners. $940 to $1120. We did get a new roof.

I have American Integrity and just received my new invoice. It went up over $700 a year with no claims ever. What the Hell? I called several other insurance co. , including Progressive, and they are not writing new policies, or they want your auto insurance. I am not changing auto ins. companies. I called AAA, since I have been a member for years. They asked me about bundling my auto, which I did not want, and they never called me back with a quote. Any advice?

I about fainted when I opened my bill! Last year I paid $1136.00. This year my bill is $2162.00! And no, I didn’t get a new roof. Needless to say I changed companies and got the same rate as last year.

We had pea size (peas size hail little bigger than BB.) hail about half mile away and all sudden two years after the hurricane came through majority of roofs now have damage. When roofing inspectors says we have lawyer just sign here and you will get new roof or they say those shingle are no longer made you can get new roof. something smells?

I can speculate? Hundreds get new roof, thousands get billed with rate height.

Try Farmers. There's an office in Clermont. They quoted us for just homeowners. But we actually asked about bundling and saved 10% on each policy, homeowners and auto. Our $800 homeowners would have been $880 without the bundling. A lot less than the $1350 AIG wanted. Our auto (was with Allstate) ended up being cheaper than Allstate.

You may be correct. But, if were in charge of an insurance company, I would deny roof damage claims, unless there was convincing evidence that the damage was caused by a weather event. I certainly wouldn't be bullied by a roofing company or their lawyers. I asked my agent about this roof situation, and they said that they always have their own adjuster inspect the roof and approve the claims, regardless of what the roofer says. But, who knows?

I had been with American Integrity insurance for a few years, and last year my bill was $605. This year it was $1178, so I shopped around and changed to Farmers Insurance, for about $400 less.

Same happened to me. I called Farmer’s and they were $400 cheaper and what American integrity raised my rate to.

I might add that calling the insurance broker of The Villages was not very helpful. They came up with a plan that was a couple hundred dollars cheaper than AIG's $1350 rate but had a $5000 deductible! Then they had another plan that was not very much less than AIG's $1350 that they wanted to raise us to. I don't know if they are limited as to who they can quote, but I suggest getting on the phone or online and scouting insurance companies out on your own. That's how we found Farmer's.

Yikes, just got the bill for my homeowners from American Integrity. Went up 58% from last year and is up a total of 109% from 3 years ago, and I have never in my life filed a homeowners claim on any of the 5 homes I have owned. Can anyone who has changed to either Farmers or Progressive, not using The Villages Insurance, please provide me with the contact information they used to change their policy. Did you use an independent agent or contact the Insurer directly? Thanks, Chris

I did a search online for homeowners insurance for 32162. I had the declarations page from American Integrity so I could be sure to get the same coverage. I think it went out to brokers, but actually, Dominick from Farmers' in Clermont called me. We walked through the declarations and that of our auto insurance which had been with Allstate. AIG wanted $1350, up from $735. Farmers' quoted $880. When I bundled the auto in with it, it came down to $800. And the auto insurance ended up being cheaper than Allstate for the exact coverage. I have since learned that there is a Farmers' office in either Leesburg or Fruitport, so if you want to talk to someone in person, do a search for that.
Progressive and Geico wouldn't quote us, saying they wouldn't provide us coverage in our area. Our credit rating is Excellent, so I don't know if those two just don't insure here, or what the deal is with them.

Hopefully, yes, but sadly not everyone has, or even been able to, work their whole life, many reasons from constant moving for work, children, illness of one partner or another, having to care for parents or children at home, etc. Not "arguing", just pointing out, it is really difficult once on a fixed income, and of course probably what ? 30%, 40% of the people in these retirement communities have two people who have worked all their lives and were able to save in addition to their S.S., that's all I'm pointing out. It is a huge deal for many unfortunately. We ALL need to try to impress this on our grown children...but will we be successful when they are trying to buy homes, pay 50K a year in college tuition, make two car payments so they can both work (when and IF there is work again....hopefully). Anyway, no "argument", but the auto and home insurance is really out of sight here.

That's not the point. The point is the insurance company doubling the rate. That's highway robbery. Why should the consumer put up with that?

You got that right, and even though each individual expense in itself is not that big of a deal, they all add up, health insurance, homeowners, golf cart, car, groceries, property taxes, utilities, trash removal, etc.......

Wow! Mine went up almost $800 a year and I didn't get a new roof or any other claims. What a screw. I looked around and found one company for $300 less and I tried Progressive, but they are not writing new policies.

Amazing in my yard doing yard work yesterday and the same fraud roofing front guy hit me up for roofing inspection again. This guy has been to my house three times in last 6 months. I immediately recognized him and before he could utter a word I said no, you been here three times move on. He said so-so company can get me free roof just let them inspect it. Geez, they never give up. And no I won’t name the company.

Not only that take the little hike and times it by hundreds of thousands ( maybe millions?) and you can see how they get there money back and them some.

Ours with AIG went up $1300, and have to sigh a waiver that new deductible is $25,000 wind damage. 0r increase could be up to $2500. Insurance with the Villages agency.
Start looking tomorrow. Anyone happy with their agent or insurance names would be appreciated

Do you have water mains and street drains close? IMO 90% of sink holes are man made problems?

Just changed from American Integrity, through the Villages Insurance, to Farmers through an independent agent in Leesburg. Not only saved lots of $$ by switching to Farmers, but also have better coverage and very much like dealing with the smaller agency than dealing with The Villages Insurance.
Since I have been a loyal customer of the Villages Insurance for several years now, I gave them every possible opportunity to retain me as a client. However, they didn't seem to care in the least that I was considering shopping away from them, and in fact almost pushed me out the door. When my auto and golf cart insurance policies come up for renewal, those will be switched away from The Villages Insurance as well.

I had American Integrity since my home was new in 2011, the CYV started at $505 and by 2018 it had gone up to $985, five increases in 8 years without even submitting a claim. I called Villages Insurance snd I went with Coastal for $565 in 2019, an over $400 savings. This year it went up about $30.

Consider Farmers for your auto as well. If you bundle, you get a discount on both. We didn't wait. We switched both auto and homeowners over to Farmers at the same time. Got a refund from both AIG and Allstate in a week+-

By the way you don't have to wait until the policy is up to switch your auto insurance you will get full credit for the days you did not use it.

Just be sure when switching insurance that your catastrophic and non-catastrophic (if your lucky enough to have it) sink hole coverage is available.
