Finally, after three long years, sold our house in Wisconsin. Met with the realtor this a.m. and want to make an offer to purchase on a house in Duval.
Does anyone have a recommendation as to who to contact for an independent inspection? Your input would be appreciated.

Pat DeGioia of A-1 Villages Home Inspectors did a great job for me. He can be reached at 352-205-1080 (c) or 352-751-1075 (h).

Another vote for A-1 did a job job on my new home inspection and at least 20 more in my neighborhood.
Pat of A-1 Home Inspections did a home inspection for us on our new home just before the warranty period ended. Did a great job and found a few things that needed attention that we would have never found.

I am in the process of calling the licensing bureau and other agencies to issue a complaint against Pat DeGioia, A-1 home inspections who inspected two houses for me and made serious errors on both. He missed a clogged furnace, a defective roof, and an entire front yard where none of the sprinklers were working. They are broken leaking 24,000 gallons of water a month. I have had to spent upwards of $1000 and he will not stand by his work. I have proof in writing that he made errors. His response is he will not give me his insurance company so I can call them and recover my damages. His excuse is everything was working when he was there, which is a out and out lie. This is impossible because the repair people said these problems exisited for a very long time before I bought the house. I am still dealing with the problems. His attitude is very agessive, nasty, and rude. I would not hire him for anything. He is all about the money, wam bam. If anyone has any ideas as to how I can atleast get my inspection money back from him let me know. :ohdear:

We had Steve Lightcap Jr. from HouseMaster.
He is backed by National and International certification as well as Florida. He is following his Dad's profession.
We stayed with him and he took 4 hours. He found 11 minor things that had to be fixed. By far the best home inspection we have ever had. Plus he gave us advice on what works in a Florida home and what is just sales pitch.
Really recommend him.

I can recommend Tom Comer of Comer Inspections. He is an excellent inspector, and is ASHI certified. He lives in Fruitland Park and does inspections in The Villages daily.
I have worked with Tom and found him an excellent, experienced inspector and a man of Integrity.

i suggest that you compile your issues and submit them with a cover letter to the state attorney general asking for a thorough investigation into the work done by this individual - if the state licenses this class of inspectors, perhaps there is a board that can issue some sort of admonishment and place a black mark on his records.

Congratulations on your sale. DO NOT use a company by the name of Building Inspections And Services, LLC and a guy by the name of William Jenness. Like another poster I had a major problem after closing with pool euipment and and ice maker that has cost me in excess of $800 to fix. When I asked Bill to make good on his errors he indicated that he is not responsible for appliances (even though he lists them in his report as working) and he claims that he asked the person caring for the pool if the equipment is working and they said yes. This guy inspected our home twice before closing and still missed both these items (and who knows what else) and there is always an excuse. Unless you enjoy throwing away your hard earned money please avoid this guy and help spread the word so other don't have the same problems I am dealing with!
