While looking for a CYV, I've noted murals, visible through the dining room slider, painted on the neighboring villa's wall. Is painting on your neighbor's house a thing in TV? Is your neighbor's permission needed?

That would be a no-no to paint on the wall of the villa next door. Plus when the homeowner repaints their home, the mural is going away. Are you sure it wasn't the back wall of the yard? Those murals have been featured in the Lifestyle and Gardening sections of the Daily Sun. Until TV started using course textured blocks to build the back walls, they used regular concrete blocks and smooth coated the veneer making it possible to paint. That stopped about 2010 when they switched to the rough blocks saving them one step and making repainting unnecessary.
In my back yard, we've got the course textured wall, so I just let the little 18" berry shrubs along the back wall grow. They did grow, in ten years they've go above the wall if I don't trim them every 2 or 3 months.

You can paint the inside of the walls of a CYV any way you want just as your neighbor can paint their side as they like. Our neighbors have a mural painted on their side.

I don't think I understood this correctly. I have seen pictures of walls painted but I have always thought they were the interior wall of the back privacy wall.

The deed restrictions clearly state the you cannot attach any object to the neighbor's wall. I think that would include paint, which is an object. So, you cannot paint the neighbor's wall.

Something no one has mentioned is maybe the owner asked his neighbor if it would be OK to paint a mural. If they are good friends and the mural is out-of-sight, I don't see why they wouldn't go along with the idea. I would probably agree if my neighbor asked me, I would ask first to see a drawing. Of course as I mentioned earlier, if you paint your villa as I did last year after 9 years, the mural will be painted over. If the home was for sale, I would look in the description to see if the neighbor had given prior approval.

Well, this is a new one to me. We don't know if the owner of the home holding the mural gave permission. But if they didn't, seems like they could force the mural painter to pay for a paint job.

This is the inside wall of the homeowner. All of the walls inside the villa yard are the responsibility of the homeowner.

I have no input for the artistry on the wall, but John I LOVE what you did with yours. I am a birder so thank you for the feeder and growing the hedge to give them protection. :bigbow:

I don't think I understood this correctly. I have seen pictures of walls painted but I have always thought they were the interior wall of the back privacy wall.
We are free to do as we please on any of the interior walls. If it is in our yard it is ours. What our neighbors do on their side is considered their property. That is the appeal of a villa.

CYV have zero-clearance lot-lines. The wall of the neighbor, I would think, is their property and not yours. As others instructed look at your deed then if still confused talk to the folks that give permission to alter or improve the outside areas of our homes. They should be able to give you the wise-counsel you seek and not people on social media.

Courtyard villas do not have zero clearance lot lines. The villas are about 10 feet apart, and the property line is located midway between the houses. However, the deed restriction covenant document establishes a "side yard" easement that is somewhat complicated, but it clearly defines the rights and responsibilities of each neighbor. If you live in a courtyard villa, I would suggest you print the deed restrictions and read them very carefully. You actually need to read it several times to fully comprehend the terminology and rules. The document can be found on the "distrctgov.org" website.

Thanks! Right now we only have a red and brown Cardinal and a Mockingbird who live in the hedge. The mockingbird sits in the tree in the corner and guards the yard, I've even seen him chase a Hawk away. I've seen the Hawks kill about 3 doves in the past couple of years, rip them to pieces. Normally the doves are eating all day from those feeders, in fact we had added third one since the photo.
We normally go through a 25 pound bag of Safflower Seed every two weeks or less, plus grapes and peanuts. The squirrels and black birds don't like Safflower seed. This is the slowest I've seen the bird activity right now and we've feeding them for four years. Come March we'll have a couple more Cardinals if the red one allows it, 4 Brown Thrashers, they love the nuts and grapes, a lot more doves, and maybe a female mockingbird by then. Squirrels we've only got one now, he likes the nuts for sure. We had as many as 4 squirrels, but many neighbors have Massey put out rat poison and the squirrels get into that unfortunately.

But, not the neighbors house wall. Nothing should touch you neighbors wall ( no plants, nothing leaning, nothing attached) If something causes damage they can hold them libel. actually in my district nothing can be within foot which included curved drive way that leads to garage. Just like my entry I can’t have nothing within foot of neighbors house wall. (which includes trimming bushes at least foot off their house wall.

Not as clear cut, you have to know you’re district and you’re plot number, not all plots or districts are not same ( even if in same district don’t mean all villas have same rules) Plus the X blocks that allows this or that or don’t allow are also hard to figure out.
But, I can almost guarantee nothing can attach or touch to you’re neighbors house inside the yard. And can’t repaint neighbors house wall cause it’s not their property. Neighbor might may say go ahead, but when they sell that’s when problem starts.
When I’m out waking see violations all time. Plant vines growing up Side of houses, bushes planted too close, palms planted to close, stuff hanging on walls that not theirs. Easements and restrictions are there for reason.

IMO If it sells all agreements are off beings it’s dead restriction.

I would suggest you reread the deed restriction where it refers to a one foot distance. In my deed restriction document, the only reference to a one foot distance is regarding constructing something near the property line, which is about 5 feet from the neighbor's house. In the easement area, where you have plants, you just need to keep the plants from touching the neighbor's house, but not a foot away. I had to read this section about five times before it made sense as to what the one foot distance really means. It refers to the property line, not the house wall.

To me, the most irritating error is when someone refers to Fenney and means everything south of Rt 44. Fenney is only one village of about 10 villages located in that area.

Look at the PDF in post number 26. If I have to maintain it it’s mine. I cannot do anything that will damage the wall on my neighbors side but on my side it is my responsibility to paint and maintain it.

Of course I've read the deed restrictions, before I purchased the property. Common sense told me I would need the neighbor's permission before I painted on her house. And yes, I know where to go to get the final ruling. I was only asking if there was a practice of allowing your neighbor to decorate an otherwise blank wall. Given the tone of some of the responses, I'm just going to go ahead and say nah. Thanks for your time.

Hold on. You are NOT responsible for maintaining your neighbor's house.
Look at the PDF again. The arrows are labels are indicating the privacy walls, fences, and gates, not the neighboring house.
This is why you are required to grant your neighbor access to your side yard. So that he can maintain that side of his house.

According to our deed restrictions the wall color can not be changed. No murals.

I believe old times was referring to the back wall on the property line, which many homeowners have painted. There is some confusion about the walls of the unit and the walls that are on the back property line. The OP post was about painting on the walls of the home next door, that's not allowed. Inside the back wall that faces the home many have painted and have been featured in the Daily Sun in the Lifestyle section. However, this is being seen less and less since the developer about ten years ago switched from leaving the walls smooth coated and changing to a rough course exterior block to build the walls.
That's true about the home color unless your community filed a petition with signatures from the majority of the homeowners to the ARC. In 2015 my community submitted a petition and now we have the option of keeping the same color or changing to 21 approved colors, and each color has a trim and door color that is required to go with the body color you chose. Since that was passed five years ago, our villas which were 9 years old last spring, I would estimate about 45 of the 88 villa owners have changed colors, I was one, went from pale yellow to green, shown below.
