I understand you have 72 hours to load and clean an RV in your drive!
My question is the legality of parking a Class B that is a van in your driveway?

You have to look at the covanants for you property. Some have restrictions against trucks 2 1/2 ton and larger from being parked in a driveway with some exceptions for commercial trucks doing work at your property.

One look at the grey and black tank drains will classify them as RVs.
Now if you had an stealth class B with the drains hidden with the AC unit then you have a argument that the vehicle is a van and not an RV, if that is your real question.

A class B is not a van it is a van conversion and fully self contained, it is advertised and sold as a Class B motorhome. it is a motorhome just like a Class A or Class C and it has the same restrictions as any other RV, 72 hours in your driveway only and it cannot be hooked up to facilities.

It doesn't matter if the tanks and drains are hidden or not it is still a Class B motorhome, no argument to be had.

In our CYV community I've had a neighbor about 4 homes down had this Siesta Mercedes RV in this driveway for a few months. I guess nobody has complained, I really don't mind how it looks. I guess it depends on the home, the lot, but even with a curved driveway it doesn't look that bad.

In our CYV community I've had a neighbor about 4 homes down had this Siesta Mercedes RV in this driveway for a few months. I guess nobody has complained, I really don't mind how it looks. I guess it depends on the home, the lot, but even with a curved driveway it doesn't look that bad.

You're right, the Class B is smaller and therefore more of an eyesore? The OP even said it was a van.

The OP stated that it is a Class B motorhome he is simply trying to get someone to tell him it's okay to park it in his driveway because it started life as a van. Most Class C units are also made out of vans the difference being that they use just the cab and chassis of the van vs the Class B using the van in it's entirety. The end result is that almost all deed restrictions limit the allowable parking time to 72 hours for these and all other RV's. There are however those elite individuals that feel the restrictions do not apply to them, they are the same ones that allow their dogs run with out leashes and don't bother picking up their dog's poop.

Our lives have changed since Covid Many of us do want to travel on planes or other public transportation in close proximity to people. Hotels! we do not feel comfortable in rooms that have been sterilized or not.
So maybe it is time to rethink the RV in driveway when the unit is clean and modern look. RV sales are at a all time high many people that did not consider owning one now do.
Smaller RV can be used for daily trips to destinations around FL as well as daily shopping and errand.

Why would you want to subject the neighbors to the sight of your RV sitting in the driveway all the time? We have a class B and would not think of doing something like that to our neighbors. Let's show a little class and park cars in the garage where they belong, not cluttering up the neighborhood with RV's, Boats, Trailers, Sheds, or anything else that would destroy the beautiful view we all have. We moved here because we were confident the rules would help protect us from these sorts of things.

The streets are PUBLIC roads! One could argue for just Parkin in the street. Most people would just find off site storage. It’s not that expensive if you don’t need electric and covered storage.

A good friend of ours in CDD 5 had a neighbor who parked his RV in the street. Neighbors after a couple weeks filed a grievance. Since the street belongs to the county they were told the county has jurisdiction. They were told by Sumter county that as long as the RV didn’t block first responders access it was okay for the RV to be parked in the street. Neighbors were not happy. The issue went away a few months later when the guy sold his RV.
I don’t know if there are other instances of this issue or not. Not all CDD deed restrictions are exactly alike but the streets are turned over to the county or city following completion of the village. We sold our RV because we didn’t use it much following retirement. We kept ours under roof in storage when we had one. Deed restrictions help protect our real estate values and a lot of residents moved here because of that. Deed restrictions, however, don’t cover everything. For example, renting your house out on a daily or weekly basis. A lot of residents don’t like a neighborhood situation like that. We can select the house but not our neighbors.

#1 why would you want it in your driveway , your neighbors probably would not appreciate it. The unsightly of it detracts from your property , go rent storage for it as everyone else does.

Find out if they are county streets or village streets. If they are county streets Vehicles are not allowed to be parked overnight especially RVs. They may be parked in the driveway for three days. If they are village streets they may be parked in the street for three days.

Extended parking in the street is a good way to get a "key job" on that full body paint and decals by a neighbor that has had enough of it being parked there. Only an ignorant selfish individual would park an RV on a residential street. The City Of Wildwood has parking restrictions so anywhere south of 44 that is within Wildwood would be a problem for the owner.

I agree. I've seen many neighborhoods lose their beauty when residents begin to park their recreational vehicle and boats in the driveway, instead of the proper storage facilities.

Guess it might depend on what the registration lists as vehicle type. There is no "van" category in the state of Florida.
My deed restrictions prohibit trucks in excess of 3/4 ton, camper, boat, trailer, or aircraft or any vehicle other than a private, non-commercial vehicle....
A small class B might be on a 3/4 ton chassis but I would be willing to bet the registration lists it as a MH - motorhome.

A little research into the "External Deed Restriction Standards" for my district: (I underlined the section on vans)
Trucks and RV/ Parking – No trucks in excess of 3/4 ton size shall be parked, stored or otherwise remain on any lot. The tonnage of a vehicle describes the hauling capacity and not the weight of the vehicle. Example: A Ford F150 is classified as a 1/2 ton vehicle, Ford F250 is a 3/4 ton size vehicle, and a Ford F350 is a 1 ton vehicle. Anything larger than the F250, for example, Dooley or a Fifth-wheel, is considered in excess of 3/4 ton and would not be allowed to remain on the Homesite.
● Due to conservation and recycling of waste, vehicles in the process of being washed may be parked on the grass or lawn for a temporary period while being washed but must be removed immediately following the washing.
• Conversion vans with hook-ups for electric and water on rear or side are considered recreation vehicles.
• RVs, boats, utility trailers and trucks over 3⁄4 ton are prohibited on the Homesite. • Inoperable Vehicles – This term is defined as vehicles incapable of operation,
junk vehicles or vehicles that are not licensed and/or registered or a vehicle with missing tires.
The following exceptions apply:
● Campers, Winnebago’s, and other RVs are allowed on the driveway not to exceed 72 hours (3 days) provided they are not plugged in or inhabited. This allowance is made in an effort to accommodate the packing and unpacking of the RV.
● Service vehicles, for example, Joe’s TV Service, Embarq, Bob’s
Plumbing & A/C Service, etc. are prohibited except for the period of time they are servicing the home or lot.
• Vehicle Repair, under no conditions should vehicles be repaired in the driveway except for minor repairs such as flat tire repair, tire inflation or detailing.

Put the vehicle in storage, there is a reason for the deed restrictions and I personally don’t like to see eyesores of any kind on driveways. That’s the whole reasoning for deed restrictions and why I paid a premium to buy in TV instead of the surrounding neighborhood where an equivalent place is 100 thousand dollars cheaper.

People try to get around the restrictions in all kinds of ways. There was an individual that found he could not have kayaks in his driveway so he put them on the roof of his car and parked the car in the driveway. He got the letter and the Kayaks are no longer visible.

After a lot of research, I have found very confusing info on RV’s in The Villages. It appears that the 72 hours rule for personal property including driveway is very clear, but apparently the streets within The Villages are maintained by the county or city; therefore, out of Villages control. It also appears that the county Police/Sheriff will not Ticket RV’s parked on county or city streets?
????? Has anyone challenged the 72 hour rule and won or lost?
