:icon_wink:Does anyone know when we go to the designing of our house can we buy our own ceiling fans and just have the builder pre-wire for them?

I’ve never built a home here but I’ve bought 5 new ones , I’ve just taken them down and given them to a charity , if there no extra cost might be something to think about . Good luck

I had to pay $900 for the builder to provide and install four ceiling fans. It was worth it for the convenience.

they will pre wire anything, I did a bunch of special wiring, moving/adding switches outlets.
Best to be there the day they doing work to make sure they located where U wanted

I Had seven fans wired with no switches as most fans come with a remote. I purchased fans at HD, Lowes and installed them myself. That was 16 years ago, I would hire someone now. Time marches on.

Consider upgrade hot water heater to recirculating otherwise waste water and long wait.

Goodwill will not accept the fans, but Habitat for Humanity’s store in Leesburg will gladly accept them in good condition.

It's been 18 years but we had the living room ceiling wired for a fan and light fixture combo and capped. Eventually only had a light fixture installed, so unless things have changed, the answer is yes.

New construction is a great opportunity to add options that would be cost prohibitive to add once the house is completed. Over the long run it would save you money and add to the resale.
I would highly recommend a variable speed compressor. It is more efficient and you don't have the hot air blast when the compressor starts up. It is also less wear and tear on the compressor and provides better humidity control. Add on smart vents to really save money.

We are building as well. Why would you not want the builder to install. Is it that you want a different fan or trying to save money?

Yes they will prewire for fans or additional lights you might want or floor outlets in the middle of your living room etc. They will also do extensions on length and width of your home garage etc. Another option many people don't know about is that they will raise the ceilings in bedrooms etc for a very minimal cost really makes the rooms seem much bigger. My friend recently built a new designer home and had the whole back of her house extended an extra two feet which then allowed her to completely change her bathroom and add a beautiful walk-in Roman shower larger master bedroom and closet and Lanai. Extensions or expansions are fairly reasonable cost if added before the home is built. You can also take builders credit for kitchen appliances and then go and pick out your own wherever you want. Correct me if I am wrong but you can make changes during new construction that would not be allowed after it is turned over by the builder. There is not a ARC or deed restrictions to deal with. Obviously there are some limitations but not near as restrictive as they will be down the road.
An example I know first hand is the expansion of the driveway.

When we designed our house we didn't like the selection of the light fixtures offered by The Villages for the dining room, foyer, and over the island in the kitchen. So we had the builder run wires to the electrical boxes in the ceiling where the lights would go. Then after we moved in, we found lights we liked at Lowes and installed them ourselves. There are some locations where the builder is required by code to install lights when they build the house, like over the bathroom vanities.
I suspect that you can specify that the builder not install the fans, but I'm not 100% positive about that.

front sidewalk/driveway eased (rounded corners) no cost
They will do attic stairs (I missed that option) but when you first move in it helps
get 6" deep fridge wall ( it will then protrude less)
Let them upgrade the landscaping anyway you want you will save thousands
and it's done before you move in.
I spent 9 days in design trying to get right
Reg vinyl floors no cost, do what you want later.
Tile 27,000 vinyl plank 18, 000 after market 75% less
Nova Filter system great option (I'm bias)

Did the same the recessed lights at $10 ea they wanted $150 ea
I ordered one switch and one ceiling outlet for each string of lighting now I can dasiy chain them in each area.
I had switch/outlet in Kit island and linked it a second one in the main base cabinets wired in led tow kicks so all go on together very simple install from Brite lits about $200
another outlet & switch in the tray ceilings for more leds
wiring for home theater projector and screen
I made a new electrical plan for most of the house cost was minimal
visited every custom new build I could find to get ideas.
remember if you forget something a change order after U sign off is $500

Don't get the water filter plumbing option it's really not right, Nova don't need it save $$

Things may have changed, but when we bought our first home, they were ready to install the carpet--which we did not want. We asked them to not put the rug in and they said house wouldn't pass inspection without flooring. We also wanted wiring for additional fans, and same thing-wiring without fixtures wouldn't pass. But that was a while ago and things may have changed. Good luck

Thanks for all the advice, it is great info to have. I’m not a big fan of the white fans and that is why I asked the question. I am having lanai and garage stretched.
