Looks like we are stuck with a courtyard villa if we buy. Management should me more customer oriented. We have 2 cats that we need to fence in. looks like you get more for your money with a ranch style home but there are no fences! What's the harm in fencing in your yard with a pretty fence like the
vinyl ones that exist in the villas? Haven't seen any villas with a 2 car garage either. My wife and I are prepared to downsize but would like to have a 2 car garage to put some shelving. Also concerned about the 355 million dollar IRS case against the developer. Who will pay if they lose? The residents?

There are a few with 2 car garages but they are few and far between. As for the fences sorry no way except for the Villas.

Bowie, regarding your cats, fence or no fence, your cats should never be outside alone. We have some fierce predators here such as owls, hawks, feral cats, coyotes as well as poisenous frogs, snakes and gators. So beware.:eek:
There are alternatives such as putting in a large birdcage which gives them the outdoor experience while keeping them safe. Good luck.

There are some ranch homes with fences in Hemingway. Your purchase would probably have to be a resale.
There are CYV's with 2 car garages out there, but not many.
For more info on the bond issue do a search, it has been discussed many times and there are some links to interesting information so you can get a better understanding of what is involved.

Be Happy! There is just the right house for you here in The Villages.
I think that when you come down and look around you will just see the variety of choices.
Most of us with kitties find they love the screened in porch. And I would worry if they were outside. Plus our TWO, Mikey, Harry and Hershey would be over any fence quick as............
a cat can wink his eye.

de laguna and de laguna west all have 2 car garages also we have tile roofs. neither are available any more in the new ones so it seems. dont know why?
If you get a chance, read my post about a hawk chasing a rabbit in my yard. Personally, I wouldn't let my kitties outside unless they're in a caged lanai. This rabbit that was being hunted was fairly large and a cat would be similar in size. Even the open but fenced yard of a courtyard villa might not be safe for your cats.

I don't think I've ever seen a cat that couldn't get over a fence.

If you really need a fence, you might consider a invisible fence, the kind that is burried underground that gives a small shock to the pet through a collar.
There are some courtyard villas, particularily on the corners, that you can build your own separate golf cart garage. That would give you more room inside your garage for shelving and storage.

I'd never thought about the invisible fence for a cat. Anyone have any experience with the invisible fence and cats? That is intriguing. I don't have a cat, but I am curious.

Everyone is right. Keep the cats inside and never let them out. It is a jungle out there. A large lanai should do the trick. We expect it to do so with our cat.

I would be leery of using an electric fence for cats. One concern would be that they would cross the fence and then not be willing to come back. They might also figure out that they could climb a tree and jump over the current.
Also, while you can usually call a dog back inside, that's not necessarily so with a cat. Finally, it's not good to let a cat or a small dog outside alone for reasons previously mentioned, i.e., predators.

I think it is two. I taught preschool for many years. Perhaps it is more. It seems like just the right number to us.:D

You sure have a lot of concerns. I'd look somewhere else other than TV for a place to put up one of those nice vinyl fences for your cats. Good luck with that now.

Your cat/fence/garage questions have been adequately answered. That leaves your IRS questions. And the answer is: the jury is still out. There was an article in today's Daily Sun that mentioned more mistakes in the IRS audit. Who knows the final outcome? No one. Should you be concerned? That is for you to decide. Am I concerned? Maybe a little bit but life still goes on. Would I buy here knowing what I know now? Absolutely.
Aside from CYV's, there are a few houses with 2 car garages and fenced yards off of Nash Loop and Bailey. Probably was an experiment that was d/c'ed. Not very many, maybe 2-3 streets worth.

All owners signed at their closing a statement that they read and understand the rules of TV. No Fences and if someone puts one up and the neighbor turns them in, down it comes. Uniformity is what TV are all about. Keeping a clean looking neighborhood to keep values up. If you have a miss mash of fences it would do nothing but bring the value down and then there is the up keep that probably won't happen after a few years. As for the villas they are a breed all of their own. They are meant for people with pets. There are not to many predetors that can get into the yard. Yours can't get out and only birds can get in. I have not heard of any cats being taking away by an eagle or hawk. Could happen I suppose. Bird cages are a good suggestion as long as your cats don't claw through like mine did a few times to get out. He now lives back up in upstate New York on a hill top out in the middle of no wheres and comes and goes as he pleases. I get to visit him too....;). Hope this helps

and we had cats when we lived in St. Petersburg, FL years ago. We had a really nice Florida room, old style with louver windows. We went to bed one night and heard all this catawalling on the back fence. My husband got the hose and went out there to scare them off, just doused one of the cats with water, and guess who it was? Our beloved Bandit (who looked at my husband like he was nuts), and who had apparently been enticed to come out to play, and went right through the screen! There was a nice big slit in the screens, and I would never have just put him out in our fenced yard -- blink an eye and he would have been over the fence, as he almost proved that night.

County enforced.
Dogs do not roam in The Villages. The cats that are roaming are, for the most part ferral.

Why would you want your cat outdoors? If nothing else, there are fleas. As I've said before, if you don't want rules, don't buy in a community that has them...easy! TV has many small lots, if each one was fenced in it would look terrible! I love the fact that I will be able to look around my neighborhood without looking at fencing. I have two cats right now and their main source of amusement it to be let into the attached garage...they think they are really getting away with something. I would never, ever want them wandering outside.

My indoor only cat loves the garage also. He loves to sit in my car while it's parked in my garage. Last year the garage door was accidently open for about 15 minutes while my cat was in the garage. It was his big chance to hit the road. When I went into the garage and saw the garage door open and my cat laying on the garage floor just chilling, my heart lept into my my mouth. I quickly shut the garage door and said a prayer of thanksgiving to St. Francis, the patron saint of animals who kept my cat from escaping that day...

The original post has been more than answered, but I'm still amazed at the many posts wanting to change TV to meet individual needs. We aren't there yet, but we want the rules to remain as they are and were when we first fell in love with TV 5 years ago.
Asking questions helps us all get better educated, but wanting TV to be more "customer oriented" to permit exceptions to the covenants is something I hope never happens.
There is an old saying, "you can't have your cake and eat it too"!
