Hi soon to Be Neighbors,

Just bought a home in Pennecamp (Camelia Model) on Dellwood Way. We close on 10/29...can't wait. Did the visit a couple of weeks ago and last thing I though before we went up was that I would return having purchased a home. Now all we need to do is sell our condo. I am getting lots of good info off this site and can't wait to close :2excited:

You have made a wise choice. We did exactly what you did. We have never in our lives done something like that. We bought a Camellia too.

It is over two years now and we are so happy with our choice. I hope you enjoy every second in your new home and new town. Hope to meet you soon.

Welcome to our new soon to be neighbors.:wave: We did the same thing you guys did and came down for a visit in April and signed in one day. We also bought a new Camelia on Ashwood Run and it was built in 7 weeks and we closed on it in July. We're part timer's now and try to visit monthly. There's also a web site info@pennecamp.org that just got started with info directly related to our community and neighbors. You'll enjoy checking it out

Hello everyone,
My husband and I are also going to be living in Pennecamp. Right now we have a piece of dirt/sand, and hope to build after our home sells, and hopefully that will be soon-if that "right" person who is somewhere out there will please buy our house. We are going to be in a Begonia I think on Eldridge Loop. Or someother model if it is a while before we get there. We are from Roanoke, VA, and apparently will be living diagonally across from a couple also from Roanoke. We do not know them, but they just moved in. Hope to be there soon. Vicki

We are from Atlantic Beach, New York and are keeping our house up north but plan to come down to TV to escape the snow and colder weather. We are closing on October 1st and plan to spend a week there moving in and getting it all set up. We are planning to come back mid October until just before Thanksgiving. Our street is just on the other side of Pennecamp Dr. from you. Good luck with selling your home. Cathy

My husband is the big sports fan but he has been teaching me. He is also a big Giants fan but will pretty much watch any sport on TV - baseball(of course), basketball, soccer, tennis, golf. I'm the cook!

Hi Sherman931. Have family in Worland WY which we visit often, also have been to Home Depot in Gillette a number of times when we did some work by Devil's Tower and a few other towns. Beautiful country the west.

Howdy to you guys. Looks like Brick, NJ will be losing both of us to The Villages. In fact our next visit is for 10 days in October. We have friends that are 5+ year residents that came from the Shore and they rave about the lifestyle. We're part-timer's for now as we're still working but hope to have that situation changed in a year or two. We bought in Pennecamp and closed in July. Been there three times for visits and love everything about the experience.:coolsmiley:

Yes we too fell in love with it. The only thing I'm not crazy about is the BOND and CDD, I think we'll look for something pre-owned where the bond is small or paid. We will probably be part timers being we want the market to come back some so we can sell our home here at a profit and not just give it away. Maybe we'll cross paths in October down there, we'll be the two with our heads out the windows trying to look at every available home. Jerry

Jerry - I could be wrong, (but I don't think so) but I think I read somewhere that the pre-owned homes are not much cheaper than the new. The reason is, although some or all of the bond has been paid, the owner just adds that into the selling price of the home, unlike the developer.

BUT the preowned homes have already gone through the expense of upgrading anything and everything and have the yard landscaped, etc. If you look at the price of a specific model of a new home vs THAT SAME MODEL of a preowned home and then add in what it would cost for the upgrades and landscaping, you are adding a significant amount. And depending on where you buy the preowned home, you are probably saving on the bond.

Each option has its plus and minuses. There is a lot to consider.

Personally I think a resale on the north side or in a five mile radius of LSL on the south side is a good deal. But that is just me.

I agree with Z. The only way to truly compare is to add the total cost of a new, including the bond and what you plan to spend for initial upgrades and landscaping, with the total cost of a comparable resale that already includes the extras.

Ahhhhh, Wyoming, where men are men and sheep are nervous. Also everytime the wind stopped blowing in Gillette half the population would fall over. I was the director of EMS for Campbell County, stayed for a while but the west, especially Wyoming, was a bit isolated for me and my family. Good luck with your search for a home.

Don't be nervous about the bond. It is just an added expense to the home. For instance. A Camellia is selling for about 230k, just add 20k for the bond so the real price is 250K...new or old. Add more for a big view. The bond is lower on a cottage or Villa, higher on Premiers. Up north it is added in...it isn't here.

And...PTurner and all the rest are right. The older homes are about the same, they have added in the cost of what they have paid on the bond and the improvements...which may or may not be the improvements you like...Maybe you don't like orange walls.

I really feel that you will find the right one and you will be happy. I wish there were some homes on my street for sale because of course my village is the best.

My husband, Mike, and I are also in the "building" process in Pennecamp and you are right -- they build FAST :crap2: It is amazing. In the pictures we get everything always looks so orderly and clean. I have never seen it like this at a building site.

Our neighbor timed the roofing guy putting on the shingles (for fun)-- he said he only took 10 seconds per single -- VERY EFFICIENT! We close on Oct 12 and will be down full time (after Navy football season ends) Nov 24. We hope to meet you both! Are you listed on the Pennecamp.org site?

Welcome, Donna and Mickey,

We had seen the villages about 4 years ago and just bought in August of this year! We had originally bought on Singer Island on the east coast but wanted to live in more of a neighborhood with golf and bike paths. We bought one of the cottages on Delwood Way. We are heading back to TV to close on October 1st and can't wait!! My husband, Tony, is a BIG Yankee fan also and actually wants to put the Yankee emblem on our signpost. I guess we will be easy to find.

We will be back and forth to NY for Thanksgiving and Christmas, but other than that, we are looking forward to enjoying TV and meeting all our neighbors.

Could someone tell me the cost of the bond in Pennecamp and what the monthly payments will be over the 30 years.

Depends on what type (not purchase price) home you buy. For instance, all Designers in the same CDD (Community Development District - usually 3-5 Villages all built around the same time) have the same bond. All Courtyard Villas (regardless of whether 2 bedroom on smallest lot or 3 bedroom corner lot) have the same bond, etc. I am not sure whether patio villas have the same bond as CYV neighborhoods nor am I sure whether or not Cottages (which have replaced ranches, I think) have the same bond as Designers or not.

The bond, as I understand it, is based on the density of the type of neighborhood (i.e., average lot size for that type neighborhood, or in other words, how many homes of that type per acre).

Do a search and you will find a wealth of info. Also, once you get a real estate agent, you can ask specific questions.
