I know the developer does not negotiate price but will they throw in any extras. I was think of items like garage stairs, interior painting, exterior privacy landscaping, etc. Has anyone had any luck getting any extras??

most of the items you listed.................they do not do, so they would sub them out and pay for them, so i would say: nope

Garage stairs is an after market item, I had a handyman install them in my garage with aluminum steps, not wood and 100 sf of plywood flooring in the attic for $300. Landscaping and painting are big aftermarket businesses in TV. Painting I had Investment Painters do the inside the day after closing, they were charging a $1 a square foot, which included taking down all the blinds and masking all the trim. They didn't do inside the closet and they used Sherwin Williams paint. Landscaping I had done 3 times in ten years. First time was removal of all the pine straw and weed mat installed and ten tons of copper rock, $2500. Next time was 2 years later complete redo of the front, all original shrubs removed, retaining wall built, two palm trees, all new shrubs, more rocks, new irrigation individual water system with French Drain, price $4800. Third time was 2019 a refresh with many new shrubs and new rocks price $1900.

The best the builder will do is reduce the price in a neighborhood when they are nearing sellout of that section. When I bought my masonry CYV in 2011, it was reduced $9,000 when they had about ten villas left out of the 80 villas in my section. Then when there was only 4 left they reduced it another $5,000, so I bought the villa sight unseen over the phone when I was still up north. There was not even any photos on the website since it had just been finished. My salesman drove over that night and emailed me photos of the unit.

probably not. However, we didn't like our appliances, and right at closing but before moving in, we were able to swap them out with the appliance contractor.
