Village Community Development Districts (http://www.districtgov.org) Finance Department

Remember: Even if you pay off your bond assessment, there will continue to be an
annual maintenance assessment that pays for the ongoing costs of maintaining the
infrastructure.

Further, it is not a HOA fee but an Amenity Fee.

No. You can go to Sumter County Property Appraiser - Joey Hooten - Bushnell, Florida - 352-569-6800 (http://www.sumterpa.com/) if you have an address you want to check on, you can do a search to pull up the tax bills for that address. The maintenance assessment will be on each bill. :)

Which raises another question, why don't people use the resources available rather than ask questions on here?

Maybe they don't live here yet and are just trying to develop a rough estimate of the cost to live here.

While learning about the expenses of ownership, while considering buying here, and learning how the taxes are charged I was referred to the Sumter County Tax website. Very useful. I learned about it by asking questions on this forum. So, to answer your question I'd say "because they have not yet been taught were to find, and how to access the resources available".
This forum has been a great source of useful information for me.

There is no general range because of the way the assessment is calculated, it varies by neighborhood and CDD.

So? Resources are available to non residents too. Anything of importance should be checked through a reliable source. Not a local blog where everyone has a different opinion

Make sure you are not mixing things up. There are 2 charges added to your annual Taxes. 1 is a Bond Fee (this goes on every property when it is initial sold and reduces each year) that eventually disappears and the other is a CDD Fee that is always going to be their

So basically besides taxes the developer has decided to split the continuing maintenance of the infrastructure, from the amenities like the pools and tennis courts etc etc and clubs. This is why things look a lot cheaper just like why hotels now give you a resort fee as well as a room rate. I am amazed at how many people buy here and then ask questions when this is probably the biggest investment most of these people make

Mostly because no matter how many questions I asked at different times the maintenance fee was never disclosed. Only the bond, amenities, and taxes were ever mentioned. The maintenance fee was the surprise on our first tax bill. That was my experience I can't speak for others.

That was my experience as well. I thought maintenance was part of the amenity fee.

The amenity fee, the bond, and the maintenance fee were all new to me when I moved here. I don't know how I could have anticipated these to ask questions up front. I can't imagine anyone moving from Florida into my old home having the foresight to ask about the road construction fee or the Bay Restoration fee; some things you learn after being in a place for a while.

add up all your village related costs on your FINANCIAL STATEMENTS and compare them to the state you left behind. There are places with higher taxes and, I'm sure, places with lower. If you like it here then the move was worth it; if you're dissatisfied then you'll find something to complain about. I moved here just recently - I'm not complaining.

The post I was responding to argued that buyers should ask about the different fees we have here before they sign a purchase contract. I'm still learning about some of these so I take exception to that. The point I was making was you won't know to ask about some of these fees until you live here a while. In MD there are some fees that Villages people wouldn't even think to ask about. In the Villages there are some fees that us from the Eastern Shore of MD wouldn't think about. It's unfair to criticize newcomers for not understanding The Villages and the various fees sometime prior to day one.
